Project Description IN TIME CHURCH OF GOD - 1025 7th Street and 1020 8th Street Class B Special Use Permit for expansion of a church use for site modi fications to construct an approximately 2,920 square foot building tha t will contain a fellowship hall, classroom space, and offices to be u sed in association with the existing church building. ZBA Case No. 3331 approved March 3, 2016 with the following conditions : 1) Prior to application for a building permit for the church facility expansion: a. The applicant shall obtain final Site Plan approval. b. The landscape plan shall be updated to include landscaping improvem ents for the southern portion the property. Landscaping improvement sh all be incompliance with the City?s ZLDRs. c. The applicant shall unify all property by submitting an application for a Unity of Title through the City?s Engineering and Public Works Department. d. Obtain an easement consent form sign-off from AT&T for site improve ments located within the AT&T easement. Final Site Plan Approved May 9, 2016 with the following conditions: 1. Prior to Building Permit submittal: a) Obtain an easement consent form sign-off from AT&T for site improve ments located within the AT&T easement. b) Submit a Unity of Title application with the Engineering Division o f Public Works Department. The Application for a Unity of Title can be downloaded at http://wpb.org/engineering/forms-and-publications/ 2. At time of Building Permit submittal correct the following items on the Site Plan: a) Depict striping for ADA spaces with lines connected at the bottom [ ZLDR Sec. 94-485]. b) Add striping detail for angled parking. c) Add a detail showing bicycle rack spacing and pad size. There shall be a minimum of 30 inches between racks and a minimum of 24 inches be tween rack and edge of concrete pad. The length of the pad shall be a minimum of 6 feet. d) Dimension the overall building height on building elevations as mea sured from finished grade. e) Provide final survey abstracted for easements. 3. This condition acknowledges the applicant?s desire to store all tra sh receptacles indoors as indicated on the site plan. Should the stora ge of any trash receptacle be moved outdoors, screening in accordance with ZLDR Sec. 94-444(b) will be required and appropriate permits and approvals shall be obtained. 4. An Engineering Development Approval application will be required fr om the Engineering Division of the Public Works Department. The Engine ering Development Approval application forms can be downloaded at http ://wpb.org/engineering/forms-and-publications/. At time of Engineering Permit submittal correct the following items on the Engineering Plan: a) Add swale on west side of the proposed hall building to convey runo ff to proposed retention areas. b) Grading plan will need to be submitted showing depth of the propose d retention areas and how site will drain. c) Consider expanding the east proposed retention area to be ?saw-toot h? by following the shape of the parking stalls instead of being a lon g, linear ?swale?. d) The existing curb cut on Windsor Avenue at the alley entrance must be removed and the sidewalk and curb/gutter constructed to match the r emainder of Windsor Avenue. e) Remove the stabilized turf parking. A non-dusting paved surface was indicated on the site plan in accordance with ZLDR Sec. 94-485(e) and needs to be updated on the Engineering Plans. Vehicular parking on tu rf is not permitted. Additionally, Engineering Plans shall be updated to add curbing and wheel stops to protect landscaping.
