 1.) RESPONSES TO SECTION 94-35(C), SITE DESIGN
 QUALITATIVE DEVELOPMENT STANDARDS ARE MISSING FROM THE
 APPLICATION. PLEASE PROVIDE.
  
 2.) THE LOCATION MAP ON THE SURVEY IS INCORRECT. PLEASE
 ADDRESS FOR CONSISTENCY.
  
  
 MASTER DEVELOPMENT PLAN (SHEET MP-1):
  
 1.) PLEASE MAKE THE FOLLOWING CORRECTIONS TO THE MASTER
 DEVELOPMENT PLAN: A) THE LAND USE AND ZONING TO THE
 WEST IS C AND CPD (NOT CS AND CS). B) THE FOLLOWING
 USES HAVE BEEN "APPROVED" (NOT "PROPOSED"): TRACT #3:
 MOTOR VEHICLE SALES AND SERVICE AND TRACT #4
 SELF-STORAGE FACILITY. C) PLEASE CHANGE THE PROPOSED
 USE FOR TRACT #2 FROM "CAR WASH" TO "CAR WASH
 (SELF-SERVICE)" FOR ACCURACY.
  
 2.) PLEASE MAKE THE FOLLOWING CORRECTIONS TO THE MASTER
 DEVELOPMENT PLAN FOR CONSISTENCY WITH THE AS-BUILTS
 AND/OR THE TPS LETTER: A) TRACT #2: PROPOSED CAR WASH
 (SELF-SERVICE): 3,708 SQUARE FEET (NOT 3,725 SQUARE
 FEET). B) TRACT #3: NEW CAR SALES: 14,683 SQUARE FEET
 (VESTED IN TPS; NOT 14,709 SQUARE FEET). C) TRACT #4:
 SELF-STORAGE FACILITY: 111,502 SQUARE FEET (NOT 115,000
 SQUARE FEET).
  
 3.) PLEASE ADDRESS THE FOLLOWING IN THE LAND USE AND
 ZONING INFORMATION AND NOTES FOR TRACT #2 (CAR WASH
 (SELF-SERVICE): A) BUILDING HEIGHT INFORMATION IS
 INCONSISTENT WITH THE HEIGHT IN THE ARCHITECTURAL
 PLANS. PLEASE ADDRESS FOR CONSISTENCY. B) DATA PROVIDED
 FOR: IMPERVIOUS AREA, OPEN SPACE AND LANDSCAPING SEEMS
 TO BE INCONSISTENT WITH THE DATA PROVIDED IN THE SITE
 PLAN FOR THE CAR WASH. PLEASE CHECK CALCULATIONS AND
 ADDRESS FOR CONSISTENCY. C) NUMBERS PROVIDED FOR:
 IMPERVIOUS AREA, OPEN SPACE AND LANDSCAPING SEEMS TO BE
 INCONSISTENT WITH THE DATA PROVIDED IN THE MASTER PLAN
  
 4.) ADJUST THE FOLLOWING INFORMATION FOR TRACT #3: NEW
 CAR SALES FOR BUILDING AREA: UP TO 14,683 SF-GFA + 26
 SF FOR EQUIPMENT ROOM AND ASSOCIATED PARKING (TO
 CLARIFY THE 14,709 SQUARE FEET BUILDING).
  
 5.) TOTAL BUILDING SIZE FOR TRACT #3 (NEW CAR SALES)
 SHALL ALSO BE CHANGED TO REFLECT THE ABOVE (TO CLARIFY
 THE 14,709 SQUARE FEET BUILDING SIZE AND VESTED
 BUILDING IN THE TPS LETTER).
  
  
 SITE PLAN COMMENTS:
  
 1.) WHEN THE DEL TACO SITE PLAN WAS APPROVED FOR THE
 CPD, AN ADA ACCESS POINT CONNECTING THE SIDEWALK ON
 BELVEDERE ROAD TO THE INTERIOR PEDESTRIAN CONNECTION
 WITHIN THE DEVELOPMENT/RESTAURANT WAS REQUIRED BY THE
 BUILDING DEPARTMENT. THIS IS NO LONGER DEPICTED IN THE
 PROPOSED SITE PLAN FOR THE CAR WASH. THE BUILDING
 OFFICIAL SHALL DETERMINE IF AN ADA CONNECTION IS
 REQUIRED
  
 2.) THE LOCATION MAP PROVIDED ON SHEET A1.0 IS
 INCORRECT. PLEASE CORRECT FOR CONSISTENCY.
  
 3.) PLEASE ADDRESS THE FOLLOWING IN THE PROJECT DATA
 TABULAR: A) THE BUILDING HEIGHT INFORMATION IS
 INACCURATE WITH THE BUILDING HEIGHT PROVIDED IN THE
 ARCHITECTURAL DRAWINGS. PLEASE ADDRESS FOR CONSISTENCY.
  
 4.) WHERE IS THE LOADING ZONE? THE USE REQUIRES ONE 10
 FT. X 25 FT. LOADING ZONE. [ZLDR S.94-485(P)]
  
 5.) PLEASE PROVIDE MORE INFORMATION ON MANUEVERING OF
 LOADING VEHICLES TO AND FROM THE LOADING ZONE. IS THERE
 SUFFICIENT CLEARANCE FOR LOADING VEHICLES?
  
 6.) WHERE DID THE REQUIRED PARKING CALCULATIONS COME
 FROM (I.E. 3 PARKING SPACES PER 1,000 SQ. FT.)? THIS
 SEEMS TO BE INCONSISTENT WITH THE PARKING REQUIREMENTS
 OF THE CITY'S ZLDRS. PLEASE CLARIFY.
  
 7.) PLEASE CLARIFY THE NUMBER OF VACUUM SPACES. THE
 PLAN STATES THERE ARE 12 VACUUM SPACES; STAFF HAS
 COUNTED 13 SPACES.
  
 8.) PROVIDE A STALL STRIPING DETAIL THAT IS CONSISTENT
 WITH THE CONFIGURATION AND DIMENSIONS PROVIDED IN THE
 SITE PLAN. STALL PAINTING DIMENSIONS SHALL ALSO BE
 CONSISTENT WITH THE CITY'S STALL STRIPING STANDARDS.

 9.) THE SITE DATA TABULAR STATES THERE ARE 5 BICYCLE
 PARKING SPACES PROVIDED; HOWEVER, STAFF CAN ONLY DETECT
 ONE RACK (= 2 BICYCLE PARKING) IN THE SITE PLAN. PLEASE
 ADDRESS.
  
 10.) PLEASE RELOCATE THE BICYCLE RACK LOCATED ON THE
 SOUTH SIDE OF THE PROPOSED CAR WASH BUILDING. THE RACK
 IS LOCATED IN THE MIDDLE OF THE PEDESTRIAN WALKWAY,
 WHICH IS NOT ACCEPTABLE.
  
 11.) DETAIL OF THE BICYCLE RACK IS MISSING FROM THE
 PLANS. PLEASE NOTE THAT THE BICYCLE RACK MUST BE
 CONSISTENT WITH THE BICYCLE PARKING DESIGN AND
 STANDARDS OF THE CITY.
  
  
 PHOTOMETRIC PLAN:
  
 1.) ANY SOURCE OF ILLUMINATION LOCATED WITHIN A
 COMMERCIAL PLANNED DEVELOPMENT DISTRICT SHALL NOT
 EXCEED ONE-FOOT CANDLE AT OR BEYOND THE BOUNDARY OF
 SUCH DEVELOPMENT. PLEASE ILLUSTRATE ILLUMINATION
 SPILLOVER AT THE BOUNDARIES OF THE CPD TO DEMONSTRATE
 COMPLIANCE. [ZLDR S.94-207(D)(8)]
  
 2.) PLEASE PROVIDE THE FOLLOWING NOT IN THE PLAN: ALL
 OUTDOOR LIGHTING SHALL BE SHIELDED TO REDUCE GLARE AND
 SHALL BE ARRANGED TO REFLECT LIGHT OR GLARE AWAY FROM
 ALL ADJACENT PUBLIC THROUGHFARES. [ZLDR S.94-309(A)]
  
  
 SIGNAGE COMMENTS:
  
 1.) IT IS NOT CLEAR IF THE PROJECT WALL SIGNAGE WILL
 COMPLY WITH THE SIGN REQUIREMENTS OF ARTICLE XIII OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS). IF
 SO, A NOTE IN THE PLANS MUST CLEARLY STATE SO. PLEASE
 NOTE THAT THE SIGNAGE IN THE ARCHITECTURAL ELEVATIONS
 IS DIFFERENT FROM THE ARCHITECTURAL RENDERINGS, AND
 STAFF HAS CONCERNS THAT THE MAXIMUM ALLOWABLE SIGN AREA
 IN THE ARCHITECTURAL RENDERINGS HAVE BEEN EXCEEDED.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * ANY CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF FIVE
 (5) PAPER COPIES, ONE (1) REDUCED COPY IN 11 INCHES X
 17 INCHES AND AN ELECTRONIC COPY OF ALL PLANS AND
 DOCUMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20 PERCENT OF THE ORIGINAL APPLICATION FEE
