 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. PARTIALLY SATISFIED. DUE TO THE RECONFIGURATION OF
 THE LOT LINES FOR THE PARCEL AND THE CONSTRUCTION OF
 THE NEW BUILDING, ALL NEWLY DRAWN LOT LINES, NEW
 BUILDING AND PARKING AREAS MUST COMPLY WITH CURRENT
 LANDSCAPE REQUIREMENTS. EXISTING PARKING AND BUILDING
 AREAS SHOULD HAVE EXISTING NONCONFORMITIES REDUCED
 WHERE POSSIBLE. STAFF COMMENTS WILL ADDRESS ALL AREAS
 OF THE SITE.
  
 ALL NEWLY CONSTRUCTED BUILDINGS, PARKING AREAS, AND
 NEWLY DRAWN LOT LINES MUST MEET CURRENT CODE
 REQUIREMENTS.
  
 2. PARTIALLY SATISFIED. PER SECTION 94-448 (D)(3), ALL
 NATIVE TREES AND PALMS IN GOOD CONDITION MUST BE
 PRESERVED ON SITE OR RELOCATED. THERE ARE MULTIPLE LIVE
 OAKS, MAHOGANY AND ROYAL PALMS PROPOSED TO BE REMOVED,
 AND THE SITE ELEMENTS AND UTILITIES CAN BE DESIGNED TO
 AVOID REMOVAL OR RELOCATE THEM TO LOCATIONS TO MEET
 LANDSCAPE REQUIREMENTS.
  
 TWO SEPARATE TREE DISPOSITION CHARTS ARE INCLUDED THAT
 ARE NOT CONSISTENT WITH THE COMMENT RESPONSE. THE CHART
 ON SHEET L-01 STILL SHOWS NATIVE TREES LISTED IN GOOD
 CONDITION AS BEING REMOVED, AND THE CHART ON SHEET L-03
 SHOWS ALL TREES TO REMAIN AND TWO TREES RELOCATED.
 PROVIDE A CONSISTENT PLAN TO MEET THE CODE REQUIREMENT.
  
 3. PARTIALLY SATISFIED. PROVIDE AN EXHIBIT SHOWING THE
 PARKING AREA SURFACE CALCULATIONS, PARKING SPACE AREAS
 AND LANDSCAPE AREAS PROVIDED TO DEMONSTRATE COMPLIANCE
 WITH SECTIONS 94-443 (C)(3) AND (4).
  
 NEW PAVED AREAS NEED TO MEET CODE REQUIREMENTS, SEE
 FIGURE XIV-1 LANDSCAPE AREAS FOR PARKING LOTS IN
 SECTION 94-443(C)(3) FOR THE AREAS THAT QUALIFY AS
 INTERIOR LANDSCAPING FOR VEHICULAR USE AREA. REVISE
 AREAS ON SHEET L-02A WITH AREAS DEFINED PER THE FIGURE.
  
 4. SATISFIED. PROVIDE LOCATIONS OF LIGHTING ON THE
 LANDSCAPE PLAN TO AVOID CONFLICTS WITH LANDSCAPING.
  
 5. PARTIALLY SATISFIED. SHOW THE REQUIRED 5 FOOT WIDE
 LANDSCAPE BUFFER ALONG ALL PROPERTY LINES AND PROVIDE
 SEGMENT LENGTH AND CALCULATIONS TO SHOW REQUIRED AND
 PROVIDED BUFFER TREE COUNTS PER SECTION 94-443(B). THE
 CODE ALLOWS FLEXIBILITY THAT THE REQUIRED BUFFER TREES
 CAN BE PLACED WITHIN THE PROPERTY ADJACENT TO THE
 BUFFER, AND SCREENING HEDGES ARE REQUIRED ALONG ANY
 PARKING AREAS.
  
 PROVIDE THE REQUIRED BUFFER LENGTH AND REQUIRED AND
 PROVIDED TREE CALCULATIONS FOR ALL NEWLY DRAWN LOT
 LINES.
  
 6. SATISFIED. PROVIDE ROOT BARRIER LOCATIONS WHERE
 NEEDED TO PROTECT UTILITIES.
  
 7. SATISFIED. BASED ON 68064 SQ FT REQUIRED OPEN SPACE,
 REVISE THE REQUIRED TREE CALCULATIONS TO 46 REQUIRED,
 AND FLOWERING TREES TO 12.
  
 8. SATISFIED. PROVIDE THE FLORIDA FRIENDLY LANDSCAPE
 CHART AND PROVIDE THE REQUIRED 50 POINTS PER SECTION
 94-442(G).
  
 9. PARTIALLY SATISFIED. PER SECTION 94-445 L. PLANT
 SPECIES. A MINIMUM OF 60 PERCENT OF PLANT MATERIAL
 ADDED SHALL BE FLORIDA NATIVE OR DROUGHT TOLERANT
 SPECIES SELECTED FROM THE CITY LIST OR THE LIST OF
 SPECIES IN THE MOST RECENT EDITION OF SOUTH FLORIDA
 WATER MANAGEMENT DISTRICT WATERWISE SOUTH FLORIDA
 LANDSCAPES. SHOW COMPLIANCE BY PROVIDING THE ACTUAL
 PERCENTAGE BASED ON THE PLANT LIST.
  
 PERCENTAGE SHOWN MUST INCLUDE ALL ADDED PLANTS ON THE
 PLANT LIST.
  
 10. SATISFIED. GAS LINE NEEDS TO BE SHIFTED OUT OF THE
 LANDSCAPE ISLAND.
  
 11. SATISFIED. CORRECT NOTES SECTION TO READ WEST PALM
 BEACH INSTEAD OF PALM BEACH COUNTY.
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
