 JUNE 7, 2019
 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. DUE TO THE RECONFIGURATION OF THE LOT LINES FOR THE
 PARCEL AND THE CONSTRUCTION OF THE NEW BUILDING, ALL
 NEWLY DRAWN LOT LINES, NEW BUILDING AND PARKING AREAS
 MUST COMPLY WITH CURRENT LANDSCAPE REQUIREMENTS.
 EXISTING PARKING AND BUILDING AREAS SHOULD HAVE
 EXISTING NONCONFORMITIES REDUCED WHERE POSSIBLE. STAFF
 COMMENTS WILL ADDRESS ALL AREAS OF THE SITE.
  
 2. PER SECTION 94-448 (D)(3), ALL NATIVE TREES AND
 PALMS IN GOOD CONDITION MUST BE PRESERVED ON SITE OR
 RELOCATED. THERE ARE MULTIPLE LIVE OAKS, MAHOGANY AND
 ROYAL PALMS PROPOSED TO BE REMOVED, AND THE SITE
 ELEMENTS AND UTILITIES CAN BE DESIGNED TO AVOID REMOVAL
 OR RELOCATE THEM TO LOCATIONS TO MEET LANDSCAPE
 REQUIREMENTS.
  
 3. PROVIDE AN EXHIBIT SHOWING THE PARKING AREA SURFACE
 CALCULATIONS, PARKING SPACE AREAS AND LANDSCAPE AREAS
 PROVIDED TO DEMONSTRATE COMPLIANCE WITH SECTIONS 94-443
 (C)(3) AND (4).
  
 4. PROVIDE LOCATIONS OF LIGHTING ON THE LANDSCAPE PLAN
 TO AVOID CONFLICTS WITH LANDSCAPING.
  
 5. SHOW THE REQUIRED 5 FOOT WIDE LANDSCAPE BUFFER ALONG
 ALL PROPERTY LINES AND PROVIDE SEGMENT LENGTH AND
 CALCULATIONS TO SHOW REQUIRED AND PROVIDED BUFFER TREE
 COUNTS PER SECTION 94-443(B). THE CODE ALLOWS
 FLEXIBILITY THAT THE REQUIRED BUFFER TREES CAN BE
 PLACED WITHIN THE PROPERTY ADJACENT TO THE BUFFER, AND
 SCREENING HEDGES ARE REQUIRED ALONG ANY PARKING AREAS.
  
 6. PROVIDE ROOT BARRIER LOCATIONS WHERE NEEDED TO
 PROTECT UTILITIES.
  
 7. BASED ON 68064 SQ FT REQUIRED OPEN SPACE, REVISE THE
 REQUIRED TREE CALCULATIONS TO 46 REQUIRED, AND
 FLOWERING TREES TO 12.
  
 8. PROVIDE THE FLORIDA FRIENDLY LANDSCAPE CHART AND
 PROVIDE THE REQUIRED 50 POINTS PER SECTION 94-442(G).
 9. PER SECTION 94-445 L. PLANT SPECIES. A MINIMUM OF 60
 PERCENT OF PLANT MATERIAL ADDED SHALL BE FLORIDA NATIVE
 OR DROUGHT TOLERANT SPECIES SELECTED FROM THE CITY LIST
 OR THE LIST OF SPECIES IN THE MOST RECENT EDITION OF
 SOUTH FLORIDA WATER MANAGEMENT DISTRICT WATERWISE SOUTH
 FLORIDA LANDSCAPES. SHOW COMPLIANCE BY PROVIDING THE
 ACTUAL PERCENTAGE BASED ON THE PLANT LIST.
 10. GAS LINE NEEDS TO BE SHIFTED OUT OF THE LANDSCAPE
 ISLAND.
 11. CORRECT NOTES SECTION TO READ WEST PALM BEACH
 INSTEAD OF PALM BEACH COUNTY.
  
  
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
