 1. THE SITE PLAN WAS REVISED TO PROPOSE 204 HOTEL ROOMS
 AND 143 RESIDENTIAL UNITS, BUT THE TRAFFIC STUDY
 ASSUMES 200 HOTEL ROOMS AND 146 RESIDENTIAL UNITS.
 PLEASE REVISE.
 2. IN THE PROJECT TRAFFIC DISTRIBUTION FIGURE, PLEASE
 VERIFY THE OUTBOUND TRIP PERCENTAGE LABELED 24% ON
 QUADRILLE BOULEVARD BETWEEN THE ALLEY AND FERN STREET.
 IT APPEARS THAT THIS MIGHT BE 28%. ALSO, INDICATE THE
 PERCENTAGE OF TRIPS USING THE ALLEY.
 3. IN THE INTERSECTION VOLUME ANALYSIS SHEET AT
 GARDENIA STREET AND QUADRILLE BOULEVARD, THE NORTHBOUND
 RIGHT-TURN SHOULD HAVE INBOUND TRIPS INSTEAD OF
 OUTBOUND TRIPS. PLEASE VERIFY AND REVISE.
 4. IT APPEARS THAT THE PROJECT TRAFFIC USED IN THE
 INTERSECTION ANALYSIS SHEETS IS BASED ON NEW TRIPS OF
 THE PROPOSED USES INSTEAD OF NET NEW TRIPS (PROPOSED
 USES MINUS EXISTING USES). PLEASE CLARIFY IF THE
 EXISTING USES WERE ACTIVE AT THE TIME OF THE TRAFFIC
 COUNTS. IF SO, NET NEW TRIPS SHOULD BE USED.
  
 SITE PLAN COMMENTS:
 5. THE RESPONSE INDICATED THAT UBER AND LYFT WILL BE ON
 GROUND LEVEL, BUT UBER IS LABELED IN THE THIRD LEVEL
 HOTEL DROP-OFF AREA. PLEASE CLARIFY.
 6. PLEASE CLARIFY HOW THE UNGATED PORTION OF THE
 PARKING GARAGE BE ENFORCED TO ALLOW ONLY VISITOR AND
 EMPLOYEE PARKING.
 7. PROVIDE ADDITIONAL AUTOTURN EXHIBITS IN THE HOTEL
 VALET/DROP-OFF AREA ILLUSTRATING VEHICLES LEAVING THE
 GARAGE AFTER PICKING UP (U-TURN FROM THE EXIT OF THE
 DROP-OFF AREA).
 8. PROVIDE ADDITIONAL AUTOTURN EXHIBITS SHOWING
 PASSENGER CARS ACCESSING (INGRESS AND EGRESS) THE
 GARAGE/BUILDING ENTRANCE ON THE ALLEY.
 9. REPLACE OR RESET THE EXISTING PAVERS AT GARDENIA
 STREET/DIXIE HIGHWAY.
 10. PROVIDE ON-STREET PARKING SPACES ON THE NORTH SIDE
 OF GARDENIA STREET. THESE SPACES WOULD BE METERED BY
 THE CITY. SHADE TREES SHOULD BE PLACED BETWEEN AT MOST
 2 CONSECUTIVE PARKING SPACES. STRAIGHTEN THE CURB ON
 THE NORTH SIDE OF GARDENIA STREET EAST TO DIXIE
 HIGHWAY, AND EXPAND THE CURB EXTENSION ON THE SOUTH
 SIDE FOR PROTECTION TO THE EXISTING PARKING SPACES.
 11. ALL PEDESTRIAN CURB RAMPS SHOULD BE IMPROVED TO
 MEET ADA REQUIREMENTS.
 12. PROVIDE MARKED CROSSWALKS ACROSS THE ALLEY ON
 QUADRILLE BOULEVARD AND DIXIE HIGHWAY, AND ACROSS
 GARDENIA STREET ON QUADRILLE BOULEVARD.
 13. PROVIDE ONE-WAY SIGN FOR EASTBOUND TRAFFIC AT THE
 INTERSECTION OF DIXIE HIGHWAY AND ALLEY.
 14. REDISTRIBUTE OR PROVIDE ADDITIONAL PUBLIC BICYCLE
 PARKING SPACES EVENLY ALONG THE SITE FRONTAGE ON DIXIE
 HIGHWAY, GARDENIA STREET AND QUADRILLE BOULEVARD, AND
 CONSIDER PROVIDING BIKE CORRAL NEAR THE OPEN SPACE FOR
 PUBLIC USE.
