 1.) ABSTRACTED SURVEY REQUIRED. ADDITIONALLY, THE
 SUBMITTED SURVEY DOES NOT ACCURATELY REFLECT ALL
 EXISTING STRUCTURES ON AND ADJACENT TO THE PROPERTY
 (I.E. OVERHEAD LINES, POLES, ETC.).
  
 2.) PROVIDE WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION SERVICES.
  
 3.) PROVIDE LETTERS FROM THE FOLLOWING PUBLIC UTILITIES
 CONFIRMING THAT THE PROPOSED PROJECT DOES NOT ENCROACH
 INTO THEIR EASEMENTS OR OTHERWISE INTERFERE WITH THE
 PROVISIONS OF THEIR SERVICES: FLORIDA POWER & LIGHT
 (FP&L) AND COMCAST.
  
 4.) A COUNTY TRAFFIC PERFORMANCE STANDARDS (TPS) REVIEW
 LETTER STATING THAT THE PROPOSED PROJECT MEETS THE TPS
 OF THE COUNTY SHALL BE REQUIRED AS A PREREQUISITE FOR
 SITE PLAN APPROVAL.
  
 5.) CROSS ACCESS AGREEMENT BETWEEN THE SUBJECT PARCEL
 AND THE PARCEL IMMEDIATELY EAST SHALL BE PROVIDED TO
 STAFF PRIOR TO THE ISSUANCE OF A BUILDING PERMIT.
  
 6.) THE TWO (2) EXISTING POLE SIGNS ON THE SUBJECT
 PROPERTY ARE CONSIDERED LEGAL NONCOMPLYING SIGNS, AND
 SHALL BE REGULATED BY SECTION 94-404 OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS, SHOULD THESE SIGNS BECOME
 OBSOLETE.
  
 7.) ALL PRIVATE DEVELOPMENT PROJECTS, INCLUDING NEW
 CONSTRUCTION, OR THE RENOVATION OR IMPROVEMENT OF AN
 EXISTING BUILDING, WHERE THE TOTAL CONSTRUCTION COSTS
 ARE EQUAL TO OR GREATER THAN $750,000.00 IS SUBJECT TO
 THE ART IN PUBLIC PLACES REQUIREMENTS OF CHAPTER 78,
 ARTICLE V, OF THE CITY?S CODE OF ORDINANCES.
  
 8.) ANY CHANGES TO THE PLANS SHALL BE REFLECTED IN ALL
 PLANS FOR CONSISTENCY.
  
  
 SITE PLAN COMMENTS:
  
 1.) THE PROPOSED CROSS ACCESS WILL ELIMINATE EXISTING
 PARKING ON THE ADJACENT SITE (FLANIGAN'S RESTAURANT).
 HOW MANY SPACES ARE BEING REMOVED TO ACCOMMODATE THE
 CROSS ACCESS? STAFF IS REQUESTING THAT THE APPLICANT
 PROVIDE THE PARKING CALCULATIONS AND NUMBER OF EXISTING
 PARKING SPACES PROVIDED FOR THE ADJACENT FLANIGAN'S
 SITE. IT SHOULD BE NOTED THAT IF THE ADJACENT SITE DOES
 NOT MEET THE CURRENT MINIMUM PARKING REQUIREMENTS OF
 THE ZLDRS, THE APPLICANT WILL NOT BE ABLE TO ELIMINATE
 THE PARKING STALLS AND/OR REQUIRED TO RELOCATE THE
 REMOVED PARKING STALLS ELSEWHERE ON THE ADJACENT
 PROPERTY.
  
 2.) THE MINIMUM DISTANCE SEPARATION BETWEEN THE ACCESS
 POINT ON MALVERNE ROAD AND THE CORNER CLEARANCE TO
 SOUTH DIXIE HIGHWAY IS 50 FT. THE PROPOSED ACCESS POINT
 ON MALVERNE ROAD DOES NOT COMPLY WITH THIS MINIMUM
 DISTANCE SEPARATION (APPROX. 30 FT.). PLEASE ADDRESS.

 3.) THERE SEEMS TO BE AN EXCESS NUMBER OF
 INGRESS/EGRESS POINTS TO THE SITE. STAFF HIGHLY
 RECOMMENDS ELIMINATING AN ACCESS POINT (I.E. MALVERNE
 ROAD) TO THE PROJECT.
  
 4.) SANITATION PICK-UP SHALL BE PROVIDED ON-SITE AND
 NOT ALONG MALVERNE ROAD. PLEASE RELOCATE THE DUMPSTER
 ENCLOSURE TO WITHIN THE ON-SITE PARKING AREA.
  
 5.) LIGHT POLE FIXTURES SHALL BE SETBACK AT LEAST 5 FT.
 FROM THE PROPERTY LINE. PLEASE INCLUDE SETBACK DISTANCE
 IN THE PLAN TO DEMONSTRATE COMPLIANCE. [ZLDR S.94-145]
  
 6.) BICYCLE RACK DETAIL DOES NOT MATCH THE RACK
 PROVIDED IN THE SITE PLAN. PLEASE ADDRESS FOR
 CONSISTENCY.
  
 7.) IDENTIFY THE LOCATION OF THE ANY MECHANICAL
 EQUIPMENT PROPOSED FOR THE PROJECT (I.E. A/C UNIT(S),
 GENERATORS, ETC.). MECHANICAL EQUIPMENT MAY NOT PROJECT
 MORE THAN 4 FT. INTO A SETBACK; ANY ROOFTOP EQUIPMENT
 SHALL BE SCREENED FROM PUBLIC VIEW BY A PARAPET OR

 8.) PARKING AND STRIPING DETAIL MUST MATCH THE SITE
 PLAN. THERE IS NO DETAIL ILLUSTRATING THE PARKING
 STALLS WITH A 2 FT. CURB OVERHANG. ARE WHEEL STOPS
 PROPOSED FOR ANY OF THE PARKING STALLS?
  
 9.) PLEASE MAKE THE FOLLOWING CORRECTIONS TO THE SITE
 DATA TABULAR: PROJECT NUMBER IS ISPR 18-11/Z18050028;
 MAXIMUM BUILDING HEIGHT INFORMATION SHALL MATCH THE
 DIMENSION PROVIDED IN THE ARCHITECTURAL ELEVATIONS.
  
 10.) PLEASE MAKE THE FOLLOWING CORRECTIONS TO THE
 DEVELOPMENT REGULATIONS TABULAR: MINIMUM LOT DIMENSION
 IS 5,000 SQ. FT. (NOT 10,000 SQ. FT.); MINIMUM LOT
 WIDTH IS 50 FT. (NOT 100 FT.).
  
  
 LANDSCAPE PLAN COMMENTS:
  
 1.) ADDITIONAL LANDSCAPE COMMENTS WILL BE PROVIDED BY
 THE CITY'S LANDSCAPE PLANNER.
  
  
 ARCHITECTURAL (FLOOR PLANS AND ELEVATIONS) COMMENTS:
  
 1.) NEW STRUCTURES ALONG SOUTH DIXIE HIGHWAY SHOULD BE
 DESIGNED TO PROMOTE AND ENCOURAGE WALKABILITY ALONG THE
 SOUTH DIXIE CORRIDOR. BUILDING DESIGN ELEMENTS THAT CAN
 BE INCORPORATED TO IMPROVE PEDESTRIAN ACCESSIBILITY,
 INCLUDE: LOCATING STOREFRONTS/CUSTOMER ACCESS ALONG
 DIXIE HIGHWAY AND SOUTHERN BOULEVARD; MAXIMIZING
 BUILDING FRONTAGE ALONG STREET(S), AND BY PROVIDING
 GLAZING/TRANSPARENCY INTO STOREFRONTS. THE LAYOUT
 (FLOOR PLAN AND ELEVATIONS) OF THE PROPOSED BUILDING
 DOES NOT SEEM TO EXHIBIT DESIGN QUALITIES THAT PROMOTE
 PEDESTRIAN-ACTIVITY ALONG THESE STREETS. PLEASE
 ADDRESS.
  
 2.) DIMENSIONS SHALL INCLUDE THE OVERALL HEIGHT OF THE
 PROPOSED BUILDING (INCLUDING THE PARAPET) IN THE
 ELEVATION DRAWINGS.
  
 3.) THE WEST ELEVATION SHOWS AN ARCHITECTURAL
 OVERHANG/PROJECTION FROM THE BUILDING, WHICH IS NOT
 REFLECTED IN THE FLOOR AND SITE PLANS. THE PROJECTION
 SHALL BE REFLECTED IN ALL PLANS FOR CONSISTENCY.
 INCLUDE DIMENSIONS FOR ANY PROJECTION. PLEASE NOTE THAT
 STRUCTURAL OVERHANGS SHALL NOT EXTEND FARTHER THAN 3

 SIGNAGE COMMENTS:
  
 1.) A MAXIMUM OF THREE (3) WALL SIGNS IS PERMITTED FOR
 THE PROPOSED BUILDING. THE ARCHITECTURAL ELEVATIONS
 INDICATE THAT THERE WILL BE A TOTAL OF TEN (10) WALL

 2.) CONSIDER ELIMINATING ONE OR BOTH EXISTING LEGAL
 NON-CONFORMING POLE SIGNS, WHEN ADDRESSING THE SITE
 DESIGN/ARCHITECTURAL ISSUES.
  
  
 LIGHTING PLAN COMMENTS:
  
 1.) ALL OUTDOOR LIGHTING SHALL BE SHIELDED TO REDUCE
 GLARE AND SHALL BE ARRANGED TO REFLECT LIGHT OR GLARE
 AWAY FROM ALL ADJACENT RESIDENTIAL DISTRICTS, ADJACENT
 RESIDENCES, OR PUBLIC THOROUGHFARES. A NOTE SHALL BE

 FIFTEEN (15) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5
 INCHES X 11 INCHES AND ONE (1) SET IN 11 INCHES X 17
 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS.
  
 * PLEASE NOTE THAT CHANGES ON THE RESUBMITTED PLANS MAY
 RESULT IN ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
