 1.) PLEASE ENSURE ALL PLAN PACKETS HAVE A SIGNED AND
 SEALED SURVEY.
  
 2.) DISCUSSION REGARDING THE INTERNAL PEDESTRIAN
 CROSSWALK MUST OCCUR PRIOR TO PLANNING BOARD.
  
  
 MASTER DEVELOPMENT PLAN (SHEET MP-1) COMMENTS:
  
 1.) THE FUTURE PROPOSED HOTEL USE HAS AN FAR OF 0.21,
 WHICH MEANS THAT A MAXIMUM BUILDING POTENTIAL OF 80,836
 SQ. FT. HAS BEEN ESTABLISHED FOR THE USE. THIS MAXIMUM
 BUILDING POTENTIAL SHOULD BE REFERENCED IN THE OVERALL
 DEVELOPMENT SITE DATA TABULAR AND IN THE MASTER
 DEVELOPMENT SITE PLAN.
  
 2.) TRACT #2 IN THE MASTER DEVELOPMENT SITE PLAN SHALL
 REFLECT THE LATEST CHANGES APPROVED BY THE TPS LETTER
 ISSUED ON APRIL 4, 2018, BY THE PALM BEACH COUNTY
 DEPARTMENT OF PUBLIC WORKS AND ENGINEERING - TRAFFIC
 DIVISION. (I.E. BUILDING POTENTIAL OF UP TO 2,420 SQ.
 FT. FOR THE PROPOSED RESTAURANT PARCEL)
  
 3.) THE HEADER WITHIN THE PLAN SHOULD REFERENCE PALMS
 GATEWAY COMMERCIAL PLANNED DEVELOPMENT (NOT EXTRA SPACE
 STORAGE). PLEASE ADDRESS.
  
  
 SITE PLAN COMMENTS:
  
 1.) BICYCLE RACK SHALL BE LOCATED NEAR THE ENTRANCE OF
 THE BUILDING AS PRACTICABLE. [ZLDR S.94-485(Q)]

 2.) THE DETAIL OF THE DUMPSTER ENCLOSURE DOES NOT MEET
 THE MINIMUM DIMENSIONAL STANDARDS OF THE ZLDRS. PLEASE

 3.) WITH REFERENCE TO PPRC RESPONSE #1 (RESUBMITTAL
 DATED 5/25/2018), RAISED LANDSCAPE PLANTERS WILL BE
 PROVIDED ALONG THE OUTDOOR SEATING AREA. PLEASE INCLUDE
 A DETAIL OF THE PROPOSED PLANTERS IN THE PLAN PACKET.
  
 4.) PLEASE PROVIDE DIMENSIONS FOR THE PROPOSED LOADING
 ZONE IN THE SITE PLAN. IT SHOULD BE NOTED THAT THE
 DIMENSIONS PROVIDED IN THE TABULAR DOES NOT MATCH THE
 DIMENSIONS MEASURED IN THE SITE PLAN. PLEASE ADDRESS
 FOR CONSISTENCY.
  
 5.) SHOW THE PROPOSED LIGHT POLE FIXTURES IN THE SITE
 PLAN. PLEASE ENSURE THAT THE LOCATION OF THE POLES ARE
 CONSISTENT WITH THE PHOTOMETRIC PLAN. ALSO, DEMONSTRATE
 THAT THE POLES WILL NOT INTERFERE WITH VEHICULAR
 PARKING/MOVEMENT BY PROVIDING A DETAIL OF THE PARKING
 STALL STRIPING AND THE LOCATION OF THE POLE FIXTURE.
  
 6.) CHECK DIMENSIONS FOR THE HANDICAPPED AND STANDARD
 PARKING STALLS IN THE SITE DATA TABULAR. THERE SEEMS TO
 BE INCORRECT INFORMATION PROVIDED ON THE DIMENSIONS.
  
 7.) WHY IS THERE A GARBAGE CAN AND BENCH DETAIL IN THE
 PLANS ON SHEET D-1? THERE DOES NOT SEEM TO BE ANY
 BENCHES OR GARBAGE CAN PROVIDED ON THE RESTAURANT
 PARCEL.
  
  
 LANDSCAPE (SHEETS L-1 AND L-2) COMMENTS:
  
 1.) THE WALLS OF THE DUMPSTER ENCLOSURE SHALL BE FULLY
 LANDSCAPED WITH SHRUBS AND HEDGES PLANTED AT 2 FT.

 ARCHITECTURAL PLANS (FLOOR PLAN AND ELEVATIONS):
  
 1.) APPLICANT HAD NOTED THAT MECHANICAL EQUIPMENT, SUCH
 AS THE A/C UNIT, WILL BE LOCATED ON THE ROOFTOP OF THE
 PROPOSED RESTAURANT BUILDING; HOWEVER, IT IS NOT CLEAR
 TO HOW THE MECHANICAL EQUIPMENT WILL BE SCREENED FROM
 PUBLIC VIEW. PLEASE DEMONSTRATE HOW THE MECHANICAL
 EQUIPMENT WILL BE SCREENED. AT MINIMUM, THERE SHOULD BE
 A NOTE IN THE PLANS THAT ALL MECHANICAL EQUIPMENT WILL
 BE SCREENED FROM VIEW BY THE BUILDING PARAPET OR WALL.
  
 PHOTOMETRICS:
  
 1.) LOCATION OF LIGHT FIXTURES SHALL BE PROVIDED ON ALL
 PLANS FOR CONSISTENCY AND TO ENSURE THAT THE FIXTURES
 ARE NOT BE IN CONFLICT WITH EXISTING/PROPOSED SITE

 FIFTEEN (15) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5
 INCHES X 11 INCHES AND ONE (1) SET IN 11 INCHES X 17
 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS. PLEASE
 NOTE THAT CHANGES ON THE RESUBMITTED PLANS MAY RESULT
 IN ADDITIONAL COMMENTS.
