 MASTER DEVELOPMENT PLAN (SHEET MP-1) COMMENTS:
  
 1.) CONCURRENCY SUMMARY TABLE SHALL REFLECT THE LATEST
 CHANGES APPROVED BY THE TPS LETTER ISSUED ON APRIL 4,
 2018, BY THE PALM BEACH COUNTY DEPARTMENT OF PUBLIC
 WORKS AND ENGINEERING - TRAFFIC DIVISION. (I.E.
 INFORMATION ON THE RESTAURANT BUILDING SQUARE FOOTAGE,
 NUMBER OF ROOMS FOR THE HOTEL, ETC.)
  
 2.) PARCELS #2 AND #3 (TRACTS #2 AND #3) IN THE MASTER
 DEVELOPMENT PLAN SHALL ALSO REFLECT THE LATEST BUILDING
 SQUARE FOOTAGE/# OF ROOMS APPROVED BY THE TPS LETTER
 ISSUED ON APRIL 4, 2018.
  
 3.) PLEASE ADDRESS THE FOLLOWING INFORMATION IN THE
 CURRENCY SUMMARY TABLE: WHAT IS THE MEANING OF THE
 ASTERISK FOR THE FAST FOOD RESTAURANT IN THE FAR
 CALCULATIONS FOR THE OVERALL SITE?; ELIMINATE THE
 INFORMATION FOR THE WAWA CONVENIENCE STORE IN THE
 FOOTNOTE (*) TO SIMPLIFY/CLARIFY THE INFORMATION
 PROVIDED IN THE TABLE (I.E. WAWA SITE IS ALREADY
 DEVELOPED AND THE NOTE IS NO LONGER RELEVANT; THE HOTEL
 PARCEL IS THE ONLY PARCEL YET TO BE DEVELOPED AND
 SHOULD BE REFERENCED IN THE FOOTNOTE.).
  
 4.) CONSIDER ELIMINATING FOOTNOTES ** FROM THE LAND USE
 AND ZONING INFORMATION TABLES FOR TRACTS #1 AND #4 IN
 ORDER TO SIMPLIFY THE DATA IN THE TABLE. THE WAWA GAS
 STATION AND CONVENIENCE STORE AND EXTRA SPACE STORAGE
 FACILITY PARCELS HAVE ALREADY BEEN APPROVED AND HAVE
 GONE THROUGH NUMEROUS AMENDMENTS.
  
 5.) THERE IS NO REFERENCE FOR THE ** PROVIDED IN THE
 LAND USE AND ZONING INFORMATION FOR TRACT #2. THE **
 REFERENCE SHOULD BE ELIMINATED IF THERE IS NO NOTE.
  
 6.) THE HEADER WITHIN THE PLAN SHOULD REFERENCE DEL
 TACO (NOT EXTRA SPACE STORAGE). PLEASE ADDRESS.
  
  
 SITE PLAN COMMENTS:
  
 1.) PURSUANT TO ZLDR S.94-207, A PLANNED DEVELOPMENT
 (PD) MUST EXHIBIT INNOVATIVE LAND PLANNING AND
 DEVELOPMENT TECHNIQUES. BASED ON STAFF'S REVIEW OF THE
 PROJECT, THE SITE PLAN SEEMS TO LACK THIS INNOVATION
 THAT WOULD CREATE FOR A MORE DESIRABLE AND ATTRACTIVE
 DEVELOPMENT. THE APPLICANT MAY WISH TO ILLUSTRATE THIS
 INNOVATION BY CREATING A PEDESTRIAN CONNECTION FROM
 BELVEDERE ROAD TO THE BUILDING (I.E. A FOOT BRIDGE OVER
 THE DETENTION POND TO THE ENTRANCE OF THE PROPOSED FAST
 FOOD RESTAURANT, ETC.).
  
 2.) OUTDOOR SEATING SHOWN IN THE PLAN. WHAT IS THE
 CUMULATIVE SEAT COUNT (MAX.) FOR THE RESTAURANT (INSIDE
 AND OUTSIDE)? PARKING CALCULATIONS WILL NEED TO BE
 ADJUSTED IF OUTDOOR SEATING IS PROVIDED. ALSO, SHOW THE
 PARKING CALCULATIONS BASED ON THE MAXIMUM NUMBER OF
 SEATS (INDOOR AND OUTDOOR) IN THE PARKING TABLE.
  
 3.) BASED ON THE CURRENT PARKING TABULATION PROVIDED
 FOR THE PROJECT, A MINIMUM OF TWO (2) HANDICAP PARKING
 SPACES ARE REQUIRED. HOWEVER, ONLY ONE (1) HANDICAP
 PARKING HAS BEEN PROVIDED FOR THE PROJECT. PLEASE
 ADDRESS IN THE PLAN. [ZLDR S.94-485(O)]
  
 4.) BICYCLE RACK SHALL BE LOCATED NEAR THE ENTRANCE OF
 THE BUILDING AS PRACTICABLE. [ZLDR S.94-485(Q)]
  
 5.) WILL THERE BE A BARRIER (DECORATIVE) BETWEEN THE
 VEHICULAR USE AREA AND THE OUTDOOR SEATING AREA? IF
 NOT, THE APPLICANT MAY WANT TO PROVIDE A BARRIER FOR
 ADDED SAFETY.
  
 6.) CONSIDER CREATING A TEXTURED SURFACE AT THE
 PEDESTRIAN CROSSWALKS TO ENCOURAGE TRAFFIC CALMING.
  
 7.) PLEASE DIMENSION THE DRIVE AISLES LOCATED NORTH AND
 SOUTH OF THE PROPOSED BUILDING.
  
 8.) PLEASE DIMENSION OUT THE PEDESTRIAN WALKWAY AND
 SIDEWALKS. A MINIMUM OF 5 FT. CLEAR IS REQUIRED.
  
 9.) IDENTIFY THE LOCATION OF ANY MECHANICAL EQUIPMENT
 (I.E. A/C UNITS, GENERATORS, ETC.). MECHANICAL
 EQUIPMENT SHALL NOT PROJECT MORE THAN 4 FT. INTO A
 REQUIRED SETBACK AND SHALL BE SCREEN FROM PUBLIC VIEW.

 BELVEDERE ROAD); PCN IS INCORRECT FOR THE PROJECT SITE;
 THE PROPOSED USE IS A FAST FOOD RESTAURANT W/DRIVE
 THRU; PROPOSED FAR TRACT #2 ONLY AND THE OVERALL SITE
 IS INCONSISTENT WITH THE MASTER DEVELOPMENT PLAN (SHEET
 MP-1). PLEASE CHECK CALCULATIONS AND CORRECT; CORRECT
 THE BUILDING SQUARE FOOTAGE IN THE PARKING REQUIREMENTS
 SECTION OF THE TABLE.
  
 13.) PLEASE CORRECT THE BUFFER WAIVER NOTE TO REFLECT
 THE CURRENT PROJECT (NOT TRACT #4).
  
  
 LANDSCAPE (SHEETS L-1 AND L-2) COMMENTS:
  
 1.) THE WALLS OF THE DUMPSTER ENCLOSURE SHALL BE FULLY
 LANDSCAPED WITH SHRUBS AND HEDGES PLANTED AT 2 FT.
 INTERVALS. [ZLDR S.94-315]
  
 2.) PLEASE DIMENSION OUT ALL TERMINAL LANDSCAPE
 ISLANDS. PER THE ZLDRS, LANDSCAPE ISLANDS SHALL HAVE A
 MINIMUM WIDTH OF 8 FT. [ZLDR S.94-443(C)(3)]
  
 3.) SHOW ALL LANDSCAPE BUFFERS THAT HAD PREVIOUSLY BEEN
 APPROVED FOR THE CPD. THIS INFORMATION IS MISSING FROM
 THE CURRENT SUBMITTAL.
  
 4.) ADDITIONAL COMMENTS TO BE PROVIDED BY THE CITY'S
 LANDSCAPE PLANNER.
  
  
 ARCHITECTURAL PLANS (FLOOR PLAN AND ELEVATIONS):

 CLEAR AND DIFFICULT TO READ. PLEASE PROVIDE PLANS THAT
 ARE CLEARLY LEGIBLE.
  
 2.) ELEVATIONS DO NOT MATCH THE ORIENTATION OF THE
 BUILDING PROVIDED IN THE SITE PLAN (SHEET C-5). PLEASE
 CORRECT.
  
 3.) ELEVATIONS SHOW AWNINGS ATTACHED TO THE BUILDING.
 AWNINGS SHALL NOT PROJECT MORE THAN 4 FT. INTO ANY
 SETBACK. PLEASE DIMENSION THE PROJECTION OF THE AWNING
 FROM THE BUILDING TO ILLUSTRATE COMPLIANCE. [ZLDR

 4.) ALL ARCHITECTURAL PLANS SHALL BE SIGNED, DATED AND

 INCHES X 11 INCHES AND ONE (1) SET IN 11 INCHES X 17
 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS. PLEASE
 NOTE THAT CHANGES ON THE RESUBMITTED PLANS MAY RESULT
 IN ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
