 PLANS. PLEASE NOTE THAT CHANGES ON THE RESUBMITTED
 PLANS OR THE SUBMITTAL OF INFORMATION/PLANS TO ADDRESS
 THE COMMENTS MAY RESULT IN ADDITIONAL COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY JULY 14, 2014),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THE PARKING LOT IS ADDING MORE THAN 25% TO THE
 CURRENTLY APPROVED DEVELOPMENT; THEREFORE, THE
 APPLICATION ALSO REQUIRES A FORMAL SITE PLAN REVIEW, AS
 IT DOES NOT MEET THE SITE PLAN EXEMPTION PROVIDED BY
 SECTION 94-35(B)(10). THIS HAD BEEN EXPRESSED IN THE
 E-MAIL DATED JANUARY 8, 2014. PLEASE PROVIDE THE
 APPLICATION TO THE PLANNING DIVISION.
  
 2) SINCE PARKING LOTS AS PRINCIPAL, ACCESSORY OR
 OFF-SITE USES ARE NOT PERMITTED WITHIN THE PREMIER PARK
 OF COMMERCE CPD, A UNITY OF TITLE WILL BE REQUIRED TO
 JOIN THIS PARCEL WITH THE BUILDING #3 PARCEL.
  
 3) PROVIDE A PARKING DATA TABLE.
  
 4) THE ADDITION OF 101 PARKING SPACES TO THE EXISTING
 228 PARKING SPACES ON THE BUILDING #3 PARCEL (329
 TOTAL) WILL REQUIRE THE PROVISION OF ONE ADDITIONAL ADA
 PARKING SPACE.
  
 5) THE LANDSCAPE PLANS SHOW TRAILER PARKING ON AN AREA
 CALLED OUT AS SOD.
  
 A. THE CITY DOES NOT PERMIT PARKING ON GRASS. THE
 SODDED AREA SHALL BE SURROUNDED BY A PHYSICAL BARRIER
 TO PREVENT PARKING.
 B. THE PREMIER PARK OF COMMERCE WAS SPECIFICALLY
 DESIGNED TO SCREEN ALL THE TRUCK PARKING/LOADING AREAS
 FROM VIEW OF 45TH STREET THROUGH THE USE OF THE
 BUILDINGS OR SCREEN WALLS. TRUCKS ARE NOT PERMITTED TO
 PARK WITHIN VIEW OF 45TH STREET.
 C. IF THE "SOD AREA" IS INTENDED FOR PARKING, THAN IT
 SHALL BE PAVED.
  
 5) PROVIDE THE DIMENSIONS FOR ALL PARKING AREAS, TO
 INCLUDE PARKING SPACE WIDTH AND DEPTH, PARKING AISLE
 WIDTH, AND THE LENGTH OF EACH PARKING ROW. PROVIDE A
 PARKING SPACE DETAIL - BOTH REGULAR AND COMPACT. THE
 PROVIDED DETAIL DOES NOT MATCH THE PLANS.
  
 6) THE INTERIOR AND TERMINAL PARKING ISLANDS SHALL BE A
 MINIMUM OF FIVE (5) FEET WIDE WHEN MEASURED FROM THE
 INSIDE OF THE CURBS. PROVIDE THIS DIMENSION ON THE
 PLANS.
  
 7) PROVIDE ALL OF THE LANDSCAPE COMPLIANCE INFORMATION
 REQUIRED BY THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 8) THE APPROVED LANDSCAPE PLAN FOR THIS PARCEL HAS THE
 PERIMETER OAK TREES AND HEDGE INSTALLED ON THE EXTERIOR
 OF THE WALL. THE PROPOSED LANDSCAPE PLAN SHALL FOLLOW
 THIS DESIGN.
  
 9) PROVIDE A RECENT SURVEY, ABSTRACTED TO SHOW ANY
 EASEMENTS.
  
 10) WHY IS SO MUCH PARKING REQUIRED?
  
 11) PLEASE NOTE THAT BUILDING #3 HAS A NUMBER OF
 EXPIRED PERMITS THAT SHALL BE RECTIFIED.
