 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS MAY RESULT IN ADDITIONAL COMMENTS.
  
 - THE PPRC COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING AND ZONING DEPARTMENT BY 5 PM
 ON FRIDAY, AUGUST 19, 2011, TO BE ELIGIBLE FOR
 SCHEDULING FOR THE SEPTEMBER 20, 2011 PLANNING BOARD
 MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING AND ZONING
 DEPARTMENT HAS NOT RECEIVED A RESPONSE TO THE PPRC
 COMMENTS WITHIN 60 DAYS FROM THE DATE OF THE PPRC
 MEETING (OCTOBER 10, 2011), THE CASE SHALL BE
 CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE
 A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($600).
  
 1) THE PROVIDED TRAFFIC STUDIES EVALUATE THE TRAFFIC
 IMPACTS FOR TWO 4.0 ACRE PARCELS. ACCORDING TO THE SITE
 PLANS INCLUDED IN THE FUTURE LAND USE AMENDMENT AND
 REZONING APPLICATIONS, THE CORRECT ACREAGE FOR THE
 NORTH PARCEL IS 4.68 ACRES AND 4.76 FOR THE SOUTH
 PARCEL. THE TRAFFIC STUDIES SHOULD BE REVISED TO
 REFLECT THE TRAFFIC IMPACTS FOR THE CORRECT ACREAGES.
  
 2) THE MAXIMUM DEVELOPMENT POTENTIAL FOR THE EXISTING
 COMMUNITY SERVICE (CS) FUTURE LAND USE DESIGNATION IS
 1.0 FAR, THE TRAFFIC STUDIES WERE DONE FOR A MAXIMUM
 FAR OF 0.6 FOR CS. IN ADDITION, THE TRAFFIC STUDY USED
 THE HOSPITAL TRIP GENERATION RATE. PLEASE BE ADVISED
 THAT THE MOST TRAFFIC INTENSIVE USE PERMITTED UNDER THE
 CS DESIGNATION IS MEDICAL OFFICE. THE TRAFFIC STUDIES
 SHOULD BE REVISED TO ADDRESS THESE ISSUES.
  
 3) THE MAXIMUM DEVELOPMENT POTENTIAL FOR THE PROPOSED
 COMMERCIAL FUTURE LAND USE DESIGNATION IS 0.75 FAR, NOT
 0.6 AS SHOWN IN THE TRAFFIC STUDIES.
  
 4) TABLE 3 OF BOTH TRAFFIC STUDIES (YEAR 2005 ANALYSIS)
 SHOWS THE INCORRECT PROJECT TRAFFIC VOLUMES ON EACH OF
 THE AFFECTED ROADWAY SEGMENTS. THE TABLES NEED TO BE
 CORRECTED TO REFLECT THE ACCURATE PROJECT TRAFFIC
 CONSISTENT WITH THE PROJECT TRAFFIC INFORMATION ON
 TABLES 1 AND 2.
  
 5) NO LEVEL OF SERVICE ANALYSIS FOR THE PROPOSED FUTURE
 LAND USE AMENDMENT WAS PROVIDED.
  
 6) THE SUBMITTAL DOES NOT INCLUDE THE LEGAL
 DESCRIPTIONS AND SKETCHES OF THE COMMERCIAL OUT
 PARCELS. PLEASE PROVIDE THE LEGAL DESCRIPTIONS IN WORD
 FORMAT AND THE SKETCH AS A .PNG.
