 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. THE TRAFFIC IMPACT STATEMENT PROVIDED, DATED MAY 12,
 2010, DOES NOT ACCURATELY REFLECT THE PROPOSED
 DEVELOPMENT. THE STATEMENT INDICATES DIFFERENT
 INGRESS/EGRESS POINTS, DIFFERENT SQUARE FOOTAGES, ETC.
  
 2. THE DRAINAGE STATEMENT, DATED MAY 14, 2010, DOES NOT
 ACCURATELY REFLECT THE PROPOSED DEVELOPMENT.
  
 3. THE PALM BEACH COUNTY TRAFFIC CONCURRENCY LETTER,
 DATED MAY 17, 2010, DOES NOT ACCURATELY REFLECT THE
 PROPOSED DEVELOPMENT.
  
 4. THE FOLLOWING PUBLIC UTILITY LETTERS NEED TO BE
 UPDATED AND/OR PROVIDED:
  
 A. CITY OF WEST PALM BEACH ENGINEERING SERVICES
 DEPARTMENT
  
 B. FLORIDA PUBLIC UTILITIES
  
 5. THE LOT AREA SHOWN ON THE SITE DATE TABLE (SHEET
 SP-1) SHALL BE MODIFIED TO ACCURATELY REFLECT THAT
 WHICH IS SHOWN ON THE SURVEY. BE SURE TO ADJUST ALL
 OTHER CALCULATIONS ACCORDINGLY.
  
 6. THE GATES FOR THE DUMPSTER ENCLOSURE SHALL NOT BE
 CHAIN-LINK WITH A FABRIC SCREENING; THEY SHALL BE A
 PERMANENT, SOLID OPAQUE GATE.
  
 7. CONSIDER REMOVING THE WHEEL STOPS AND ADDING
 CURBING, PROVIDING FOR 16 FEET OF ASPHALT PARKING
 SPACE, WITH 2 FEET OF VEHICLE OVERHANG IN THE FORM OF
 SOD, GROUNDCOVER, ETC. THIS INCREASES THE AMOUNT OF
 PERVIOUS SURFACE AND SIZE OF PLANTING AREA FOR TREES.
  
 8. ???NO PARKING ??? LOADING ZONE??? SIGNS WILL NEED TO
 BE INSTALLED UNDERNEATH THE COVERED DROP-OFF AREA.
  
 9. THE SITE PLAN (SHEET SP-1) LABELS THE LOCATIONS FOR
 THE LIGHT POLES, BUT NO LIGHT POLES ARE SHOWN.
  
 10. PURSUANT TO SECTION 94-408(E)(2)(D) OF THE CITY???S
 ZONING AND LAND DEVELOPMENT REGULATIONS, THERE SHALL BE
 A MAXIMUM OF ONE (1) FREESTANDING SIGN ON THE PROPERTY.
 ACCORDING TO THE LANDSCAPE PLAN, A FREESTANDING SIGN IS
 SHOWN ALONG NORTH FLORIDA MANGO ROAD, WHILE AN
 ADDITIONAL SIGN IS SHOWN ON THE BACKSIDE OF THE
 DUMPSTER ENCLOSURE.
  
 11. PURSUANT TO SECTION 94-408(E)(2)(E)(2) OF THE
 CITY???S ZONING AND LAND DEVELOPMENT REGULATIONS,
 FREESTANDING SIGNS SHALL BE SET BACK A MINIMUM OF FIVE
 (5) FEET FROM THE PUBLIC RIGHT-OF-WAY.
  
 12. ACCORDING TO THE SURVEY, THERE IS A 10 FOOT
 DRAINAGE EASEMENT THAT RUNS INSIDE OF THE NORTH AND
 EAST PROPERTY LINES. THIS EASEMENT WILL NEED TO BE
 ABANDONED, AS LANDSCAPING, FENCING, A/C PADS, ETC. ARE
 BEING PROPOSED.
  
 13. PLEASE NOTE THAT PER SECTION 94-481(C) OF THE
 CITY???S ZONING AND LAND DEVELOPMENT REGULATIONS, A
 CERTIFICATE OF OCCUPANCY WILL NOT BE ISSUED FOR THE NEW
 BUILDING UNTIL THE OLD BUILDING HAS BEEN DEMOLISHED AND
 REMAINING SITE IMPROVEMENTS (I.E. PARKING, LANDSCAPING,
 ETC.) HAVE BEEN INSTALLED ACCORDING TO THE APPROVED
 PLANS. WHILE THE EXISTING BUILDING MAY BE UTILIZED
 DURING CONSTRUCTION OF THE NEW BUILDING, IT APPEARS
 THAT THERE MAY BE A PERIOD OF TIME WHEN THE OLD
 BUILDING WILL BE DEMOLISHED, AND NEW BUILDING WILL NOT
 BE ABLE TO BE OCCUPIED.
  
 14. PLEASE CLARIFY THAT AREA ON THE LANDSCAPE PLAN
 LABELED AS ???GRAVEL PATH SERVICE AREA ACCESS???. WHAT
 ARE THE BOUNDARIES OR LIMITS OF THIS PATH? THERE DOES
 NOT APPEAR TO BE ANY DIFFERENTIATION BETWEEN SUCH AREA
 AND OTHER AREAS TO BE SODDED.
  
 15. PLEASE PROVIDE ADDITIONAL INFORMATION PERTAINING TO
 THE PROPOSED A/C UNITS. WHAT IS THE SIZE, HEIGHT, ETC.?
 A LOW ???KNEE-WALL??? SHALL BE PROVIDED TO SCREEN SUCH
 MECHANICAL EQUIPMENT FROM THE PUBLIC RIGHT-OF-WAY.

 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
