 PLAN REVIEW RESULTS: DENIED.
  
 1) FAIR HOUSING ACT COMPLIANCE: 801 SOUTH OLIVE AVE
 UNITS CONDOMINIUMS ARE SUBJECT TO COMPLIANCE WITH FAIR
 HOUSING ACCESSIBILITY GUIDELINES WHICH CAME INTO EFFECT
 FOR MULTIFAMILY HOUSING BUILT FOR FIRST OCCUPANCY AFTER
 MARCH 13, 1991. THE SUBMITTED PLAN SHOWING A BATHTUB
 AND SHOWER TO ONLY SHOWER MUST BE MODIFIED IN
 ACCORDANCE WITH COMMENTS #2 & #3 BELOW. PLEASE NOTE: AS
 AN ALTERNATIVE TO MEETING THE GUIDELINES FOR THE BATH
 ALTERATIONS, THE OWNER AND DESIGNER OF RECORD FOR THE
 PROPOSED PROJECT MAY PROVIDE A SIGNED AND NOTARIZED
 AFFIDAVIT WHICH WOULD INDICATE ACKNOWLEDGEMENT THAT THE
 PROPOSED DESIGN DOES NOT MEET THE REQUIREMENTS OF THE
 FAIR HOUSING ACCESSIBILITY GUIDELINES, BUT WILL ALSO
 REQUIRE THE OWNER TO AGREE TO REVERT THE UNIT BACK TO
 COMPLIANCE AT TIME OF SALE IF REQUESTED BY THE BUYER.
 IF THIS OPTION IS CHOSEN, PLEASE SEND AN EMAIL TO
 [email protected] AND I WILL SEND A COPY OF THE FAIR
 HOUSING AFFIDAVIT. ONE OF THE BATHROOM MUST MEET FAH
 GUIDELINE.
  
 2) REFER TO PAGES 7.56- 7.59 OF THE FHDA MANUAL AND
 PROVIDE A DRAWING FOR THE BATHROOM THAT SHOWS THE
 DIMENSIONS OF THE SHOWER AND THE REQUIRED 30X48-INCH
 CLEAR FLOOR SPACE DIAGRAM POSITIONED PARALLEL TO THE
 SHOWER AND FLUSH WITH THE CONTROL WALL. PLEASE NOTE IF
 THE SHOWER IS THE ONLY BATHING FIXTURE IN THE CONDO IT
 SHALL BE MINIMUM 36X36-INCHES IN SIZE. IT IS ALSO
 REQUIRED THAT NO OTHER FIXTURES SHALL OBSTRUCT THE
 CLEAR FLOOR SPACE REQUIRED FOR THE SHOWER WITH THE
 EXCEPTION OF A LAVATORY WHICH MAY OVERLAP BY 6-INCHES.
 THE LAVATORY SHALL BE A WALL HUNG WITH KNEE AND TOE
 CLEARANCES OR HAVE A REMOVABLE CABINET. SHOW FIXTURES
 LOCATIONS AT PROPOSED NEW SHOWER. SHOWER ENTRANCE MAY
 NEED TO BE ADJUSTED TO MEET FHDA GUIDELINE.
  
 3) PROVIDE AN ELEVATION DETAIL FOR THE SHOWER THAT
 SHOWS THE LOCATIONS OF REQUIRED GRAB BAR REINFORCEMENTS
 IN ACCORDANCE WITH PAGE 6.13.
  
 4) CLARIFY IF THE EXISTING TUB DRAIN WILL BE RE-USED OR
 IF A NEW DRAIN WILL BE INSTALLED IN THE CENTER OF THE
 SHOWER. PLEASE NOTE THE FOLLOWING FOR NEW DRAIN
 INSTALLATIONS:
 RELOCATING THE SHOWER DRAIN OUTLET MAY REQUIRE THE
 FLOOR TO BE X-RAYED TO IN ORDER TO LOCATE REINFORCING
 STEEL OR POST STRESSED FLOOR TENDONS. PLEASE PLACE A
 NOTE ON THE PLANS TO VERIFY COMPLIANCE WILL BE MET-
 SECTION 107.2.1 WPB.
 NEW DRAINPIPE PENETRATIONS OF THE EXISTING SLAB WILL
 REQUIRE FIRESTOPPING TO SEAL THE ANNULAR SPACE AROUND
 THE PIPING. PROVIDE A UL TESTED AND APPROVED
 FIRESTOPPING ASSEMBLY DETAIL ON THE PLAN- SECTION 315.1
 FBC P AND SECTION 714.4.1.2 FBC B.
  
  
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
