2023-03-10 16:14:52A MINOR AMENDMENT NEEDS TO BE SUBMITTED FOR APPROVAL
 PRIOR REVIEWING THE BUILDING PERMIT. AS STATED ON THE
 FSPR NO. 22-01 (Z22020019) APPROVAL LETTER, THE
 FOLLOWING ITEMS SHALL BE ADDRESSED DURING THE BUILDING
 PERMIT PROCESS:
  
 1. FINAL ACQUISITION OF THE 500 CLEMATIS STREET
 PROPERTY FROM THE CITY OF WEST PALM BEACH.
  
 2. THE PROPERTY SHALL BE RE-PLATTED.
  
 3. THE DEVELOPER SHALL BE RESPONSIBLE FOR ANY
 INFRASTRUCTURE IMPROVEMENTS REQUIRED TO SERVE THE
 PROJECT.
  
 4. ALL STREETLIGHTS, TREE GRATES, BOLLARDS, PAVERS OR
 ANY OTHER STREETSCAPE ELEMENTS INSTALLED WITHIN THE
 CITY???S ROW BY THE PROJECT SHALL COMPLY WITH CITY???S
 STANDARDS AND SHALL BE APPROVED BY THE PLANNING
 DIVISION AND THE ENGINEERING SERVICES DEPARTMENT DURING
 THE BUILDING PERMIT PROCESS. ANY FEES ASSOCIATED WITH
 THE REMOVAL OF EXISTING STREETLIGHTS SHALL BE A COST TO
 THE DEVELOPER.
  
 5. THE PROJECT IS REQUIRED TO COMPLY WITH THE ARTLIFE
 ORDINANCE, AND A PROPOSED LOCATION FOR THE ART ELEMENT
 SHALL BE INDICATED IN THE SITE PLAN.
  
 6. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES, LANDSCAPING, IRRIGATION, LIGHTING AND
 HARDSCAPING WITHIN THE RIGHT OF WAY APPROVED WITH THIS
 PETITION.
  
 7. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION. THE TREES AND
 PALMS ON SITE WILL BE REEVALUATED AT THE TIME OF
 PERMITTING TO DETERMINE THEIR CONDITION AND ANY
 MITIGATION DUE WILL BE CALCULATED.
  
 8. THE APPLICANT SHALL PROVIDE IRRIGATION FOR THE
 ADJACENT QUADRILLE PLAZA DRIVE FROM THE PROJECT SITE.
 EXISTING IRRIGATION IS TO BE MODIFIED TO REMOVE THIS
 AREA FROM THE SYSTEM. THE APPLICANT WILL BE RESPONSIBLE
 FOR RELOCATING THE WATER METER AND BACKFLOW FROM THE
 SITE TO A LOCATION SPECIFIED BY THE CITY TO SERVICE THE
 REMAINING AREAS ON THE EAST SIDE OF THE ROAD. WATERING
 OF THE EXISTING STREET TREES SHALL BE MAINTAINED AT ALL
 TIMES DURING CONSTRUCTION.
  
 9. FOR BUILDING PERMIT, THE SHEET L3.0 RENDERING SHALL
 BE REVISED TO MATCH THE LANDSCAPE PLAN.
  
 10. FOR BUILDING PERMIT SUBMITTAL, SHEETS L2.1 AND L2.2
 SHALL BE REVISED TO SHOW THE SQUARE FOOTAGE AND
 PERCENTAGE OF THE DESIGNATED TERRACE AREA THAT IS
 VEGETATED AREA TO MEET THE 20% 3 VEGETATED AREA. THE
 TOTAL PRIVATE OPEN SPACE SQUARE FOOTAGE REQUIRED, AND
 THE TOTAL PROVIDED SHALL BE SHOWN ON THE PLAN.
  
 11. A MINIMUM OF 18 INCHES OF HORIZONTAL CLEARANCE
 SHALL BE PROVIDED BETWEEN THE BACKFLOW ASSEMBLIES AND
 ANY BUSHES.
  
 13. ENGINEERING PERMIT SHALL BE OBTAINED BEFORE
 SUBMITTAL FOR BUILDING PERMIT. THE FOLLOWING ITEMS
 SHALL BE ADDRESSED DURING THE ENGINEERING PERMIT:
 A. THE WEST SIDE OF THE DRIVEWAY TO THE ALLEY DOES NOT
 APPEAR TO LINE UP WITH THE WALL OPENING.
 B. PROVIDE INFORMATION (RIM, INVERTS, BOTTOM
 ELEVATIONS) OF THE EXISTING CATCH BASIN THAT THE
 STORMWATER PIPE WILL CONNECT TO.
 C. SHOW AND PROVIDE INFORMATION (TYPE, SIZE, MATERIAL,
 ELEVATION) OF DRY UTILITIES IN THE ROW.
  
 14. SIDEWALK SURFACES AND DRIVEWAYS WITHIN 10 FEET OF
 THE BUILDING FOUNDATION SHALL HAVE A MINIMUM OF 2%
 CROSS SLOPE DIRECTED AWAY FROM THE BUILDING. STORM
 WATER RUNOFF FROM THE SIDEWALK AND DRIVEWAY SHALL BE
 DIRECTED TO FLOW TO THE PROPERTY???S DRAINAGE SYSTEM OR
 TO THE STREET IF APPROVED BY THE CITY???S PUBLIC
 UTILITIES DIRECTOR OR DESIGNEE.
  
 15. PROJECT SHALL INCREASE THE TOTAL NUMBER OF BIKE
 PARKING PROVIDED WITHIN THE PROJECT FROM 8 SPACES TO A
 MINIMUM OF 34 BIKE PARKING SPACES TO COMPLY WITH THE
 BIKE PARKING PROVISIONS FOR MICRO UNITS AND REGULAR
 UNITS (32 SPACES FOR MICROUNITS AND 2 FOR REGULAR
 UNITS).
  
 16. PRIOR TO THE ISSUANCE OF THE FIRST BUILDING PERMIT,
 THE APPLICANT SHALL PREPARE A CONSTRUCTION SITE
 SECURITY AND MANAGEMENT PLAN FOR APPROVAL BY THE CITY
 OF WEST PALM BEACH POLICE DEPARTMENT CPTED OFFICIAL.
  
 17. IN CASE OF PROPOSING ADDITION OF ANY NEW CAN(S) IN
 THE CITY`S RIGHT-OF-WAY , THE LOCATION AND QUANTITY OF
 THE CAN(S) SHALL BE REVIEWED AND APPROVED BY PUBLIC
 WORKS DEPARTMENT AND THE CAN(S) SHALL BE TYPE, SIZE AND
 COLOR APPROVED BY PUBLIC WORKS DEPARTMENT. THE BUILDING
 MAINTENANCE IS RESPONSIBLE TO MAINTAIN AND SERVICE THE
 CAN(S).
  
 18. ALL THE PARKING STALL PAINTING SHALL COMPLY WITH
 THE CITY`S MUNICIPAL CODE SECTION 94-485 AND FLORIDA
 STATUES [553.5041 F.S.].
  
 19. SIGNAGE PLAN. ALL STRIPING AND SIGNAGE SHALL COMPLY
 WITH THE LATEST CITY OF WEST PALM BEACH STANDARD
 DETAILS AND MEET THE M.U.T.C.D. LATEST EDITION.
  
 20. ALL PAVEMENT MARKING, SIGNING AND SIDEWALK DAMAGED
 DURING CONSTRUCTION SHALL BE RESTORED. 4
  
 THE FOLLOWING ITEMS SHALL BE ADDRESSED PRIOR TO
 ISSUANCE OF FINAL CO:
 21. PAVEMENT SHALL BE RESURFACED IN ACCORDANCE WITH
 CITY STANDARDS TO ANY AREA WHERE PAVEMENT MARKINGS ARE
 REMOVED, OR PAVEMENT HAS BEEN DAMAGED DURING
 CONSTRUCTION.
  
 22. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF ANY HARDSCAPE,
 LANDSCAPING AND IRRIGATION, AND ANY OTHER DECORATIVE
 ELEMENT INSTALLED WITHIN THE RIGHT OF WAY BY THIS
 PROJECT. APPROVAL OF A MAINTENANCE AGREEMENT BETWEEN
 THE CITY AND THE APPLICANT, SUCCESSORS AND ASSIGNS WILL
 BE REQUIRED BEFORE FINAL CO.
  
 23. PROJECT WILL BE REQUIRED TO CONTRIBUTE TO A TRANSIT
 FEE EQUAL TO $10/MONTH PER EACH MICRO UNIT INCLUDED IN
 THE PROJECT (TOTAL NUMBER OF MICRO UNITS PROPOSED). THE
 FIRST PAYMENT WILL BE DUE AT THE TIME OF FINAL CO. THE
 TRANSIT FEE CONTRIBUTION IS IN PERPETUITY OR FOR THE
 TIME THE MICRO UNITS EXIST.
