 PROJECT OVERVIEW:
  
 THIS PROJECT IS LOCATED IN A SPECIAL FLOOD HAZARD AREA
 (SFHA). THE FLOOD ZONE DESIGNATIONS FOR THIS SITE ARE X
 AND AE WITH A BASE FLOOD ELEVATION (BFE) OF 6'0" NAVD.
 THE CITY OF WEST PALM BEACH (THROUGH ORDINANCE NO.
 4729-17) REQUIRES AN ADDITIONAL 24 INCHES OF FREEBOARD.
 THE DESIGN FLOOD ELEVATION (DFE) SHALL BE AT OR ABOVE
 8'0" NAVD.
  
 THE FOUNDATION OF THE NEW 2-STORY ADDITION (SUN PORCH),
 ENCROACHES INTO FLOOD ZONE AE. (SEE SITE DRAINAGE PLAN
 C-1)
  
 THE VALUE OF THIS APPLICATION IS, $1,029,375.00. THE
 FIVE YEAR CUMMULATIVE VALUE IS $1,097,175.00.
 THE IMPROVEMENT VALUE PER PALM BEACH COUNTY PROPERTY
 APPRAISERS OFFICE IS $259,237.00.
 BASED ON FEMA'S 50% RULE, THIS PROJECT IS DESIGNATED A
 SUBSTANTIAL IMPROVEMENT (S/I). > 50%
  
 PLEASE SUBMIT A REVISED SET OF PLANS THAT COMPLIES WITH
 THE FOLLOWING:

 SEC. 18-33 - TECHNICAL AMENDMENTS TO FLORIDA BUILDING
 CODE, RESIDENTIAL.
 R322.2.1 ELEVATION REQUIREMENTS.
 1. BUILDINGS AND STRUCTURES IN FLOOD HAZARD AREAS NOT
 DESIGNATED AS COASTAL A ZONES SHALL HAVE THE LOWEST
 FLOORS ELEVATED TO OR ABOVE THE BASE FLOOD ELEVATION
 PLUS TWO FEET OR THE DESIGN FLOOD ELEVATION, WHICHEVER
 IS HIGHER.
  
 OPTIONS:
 1. REVIEW THE 2020 FBC EXISTING BUILDING CODE.
 2. CONTACT YOUR HISTORIC PLANNER FOR POSSIBLE OPTIONS.
 3. REDUCE THE FOOTPRINT OF THE ADDITION (SUN PORCH) TO
 REMOVE IT OUT OF THE FLOOD ZONE.
 4. APPLY FOR A LOMAR.
 5. ELEVATE THE STRUCTURE TO 8'0" DFE.
