 2020 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) THE COVERSHEET BUILDING DATA:
 1A) COMPLIED.
  
 1B)2ND REQUEST. THE COVERSHEET STILL STATES A MULTI USE
 RESIDENCE. PLEASE SHOW WHERE THE RESIDENCE BEDROOM,
 BATH AND KITCHEN ARE LOCATED AND WHERE NOT MORE THAN 50
 % OF THE AREA IS THE WORK AREA, PROVIDE EACH AREA IN
 SQUARE FEET FOR LIVE LOFT AND WORK AREA. IF THIS DOES
 NOT MEET THIS REQUIREMENT, THEN A ONE HOUR FIRE
 PARTITION WALL PER SECTION 420.2 OF THE 2020
 FBC-BUILDING CODE WILL BE REQUIRED. OTHERWISE AS SHOWN

 1ST ROUND COMMENTS. OCCUPANCY TYPE IS LISTED AS A
 RESIDENTIAL LIVE/ WORK LOFT AND REFERENCES FBC-310.4.
 PLEASE ALSO REFER TO THE CODE REQUIREMENTS FOR
 LIVE/WORK LOFTS FOUND IN SECTION 419 OF THE 2020
 FBC-BUILDING CODE. REVIEW 419.1.1(2) WHERE THE
 NONRESIDENTIAL AREA IS PERMITTED TO B NOT MORE THAN 50
 PERCENT OF THE AREA OF LIVE WORK UNIT. THE PROPOSED
 FLOOR PLAN NOR MEZZANINE FLOOR PLAN SHOW WHERE THE
 LIVING QUARTERS ARE.
  
 1C) 2ND REVIEW. PLEASE REVIEW THE 2020 FBC-BUILDING
 CODE SECTION 419.9. WHERE THE NONRESIDENTIAL AREA OF
 THE LIVE/WORK UNIT IS REQUIRED TO BE ACCESSIBLE BY THE
 FLORIDA BUILDING CODE, ACCESSIBILITY, THE PLUMBING
 FIXTURES SPECIFIED BY CHAPTER 29 SHALL BE ACCESSIBLE.
 PLEASE SHOW A BLOW UP FLOOR PLAN OF THE 1ST FLOOR
 RESTROOM WITH DIMENSIONS, AND COMPLIANCE WITH THE
 ACCESSIBILITY CODE SECTIONS:

 SECTION 606.3 HEIGHT. LAVATORIES AND SINKS SHALL BE

 WITH 305, POSITIONED FOR A FORWARD APPROACH, AND KNEE
 AND TOE CLEARANCE COMPLYING WITH 306 SHALL BE PROVIDED,
 SEE EXCEPTIONS ALSO, BUT SHOW THE REQUIRED CLEAR FLOOR
 SPACE ON THE FLOOR PLAN.
  
 606.5 EXPOSED PIPES AND SURFACES. WATER SUPPLY &
 DRAINPIPES UNDER LAVATORIES AND SINKS SHALL BE
 INSULATED OR OTHERWISE CONFIGURED TO PROTECT AGAINST
 CONTACT.
  
 CLEARANCES AT WATER CLOSETS. 604.3 CLEARANCE.
 CLEARANCES AROUND THE WATER CLOSETS AND IN TOILET
 COMPARTMENTS SHALL COMPLY WITH 604.3.
 604.3.1. SIZE. CLEARANCE AROUND A WATER CLOSET SHALL BE
 60 INCHES MINIMUM MEASURED PERPENDICULAR FROM THE SIDE
 WALL AND 56 INCHES MINIMUM PERPENDICULAR FROM THE REAR
 WALL. NOTE THE MINIMUM BACK WALL MEASUREMENT SHOULD BE
 7-FOOT 1 INCH (FINISHES MAY ENCROACH) ON THE FINISH
 DIMENSION!!!
  
 603.3 MIRRORS. 2020 FBC-ACCESSIBILITY CODE. MIRRORS
 LOCATED ABOVE LAVATORIES OR COUNTERTOPS SHALL BE
 INSTALLED WITH THE BOTTOM EDGE OF THE REFLECTING
 SURFACE 40 INCHES MAXIMUM ABOVE THE FINISH FLOOR OR
 GROUND. MIRRORS NOT LOCATED ABOVE LAVATORIES OR
 COUNTERTOPS SHALL BE INSTALLED WITH THE BOTTOM EDGE OF
 THE REFLECTING SURFACE 35 INCHES MAXIMUM ABOVE THE
 FINISH FLOOR OR GROUND.
  
 GRAB BARS/ RESTROOMS. 2020 FBC-ACCESSIBILITY CODE
 SECTION 609.4 POSITION OF GRAB BARS. GRAB BARS SHALL BE
 INSTALLED IN A HORIZONTAL POSITION, 33 INCHES MINIMUM
 AND 36 INCHES MAXIMUM ABOVE THE FINISH FLOOR MEASURED
 TO THE TOP OF THE GRIPPING SURFACE, NOT CENTERLINE.
  
 2020 FBC-ACCESSIBILITY CODE SECTION 604.5.1 THE SIDE
 WALL GRAB BAR SHALL BE 42 INCHES LONG MINIMUM, LOCATED
 12 INCHES MAXIMUM FROM THE REAR WALL AND EXTENDING 54
 INCHES MINIMUM FROM THE REAR WALL.
  
 2020 FBC-ACCESSIBILITY CODE SECTION 604.5.2 REAR WALL.
 THE REAR WALL GRAB BAR SHALL BE 36 INCHES LONG MINIMUM
 AND EXTEND FROM THE CENTERLINE OF THE WATER CLOSET 12
 INCHES MINIMUM ON ONE SIDE AND 24 INCHES MINIMUM ON THE
 OTHER SIDE.
  
 TOILET PAPER DISPENSERS. 604.7. THE TOILET PAPER
 DISPENSER SHALL COMPLY WITH 309.4 AND SHALL BE 7 INCHES
 MINIMUM TO 9 INCHES MAXIMUM IN FRONT OF THE WATER
 CLOSET MEASURED TO THE CENTERLINE OF THE DISPENSER.
 THE OUTLET OF THE DISPENSER SHALL BE 15 INCHES MINIMUM
 AND 48 INCHES MAXIMUM ABOVE THE FINISH FLOOR AND SHALL
 NOT BE LOCATED BEHIND THE GRAB BARS.

 604.8.1.6 SHOWS AN OUTSWING DOOR. PLEASE REVIEW SECTION
 603.2.3. DOORS SHALL NOT SWING INTO THE CLEAR FLOOR
 SPACE OR CLEARANCES REQUIRED FOR ANY FIXTURE. DOORS
 SHALL BE PERMITTED TO SWING INTO THE REQUIRED TURNING
 SPACE. PLEASE SEE EXCEPTION 2. WHERE TOILET ROOMS ARE
 FOR INDIVIDUAL USE AND A CLEAR FLOORS SPACE COMPLYING
 WITH 305.3 IS PROVIDED WITHIN THE ROOM BEYOND THE ARC
 OF THE DOOR SWING. WHAT IS MISSING IS THE REQUIRED
 30X48 INCH CLEAR FLOOR SPACE BEYOND THE ARC OF THE

 NETHER IS SHOWN ON THE PLANS, THE PROPOSED USE APPEARS
 TO BE A CHANGE OF USE, TO A BUSINESS OCCUPANCY. THERE
 IS A BUSINESS LICENSE TO YIGTALP LLC FOR A HAIRDRESSER,
 PLEASE UPDATE PLANS FOR A HAIR SALON.

 PARTITIONS. THIS COMMENT IS A RESULT OF THE BUILDING
 OFFICIAL INTERPRETATION ON 06/2020. IN BATHROOMS,
 RESTROOMS & SERVICE SINK AREAS EPOXY PAINT IS NO LONGER
 CONSIDERED A SMOOTH HARD, NON-ABSORBENT SURFACE.
  
 2A) 1210.2.2 WALLS & PARTITIONS WITHIN 2 FEET OF
 SERVICE SINKS, URINALS, AND WATER CLOSETS SHALL HAVE A
 SMOOTH, HARD, NON-ABSORBENT SURFACE TO A HEIGHT OF NOT
 LESS THAN 4 FEET ABOVE THE FLOOR, EXCEPT FOR STRUCTURAL
 ELEMENTS, THE MATERIAL USED IN SUCH WALLS SHALL BE OF A
 TYPE THAT IS NOT ADVERSELY AFFECTED BY MOISTURE.
  
 2B) 2509.1. WET AREAS. SHOWERS AND PUBLIC TOILET WALLS

 ORDER TO ENFORCE COMPLIANCE WITH THE FLORIDA BUILDING
 CODE AND ISSUE A PERMIT, TO REJECT DESIGN DOCUMENTS
 REQUIRED BY THE CODE THREE OR MORE TIMES FOR FAILURE TO
 CORRECT A CODE VIOLATION SPECIFICALLY AND CONTINUOUSLY
 NOTED IN EACH REJECTION, INCLUDING, BUT NOT LIMITED TO,
 EGRESS, FIRE PROTECTION, STRUCTURAL STABILITY, ENERGY,
 ACCESSIBILITY, LIGHTING, VENTILATION, ELECTRICAL,
 MECHANICAL, PLUMBING, AND GAS SYSTEMS, OR OTHER
 REQUIREMENTS IDENTIFIED BY RULE OF THE FLORIDA BUILDING
 COMMISSION ADOPTED PURSUANT TO CHAPTER 120, THE LOCAL
 GOVERNMENT SHALL IMPOSE, EACH TIME AFTER THE THIRD SUCH
 REVIEW THE PLANS ARE REJECTED FOR THAT CODE VIOLATION,
 A FEE OF FOUR TIMES THE AMOUNT OF THE PROPORTION OF THE
 PERMIT FEE ATTRIBUTED TO PLANS REVIEW.

 ORIGINAL REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF
 THE REVISION MADE, IDENTIFYING THE SHEET OR
