 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. PRIOR TO THE ISSUANCE OF A BUILDING PERMIT:
  
 1.1. THE MINOR AMENDMENT TO THE PLANNED DEVELOPMENT
 SHALL BE APPROVED BY THE PLANNING DIVISION.
  
 1.2. ANY AND ALL MODIFICATIONS TO THE CENTREPARK
 DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS
 (ORB 5430 | PG 1548) SHALL BE COMPLETED AND RECORDED IN
 THE PUBLIC RECORDS OF PALM BEACH COUNTY TO ACCOMMODATE
 THE FOLLOWING:
  
 1.2.1. THE PROPOSED IMPROVEMENTS IN THE 20-FOOT CANAL
 BUFFER.
  
 1.2.2. THE PROPOSED ON-STREET PARKING ON CENTREPARK
 BOULEVARD.
  
 1.3. ANY AND ALL NECESSARY OWNER?S CONSENTS,
 CONSTRUCTION EASEMENTS, MAINTENANCE AGREEMENTS, ETC.
 SHALL BE OBTAINED FOR ALL OFF-SITE IMPROVEMENTS.
  
 1.4. ANY AND ALL EXISTING EASEMENTS THAT ARE IN
 CONFLICT WITH THE PROPOSED IMPROVEMENTS SHALL BE
 MODIFIED OR ABANDONED, OR THE DEVELOPER SHALL OTHERWISE
 OBTAIN CONSENT FROM THE EASEMENT HOLDER TO INSTALL SUCH
 IMPROVEMENTS IN THE EASEMENTS.
  
 2. LANDSCAPE PLANS SHALL BE REMOVED FROM THE BUILDING
 PERMIT AND SUBMITTED AS A SEPARATE LANDSCAPE PERMIT
 APPLICATION.
  
 3. SEPARATE PERMITS REQUIRED FOR:
 3.1. LANDSCAPING
 3.2. FENCING/GATES
 3.3. SITE/PRIVACY WALLS
 3.4. SITE LIGHTING
 3.5. IRRIGATION
 3.6. GENERATOR
 3.7. SIGNAGE
 3.8. PARKING LOT / STRIPING / HARDSCAPE
 3.9. SITE FIXTURES (I.E. BIKE RACKS, ETC.)
  
 4. REVISED TPS LETTER SHALL BE PROVIDED.
  
 5. REVISED SCAD APPROVAL REQUIRED.
  
 6. THE SITE PLAN PROVIDED (PREPARED BY MSA) IS MISSING
 A LOT OF REQUIRED INFORMATION THAT WAS CONTAINED ON THE
 APPROVED SITE PLAN PREPARED BY SCHMIDT NICHOLS. WHY WAS
 A NEW SITE PLAN DEVELOPED? IF A NEW SITE PLAN IS BEING
 UTILIZED, IT SHALL MATCH THAT WHICH WAS APPROVED DURING
 THE SITE PLAN APPROVAL PROCESS, AND SHALL CONTAIN ALL
 OF THE REQUIRED SITE DATA INFORMATION, ETC.
  
 6.1. PLEASE NOTE THAT THE FOLLOWING COMMENTS WERE
 ISSUED REGARDING THE LATEST SITE PLAN PREPARED BY
 SCHMIDT NICHOLS AND SUBMITTED AS PART OF THE MINOR
 PLANNED DEVELOPMENT AMENDMENT:
  
 6.1.1. THE SITE DATA TABLE INDICATES THAT FIVE (5) BIKE
 RACKS ARE BEING PROPOSED ON THE EXTERIOR OF THE
 BUILDING; PLEASE IDENTIFY THEIR LOCATION AND ENSURE
 THAT PROPER CLEARANCE IS PROVIDED (AS SHOWN IN THE
 DETAIL) TO AVOID BLOCKING OF THE SIDEWALK, ETC.
  
 6.1.2. THE WAIVER TABLE SHOULD BE REVISED TO INDICATE:
 6.1.2.1. REQUIRED
 6.1.2.2. ORIGINALLY PROVIDED
 6.1.2.3. APPROVED WAIVER
 6.1.2.4. CURRENT PROPOSAL
  
 6.1.3. PLEASE CONFIRM THAT THE SYNTHETIC TURF IS BEING
 CONSIDERED IMPERVIOUS SURFACE AS REQUIRED BY SECTION
 94-451 OF THE CITY?S ZLDRS.
  
 6.1.4. WHY IS LOT 4N NOT SHOWING ANY PARKING REQUIRED
 IN THE ?REQUIRED (NON-SHARED) PARKING? TABLE?
  
 6.1.5. THE AMOUNT OF OPEN SPACE PROVIDED IS INCORRECT
 IN THE SITE DATA TABLE; IT APPEARS NOT TO HAVE BEEN
 UPDATED.
  
 6.1.6. IT APPEARS THAT A NUMBER OF NOTES THAT WERE ON
 THE PREVIOUSLY-APPROVED SITE PLAN RELATING TO
 IRRIGATION, PLUMBING FIXTURES, ETC. HAS BEEN REMOVED;
 PLEASE CLARIFY WHY.
  
 6.1.7. THE PREVIOUSLY-APPROVED SP-3 NEEDS TO BE
 REVISED.
  
 6.1.8. IS ALL OF THE INFORMATION ON THE
 PREVIOUSLY-APPROVED SP-2 NOW LOCATED ON SP-1?
  
 6.1.9. A LABEL FOR THE ?5? LANDSCAPE BUFFER? IS
 POINTING TO A STAIRWELL IN THE NORTHEAST CORNER OF THE
 GARAGE.
  
 6.1.10. ADA STRIPING IS BEING SHOWN IN THE LOADING
 DOCK, GARAGE ENTRY, AND TWO (2) PARKING SPACES NORTH OF
 THE VAN-ACCESSIBLE PARKING.
  
 6.1.11. THE BUILDING OUTLINE DOES NOT MATCH THAT SHOWN
 ON THE FLOOR PLAN, SPECIFICALLY THE SOUTHEAST CORNER OF
 THE BUILDING.
  
 7. PLEASE NOTE THAT THE MONUMENT SIGN CANNOT EXCEED 4
 FEET IN HEIGHT BUT SHALL OTHERWISE MEET THE PROVISIONS
 OF ARTICLE XIII OF THE CITY?S ZLDRS AND WILL BE SUBJECT
 TO REVIEW/APPROVAL AS PART OF A SEPARATE SIGN PERMIT.
  
 8. THERE APPEAR TO BE NUMEROUS ENCROACHMENTS INTO THE
 SOUTH (CORNER SIDE) SETBACK. STRUCTURAL OVERHANGS,
 BALCONIES, ETC. ARE ALLOWED TO ENCROACH INTO THE
 SETBACK, BUT NOT BY MORE THAN THREE (3) FEET. PLEASE
 DIMENSION ALL ENCROACHMENTS AND ENSURE THEY DO NOT
 EXCEED THREE (3) FEET.
  
 9. IMPROVEMENTS SHOWN ON LOT 2 NORTH (LANDSCAPING,
 PARKING MODIFICATIONS, ETC.) ? PLEASE PROVIDE AN
 APPROVAL BY THE PROPERTY OWNER? THE LANDSCAPING SHOWN
 ON THIS PARCEL SHOULD NOT BE COUNTED TOWARD THE
 REQUIRED LANDSCAPING OF THE PROPOSED DEVELOPMENT.
  
 10. ON SHEET SD1, THE TABLE SHOWING THE BREAKDOWN OF
 PARKING IN THE GARAGE REFERS TO ?COMPACT? SPACES AS
 BEING 8.5 X 18; PER THE CITY ZONING AND LAND
 DEVELOPMENT REGULATIONS, THIS CONSTITUTES A STANDARD
 SIZE PARKING SPACE. PLEASE CLARIFY. COMPACT SPACES ARE
 ONLY REQUIRED TO BE 8 X 16 AND ARE LIMITED TO 30
 PERCENT OF THE TOTAL PARKING PROVIDED.
  
 11. PLEASE LABEL EACH PARKING SPACE IN THE PARKING
 GARAGE WITH A NUMBER TO CONFIRM THAT TOTAL NUMBER OF
 SPACES, ETC.
  
 12. DETAIL SHALL BE PROVIDED FOR THE BIKE RACK. THE
 DETAIL SHALL INDICATE THE TYPE OF RACK, AS WELL AS THE
 DIMENSIONAL SPACING AND CLEARANCES AROUND THE RACK.
 PLEASE CONTACT ME FOR MINIMUM SPECIFICATIONS.
  
 13. SITE LIGHTING SHALL PROVIDE PHOTOMETRIC LEVELS.
 LEVELS AT THE PROPERTY LINE SHALL NOT EXCEED 1.0
 FOOTCANDLES.
