 1) UPDATED COMMENT: STAFF WILL ACCEPT YOUR WEIGHTED
 AVERAGE METHODOLOGY; HOWEVER, THE COMMENTS MUST BE
 ADDRESSED TO SATISFY STAFF THAT THE HOUSE DOES NOT
 EXCEED THE MAXIMUM HEIGHT ALLOWANCE.
  
 A. SHEET A-202 WAS NOT INCLUDED (SHEET A-201 WAS
 UPLOADED IN ITS PLACE), SO STAFF WAS UNABLE TO VERIFY
 THE UPDATED AVERAGE GRADE CALCULATION TABLE AND THE
 SHEET A-100 INFORMATION FOR THE EAST SIDE OF THE
 BUILDING.
 B. THANK YOU FOR PROVIDING ELEVATION TAGS ALONG THE
 SOUTH ELEVATION DRAWING TO MIRROR THE TAGS ON SHEET
 A-100. THE NORTH, EAST AND WEST ELEVATION DRAWINGS MUST
 ALSO INCLUDE THESE TAGS SO THAT STAFF CAN VERIFY THE
 MEASURE POINTS WITHOUT NEEDING TO SCALE THE PLAN. WHEN
 SCALING THE PLAN, THE WEST GRADE ELEVATION AT THE WEST
 GUEST 1 (LOWER) AND WEST LAUNDRY (HIGHER) DO NOT MATCH
 THE TABLE OR SHEET A-100.
 C. THE SOUTH ELEVATION DRAWING LISTS THE 1ST FLOOR SLAB
 AT 9.00 NAVD. HOWEVER, THE GRADE TAGS (ALSO SHOWN ON
 SHEET C-1) AND THE GRADE CROSS HATCH ARE SHOWN ABOVE
 THIS 9-FOOT MARK. THE GRADE THAT THE SLAB SITS ON
 CANNOT BE HIGHER THAN THE TOP OF THE SLAB (AS EVIDENCED
 BY SHEET S-411). ADDITIONALLY, THE AVERAGE FINISHED
 GRADE IS NOT MEASURED FROM THE TOP OF THE POOL DECK
 PAVERS, WHICH ARE THE VALUES USED BASED ON SHEET C-1).
 THE BUILDING HEIGHT IS MEASURED FROM THE AVERAGE
 FINISHED GRADE.
 D. PLEASE EXPLAIN WHY THE NORTH ENTRY (37.83 LINEAR
 FEET AT 6.29 FEET ELEVATION) DOES NOT INCLUDE THE LOWER
 HEIGHTS SHOWN ADJACENT TO THE NORTH ENTRY WALL ON THE
 WEST LIB POWDER AND EAST ? GUEST BATH (5.97 FEET
 ELEVATION) FOR APPROXIMATELY 19 OF THE 38 FEET. THIS
 WILL BRING THE 6.29-FOOT MEASURE DOWN.
  
 2) UPDATED COMMENT: THERE ARE TWO SEPARATE KITCHEN
 AREAS SHOWN, WHICH IS NOT PERMITTED IN A SINGLE-FAMILY
 HOUSE. **** ALL SHEETS NEED TO BE UPDATED TO REFLECT
 THE REMOVAL OF THE OVEN IN THE BUTLER PANTRY, INCLUDING
 THE PIPING PLANS, THE POWER PLANS, THE ELECTRIC
 SCHEDULES, AND THE MECHANICAL PLANS. -- ZONING WILL NOT
 PASS THIS PERMIT UNTIL ALL PLANS REMOVE THE 2ND OVEN OR
 INCLUDE THE NOTE THAT THERE WILL BE NO OVEN IN THE
 BUTLER KITCHEN. HOWEVER, THE ELECTRIC SCHEDULE AND THE
 POWER PLAN MUST BE REVISED SHOW THE REMOVAL OF THE OVEN
 CIRCUIT, 240 OUTLET AND OVEN.
  
 3) THE NEWLY SUBMITTED SHEET L1.0 SITE PLAN DOES NOT
 MATCH THE APPROVED LANDSCAPE PERMIT PLAN, NOR DOES IT
 MATCH THE LAYOUT SHOW ON SHEETS A-100 ARCHITECTURAL
 SITE PLAN, C-1 SITE PLAN THE ELEVATION PLANS, AND S-101
 FOUNDATION PLAN. ALL PLANS MUST SHOW THE SAME,
 ACCURATE, CODE COMPLIANT CONDITIONS. NOTE: SHEET C-1
 WAS NOT UPDATED TO REFLECT LATEST CHANGES, SO STAFF IS
 UNABLE TO VERIFY CODE COMPLIANCE.
  
 4) THE NEW SHEET L1.0 SHOWS A BBQ AREA AND OUTDOOR
 SHOWER ON SCREENING WALL AND EXTENDED DECK WITHIN THE
 REQUIRED FIVE-FOOT SIDE SETBACK. PROVIDE DETAILS ON
 EACH OF THESE ITEMS.
  
 A. IF THE PAVED DECK IS LESS THAN 18 INCHES ABOVE
 GRADE, IT MAY NOT BE LOCATED CLOSER THAN TWO FEET FROM
 THE PROPERTY LINE. THIS WAS A COMMENT MADE UPON THE
 FIRST PLAN REVIEW FOR THIS LOCATION, WAS CORRECTED AND
 NOW APPLIES AGAIN.
 B. A FIXED BBQ GRILL IS AN ACCESSORY STRUCTURE AND MUST
 CONFORM TO THE REQUIRED MINIMUM SETBACKS.
 C. THE SHOWER SCREEN WALL MAY NOT EXCEED SIX FEET ABOVE
 THE GRADE OF THE PROPERTY TO THE SOUTH. THE SURVEY AND
 SHEET C-1 INDICATE THAT THE EXISTING GRADE AT THE
 PROPERTY LINE IN THIS LOCATION IS 3.4 FEET, WITH THE
 PROPOSED DECK ELEVATION AT JUST UNDER NINE FEET. THIS
 PROHIBITS ANY ADDITIONAL WALL HEIGHT AT THIS LOCATION.
 D. NONE OF THE PIPING PLANS INCLUDE THIS NEW LAYOUT.
  
 5) PLEASE DESCRIBE WHAT THE STORAGE RACK THAT IS NOW
 SHOWN ON THE SOUTH SIDE OF THE BUILDING WILL BE USED
 FOR AND PROVIDE AN ELEVATION DRAWING.
  
 6) SEPARATE PERMITS ARE REQUIRED FOR THE ITEMS LISTED
 BELOW. PLEASE NOTE THAT STAFF HAS NOT FULLY REVIEWED
 ANY OF THE ITEMS AS PART OF THIS PERMIT APPLICATION TO
 VERIFY THAT THE INFORMATION SHOWN COMPLIES WITH CODE
 BUT HAS NOTED SOME ITEMS AS LISTED. THIS PERMIT REVIEW
 IS ONLY FOR THE HOUSE.
