 1) UPDATED COMMENT: THANK YOU FOR PROVIDING THE AVERAGE
 GRADE CALCULATION TABLE THAT USES A WEIGHTED AVERAGE
 FOR THE PURPOSE OF ESTABLISHING THE STARTING POINT TO
 MEASURE THE BUILDING HEIGHT. STAFF HAS NOT PREVIOUSLY
 REVIEWED THIS AS A AVERAGE GRADE CALCULATION
 METHODOLOGY AND HAS THE FOLLOWING COMMENTS.
  
 A. PROVIDE A 1ST FLOOR BUILDING PLAN THAT CLEARLY SHOWS
 WHERE THE TABLE LOCATIONS ARE TIED TOO. THE ENTIRE
 PERIMETER OF THE BUILDING NEEDS TO BE INCLUDED BASED ON
 THE METHODOLOGY THAT YOU HAVE CHOOSEN.
 B. THE TABLE NEEDS TO MATCH THE GRADE HEIGHTS SHOWN ON
 THE ELEVATION DRAWINGS. THE CURRENT ELEVATION PLANS
 SHOW THE MAJORITY OF THE ELEVATIONS LESS THAN WHAT IS
 SHOWN ON THE TABLE, TO INCLUDE THE LABEL ON THE SOUTH
 ELEVATION DRAWING THAT STATES, "8.5 NAVD AVERAGE
 FINISHED GRADE", WHILE THE TABLE LISTS THE ENTIRE SOUTH
 ELEVATION HEIGHT AS 9.15 NAVD. ADDITIONALLY, THE ENTIRE
 SOUTH ELEVATION IS NOT AT EVEN 8.5 NAVD AS THE WEST
 SIDE GRADE SLOPES DOWN. THERE ALSO SEEM TO BE
 DISCREPANCIES WITH THE C-1 SITE PLAN AND THE ELEVATIONS
 AND THE TABLE.
 C. STAFF REVIEWED THE DRAWINGS AND BASED ON THE NORMAL
 WAY THAT AVERAGE GRADE IS CALCULATED (CORNER POINTS OF
 THE BUILDING), THE STAFF CALCULATED AVERAGE GRADE IS
 APPROXIMATELY 7.5 NAVD, WHICH RESULTS IN THE HOUSE
 EXCEEDING THE PERMITTED BUILDING HEIGHT.
  
 2) REPEAT COMMENT: THERE ARE TWO SEPARATE KITCHEN AREAS
 SHOWN, WHICH IS NOT PERMITTED IN A SINGLE-FAMILY HOUSE.
 **** ALL SHEETS NEED TO BE UPDATED TO REFLECT THE
 REMOVAL OF THE OVEN IN THE BUTLER PANTRY, INCLUDING THE
 PIPING PLANS, THE POWER PLANS, THE ELECTRIC SCHEDULES,
 THE MECHANICAL PLANS, THE REFLECTED CEILING PLAN, AND
 THE FIRST FLOOR DIMENSION PLAN. -- ZONING WILL NOT PASS
 THIS PERMIT UNTIL ALL PLANS REMOVE THE 2ND KITCHEN.
 THIS NEEDS TO BE DONE WITH THIS ORIGINAL PERMIT AND NOT
 AS A FUTURE REVISION.
  
 34) SEPARATE PERMITS ARE REQUIRED FOR THE ITEMS LISTED
 BELOW. PLEASE NOTE THAT STAFF HAS NOT FULLY REVIEWED
 ANY OF THE ITEMS AS PART OF THIS PERMIT APPLICATION TO
 VERIFY THAT THE INFORMATION SHOWN COMPLIES WITH CODE
 BUT HAS NOTED SOME ITEMS AS LISTED. THIS PERMIT REVIEW
 IS ONLY FOR THE HOUSE.
  
 A. DRIVEWAY AND APPROACH.
 B. IRRIGATION
 C. POOL - BY THE ZONING AND LAND DEVELOPMENT CODE
 DEFINITION, THE PROPOSED POOL IS AN ABOVE GROUND
 SWIMMING POOL. ABOVE GROUND SWIMMING POOLS ARE
 PROHIBITED IN THE CITY OF WEST PALM BEACH.
 ADDITIONALLY, A PORTION OF THE INFINITY EDGE CAPTURE
 AREA IS WITHIN THE 25-FOOT FRONT SETBACK, WHICH IS NOT
 PERMITTED.
