 1) PRIOR TO ZONING APPROVAL OF THIS PERMIT, YOU MUST
 SUBMIT A LANDSCAPE PERMIT, WITH A CODE COMPLIANT
 LANDSCAPE PLAN, FOR THE PROPERTY. YOU WILL NEED TO
 UPLOAD THE LANDSCAPE PLANS THAT WERE PROVIDED WITH THIS
 PERMIT UNDER A SEPARATE LANDSCAPE PERMIT.
  
 2) STEPS, OPEN UNCOVERED PORCHES OR STOOPS, AND OPEN
 TERRACES WHICH ARE THREE FEET OR LESS ABOVE GRADE MAY
 ENCROACH INTO ANY REQUIRED SETBACK AREA TO A POINT NOT
 CLOSER THAN TWO FEET TO THE PROPERTY LINE. THE TERRACE
 AREA AND STEPS AT THE SOUTHEAST CORNER OF THE BUILDING
 DOES NOT COMPLY WITH THIS REQUIREMENT AS IT IS WITHIN
 TWO FEET OF THE PROPERTY LINE.
  
 3) THERE ARE DISCREPANCIES BETWEEN THE PAVING SHOWN AT
 THE TRACH AREA BETWEEN THE ENGINEER SITE PLAN AND THE
 LANDSCAPE SITE PLAN. THE LANDSCAPE SITE PLAN SHOWS THE
 PAVING TO THE WEST PROPERTY LINE, WHICH IS NOT
 PERMITTED (TWO-FOOT SETBACK REQUIRED).
  
 4) PROVIDE THE HEIGHT OF THE PATH LIGHTS.
  
 5) PROVIDE THE HEIGHT DIMENSIONS IN ACCORDANCE WITH THE
 CITY'S ZONING AND LAND DEVELOPMENT CODE REGULATIONS -
 THE HEIGHT SHALL BE MEASURED AS THE VERTICAL DISTANCE
 FROM THE AVERAGE ELEVATION OF THE FINISHED GRADE OF THE
 BUILDING TO THE HIGHEST POINT OF THE TOP OF THE
 STRUCTURE OF A FLAT ROOF, OR TO THE DECK LINE OF A
 MANSARD ROOF, OR TO THE MEAN HEIGHT LEVEL BETWEEN EAVES
 AND RIDGE FOR GABLE, HIP, AND GAMBREL ROOFS. THE
 MEASURE POINT NEEDS TO START AT THE AVERAGE FINISHED
 GRADE, NOT THE TOP OF THE FLOOR SLAB AND INCLUDE THE
 HIGHEST RIDGE AND THE EAVE DIMENSIONS.
  
 6) PROVIDE THE HEIGHT OF THE CHIMNEY FROM THE AVERAGE
 FINISHED GRADE. THE CHIMNEY MAY NOT EXCEED 33 FEET IN
 HEIGHT.
  
 7) THERE ARE TWO SEPARATE KITCHEN AREAS SHOWN, WHICH IS
 NOT PERMITTED IN A SINGLE-FAMILY HOUSE.
  
 8) THE PLANS SHOW ARTIFICIAL TURF, WHICH IS ONLY
 LOCATED WITHIN THE SIDE OR REAR SETBACK, NOT WHERE YOU
 HAVE SHOWN IT IN THE FRONT OF THE HOUSE.
  
 9) SEPARATE PERMITS ARE REQUIRED FOR THE ITEMS LISTED
 BELOW. PLEASE NOTE THAT STAFF HAS NOT FULLY REVIEWED
 ANY OF THE ITEMS AS PART OF THIS PERMIT APPLICATION TO
 VERIFY THAT THE INFORMATION SHOWN COMPLIES WITH CODE
 BUT HAS NOTED SOME ITEMS AS LISTED. THIS PERMIT REVIEW
 IS ONLY FOR THE HOUSE.
  
 A. DRIVEWAY AND APPROACH.
 B. IRRIGATION
 C. WALL AND GATES - TOP OF WALL ALONG ALL FRONTAGES
 EXCEEDS HEIGHT ALLOWANCE OF 6 FEET WHEN MEASURED FROM
 THE EXTERIOR GRADE AT THE PROPERTY LINE. A PORTION OF
 THE WALL ENCROACHES INTO THE VISIBILITY TRIANGLE.
 D. POOL - BY THE ZONING AND LAND DEVELOPMENT CODE
 DEFINITION, THE PROPOSED POOL IS AN ABOVE GROUND
 SWIMMING POOL. ABOVE GROUND SWIMMING POOLS ARE
 PROHIBITED IN THE CITY OF WEST PALM BEACH.
 ADDITIONALLY, A PORTION OF THE INFINITY EDGE CAPTURE
 AREA IS WITHIN THE 25-FOOT FRONT SETBACK, WHICH IS NOT
 PERMITTED.
