 VENTILATION, ELECTRICAL, MECHANICAL, PLUMBING, AND GAS

 PERIMETER OF THE EXTERIOR WALLS OF THE BUILDING UNDER
 CONSIDERATION, EXCLUSIVE OF VENT SHAFTS AND COURTS,
 WITHOUT DEDUCTION FOR CORRIDORS, STAIRWAYS, CLOSETS,
 THE THICKNESS OF INTERIOR WALLS, COLUMNS OR OTHER
 FEATURES. THE FLOOR AREA OF A BUILDING, OR PORTION
 THEREOF, NOT PROVIDED WITH SURROUNDING EXTERIOR WALLS
 SHALL BE THE USABLE AREA UNDER THE HORIZONTAL
 PROJECTION OF THE ROOF OR FLOOR ABOVE. THE GROSS FLOOR
 AREA SHALL NOT INCLUDE SHAFTS WITH NO OPENINGS OR

 TAKEN AS NET. FLOOR AREA, NET. THE ACTUAL OCCUPIED AREA
 NOT INCLUDING UNOCCUPIED ACCESSORY AREAS SUCH AS
 CORRIDORS, STAIRWAYS, TOILET ROOMS, MECHANICAL ROOMS
 AND CLOSETS.
 1ST ROUND OF COMMENTS. THE SOSO MARKET/ CAF? IS LISTED
 AS A BUSINESS OCCUPANCY. THE INTERIOR OCCUPANT LOAD IS
 CALCULATED AT 55 OCCUPANTS AND SQUARE FOOTAGE OF 1,431
 SQ. FT. THIS TENANT SPACE IS AN A2 OCCUPANCY PER
 SECTION 303.3 OF THE 2020FBC-BUILDING CODE. THE TENANT
 SPACE DOES NOT MEET THE CRITERIA FOR SMALL ASSEMBLY

 THROUGHOUT ALL CONCEALED SPACES. JOINTS AND
 INTERSECTIONS SHALL COMPLY WITH SECTIONS 707.8 AND

 WHERE THE OCCUPANCY CHANGE IS MADE TO A PORTION OF AN

 3E) SEMI-COMPLIED/ DEPENDING ON THE OCCUPANCY TYPE AND
 OCCUPANT LOAD. THE PROJECT DATA IS MISSING THE PLUMBING
 FIXTURE COUNT LOAD, PLEASE NOTE FOR THE PLUMBING
 FIXTURES THE EXTERIOR SEASONAL SEATING IS TO BE FIGURED

 OF THE LENGTH OF THE MAXIMUM OVERALL DIAGONAL DIMENSION
 OF THE BUILDING OR AREA SERVED. THE MEASUREMENT 72.833/
 2= 36.41 FEET APART MINIMUM BETWEEN CENTERLINE OF
 DOORWAYS. THIS REVIEW THE DESIGNER OF RECORD SHOWS THE
 HORIZONTAL SEPARATION OF EXIT DOORWAYS CENTERLINE OF
 THE FRONT DOORS AND THE REAR DOOR AT THE KITCHEN.
 PLEASE REVIEW 2020 FBC-B SECTION 1016.2.5. EGRESS SHALL
 NOT PASS THROUGH KITCHENS, STORAGE ROOMS, CLOSETS OR
 SPACES USED FOR SIMILAR PURPOSES.
 1ST ROUND OF COMMENTS. SHEET LS-1 SHOW THE DIAGONAL
 DISTANCE FOR THE CAFE TO BE 72 FT. 10 INCHES. THE TITLE
 SHEET DECLARED THIS BUILDING IS NON-SPRINKLERED.
 SECTION 1007.1.1 REQUIRES THE (2) REQUIRED EXITS TO BE
 PLACED NOT LESS THAN ONE-HALF THE OF THE LENGTH OF THE
 MAXIMUM OVERALL DIAGONAL DIMENSION OF THE BUILDING OR
 AREA SERVED. THE MEASUREMENT 72.833/ 2= 36.41 FEET
 APART MINIMUM. THE PLAN STATES 31FEET 10 INCHES APART.
 WHEN CALIBRATING THE PLAN FROM THE FURTHEST POINT ON
 BOTH PAIRS OF EXIT DOORS THE MEASUREMENT IS 35.75 FEET

 ACCESSIBLE MEANS OF EGRESS, EXITING. THE FLOOR PLAN
 SHOWS WHAT APPEARS TO BECOME A ACCESSIBLE RAMP, IT
 APPEARS TO LEAD TO A PUBLIC WAY. THE FLOOR PLAN DOES
 NOT SHOW IF THE FRONT DOORS ARE ACCESSIBLE FOR EGRESS
 AND EXITING CAN A PERSON IN A WHEELCHAIR MAKE IT TO THE
 PUBLIC WAY. SEE CHANGES IN LEVEL 2020 ACCESS. CODE 303.
 2. FLORIDA ACCESSIBILITY CODE SECTION: DISPROPORTIONATE
 COST 202.4.1. PLEASE REVIEW HOW YOU ARE TO MEET
 DISPROPORTIONATE COST. EITHER THE CONTRACTOR OR THE
 DESIGNER OF RECORD ON THEIR LETTERHEAD NEED TO SHOW HOW
 THEY ARE GOING TO SPEND UP TO THE 20% DISPROPORTIONATE
 FUNDS ($13,240.00 DOLLARS) LISTED FOR EACH ELEMENT
 WHERE THE FUNDS ARE BEING SPENT AND IN THE ORDER LISTED

 ACCESSIBLE RAMP. A.1 AND A.4 DETAIL 7 BOTH SHOW THE
 UPPER AND LOWER LANDING TO BE 4 FEET LONG. THE 2020
 FBC-B SECTION 1012.6.3 STATES THE RAMP LANDING LENGTH
 IS REQUIRED TO BE 60 INCHES IN LENGTH. PLEASE NOTE THE
 RAMP IS PART OF THE REQUIRED ACCESSIBLE ROUTE (2ND
 MEANS OF EGRESS).
  
 4C) COMPLIED. PLEASE PROVIDE A SITE PLAN SHOWING THE
 NEW ACCESSIBLE RAMP THE L. S. PLAN IT DOES NOT APPEAR
 TO SHOW THE BOTTOM LANDING WHERE AS THE FLOOR PLAN
 SHOWS A SHORT LANDING, IT IS UNKNOWN IF THE RAMP LEADS
 TO THE PUBLIC WAY AND CLEAR OF ANY PARKING SPACES. 2020
 FBC-B SECTION 1028.5 ACCESS TO THE PUBLIC WAY.
  
 5) NEW COMMENT. THE LIFE SAFETY SHEET DOES NOT SHOW
