 PLEASE ADDRESS THE FOLLOWING COMMENTS. RESPOND TO THE
 COMMENTS IN WRITING AND/OR ON THE PLANS WHERE
 APPLICABLE:
  
 1.) THIS PROPERTY IS PART OF A PROPOSED REZONING FOR A
 COMMERCIAL PLANNED DEVELOPMENT (CPD), CURRENTLY IN
 REVIEW BY STAFF, AND REQUIRES CITY COMMISSION APPROVAL.
 THE PROPOSED WALL IS INCONSISTENT WITH THE CURRENT SITE
 DESIGN FOR THE CPD AND CONFLICTS WITH THE REQUIRED 5
 FT. WIDE LANDSCAPE BUFFER ALONG THE WEST PROPERTY LINE
 FOR THE PROPOSED CPD. (REFERENCE: PLANNING BOARD CASE
 NO. 1878).
  
 [6/29/2021 REPEAT COMMENT: TO DATE, STAFF HAS NOT
 RECEIVED THE RESUBMITTAL FOR THE CPD APPLICATION. ALL
 PLANS MUST MATCH FOR CONSISTENCY AND MUST ALSO
 DEMONSTRATE COMPLIANCE WITH THE REQUIREMENTS OF THE
 ZLDRS (I.E. PLACEMENT AND SETBACK DISTANCE). ZONING
 SIGN-OFF FOR THIS PERMIT WILL NOT BE GRANTED UNTIL
 PLANS MATCH THE PROPOSED CPD APPLICATION FOR
 CONSISTENCY. PERMIT TO PROCEED AT THE APPLICANT?S OWN
 RISK.]
  
  
 2.) ILLUSTRATE THE EXACT LOCATION OF THE PROPOSED WALL
 IN PLANS AS IT RELATES TO THE SCOPE OF THIS PERMIT AND
 SHOW SETBACK DIMENSION(S) FROM THE PROPERTY LINES.
 PLEASE NOTE THAT THE PROPOSED WALL MUST MEET THE
 MINIMUM SETBACK DISTANCE OF 5 FT. FROM THE FRONT
 PROPERTY LINES. THERE IS ALSO AN INCONSISTENCY IN THE
 PLANS PROVIDED IN THE PERMIT: ONE PLAN STATES THAT THE
 WALL WILL BE ON THE PROPERTY LINE AND ANOTHER PLAN
 SHOWS THE PROPOSED WALL INSIDE OF THE PROPERTY LINE.
 THE PLANS CANNOT BE IN CONFLICT; ADDRESS FOR
 CONSISTENCY [ZLDR S.94-145]
  
  
 3.) SURVEY OF THE PROPERTY IS OUTDATED AND IS NOT
 SIGNED AND SEALED BY A FLORIDA REGISTERED LAND
 SURVEYOR. PLEASE PROVIDE A SIGNED AND SEALED SURVEY.

 4.) IF THE PROPOSED WALL IS TO BE INCLUDED IN THE
 PROPOSED CPD: A) SITE PLAN MUST BE UPDATED TO REFLECT
 AS SUCH. B) PLAN MUST CLEARLY SHOW THE SETBACK DISTANCE
 FROM THE PROPERTY LINE(S). SETBACK DISTANCE AND WALL
 HEIGHT SHALL BE CONSISTENT WITH THE REQUIREMENTS IN
 SEC. 94-302(C) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDRS). THERE ARE INCONSISTENCIES DETECTED
 WITH THE PROPOSED LOCATION AND HEIGHT OF THE WALL WITH
 THE ZLDRS.
