 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) [THESE BUILDING ARE CONTRIBUTING HISTORIC
 STRUCTURES. THE ARCHITECT'S RESPONSE STATES THAT THIS
 PROJECT IS EXEMPT FROM FLOOD REQUIREMENTS BECAUSE IT IS
 HISTORIC. IF YOU WISH TO PURSUE THIS OPTION YOU WILL BE
 REQUIRED TO APPLY FOR A VARIANCE. CITY ORDINANCE NO.
 4729-17 SEC.18-286 REQUIRES A VARIANCE FROM THE
 CONSTRUCTION BOARD OF ADJUSTMENTS AND APPEALS IN ORDER
 TO DETERMINE THAT THE REPAIR, IMPROVEMENT OR
 REHABILITATION OF A HISTORIC BUILDING IS ELIGIBLE FOR
 THE EXCEPTION TO THE FLOOD RESISTANT CONSTRUCTION
 REQUIREMENTS OF THE FLORIDA BUILDING CODE, EXISTING
 BUILDING, CHAPTER 12.
 1201.3 FLOOD HAZARD AREAS.
 IN FLOOD HAZARD AREAS, IF ALL PROPOSED WORK, INCLUDING
 REPAIRS, WORK REQUIRED BECAUSE OF A CHANGE OF
 OCCUPANCY, AND ALTERATIONS, CONSTITUTES SUBSTANTIAL
 IMPROVEMENT, THEN THE BUILDING SHALL COMPLY WITH
 SECTION 1612 OF THE FLORIDA BUILDING CODE, BUILDING, OR
 SECTION R322 OF THE FLORIDA BUILDING CODE, RESIDENTIAL,
 AS APPLICABLE.
 EXCEPTION: IF THE PROGRAM THAT DESIGNATED THE BUILDING
 AS HISTORIC DETERMINES THAT IT WILL CONTINUE TO BE AN
 HISTORIC BUILDING AFTER THE PROPOSED WORK IS COMPLETED,
 THEN THE PROPOSED WORK IS NOT CONSIDERED TO BE
 SUBSTANTIAL IMPROVEMENT. FOR THE PURPOSES OF THIS
 EXCEPTION, AN HISTORIC BUILDING IS:
 1.INDIVIDUALLY LISTED IN THE NATIONAL REGISTER OF
 HISTORIC PLACES; OR
 2.A CONTRIBUTING RESOURCE WITHIN A NATIONAL REGISTER OF
 HISTORIC PLACES LISTED DISTRICT; OR
 3.DESIGNATED AS HISTORIC PROPERTY UNDER AN OFFICIAL
 MUNICIPAL, COUNTY, SPECIAL DISTRICT OR STATE
 DESIGNATION, LAW, ORDINANCE OR RESOLUTION EITHER
 INDIVIDUALLY OR AS A CONTRIBUTING PROPERTY IN A
 DISTRICT, PROVIDED THE LOCAL PROGRAM MAKING THE
 DESIGNATION IS APPROVED BY THE DEPARTMENT OF THE
 INTERIOR (THE FLORIDA STATE HISTORIC PRESERVATION
 OFFICER MAINTAINS A LIST OF APPROVED LOCAL PROGRAMS);
 OR
 4.DETERMINED ELIGIBLE BY THE FLORIDA STATE HISTORIC
 PRESERVATION OFFICER FOR LISTING IN THE NATIONAL
 REGISTER OF HISTORIC PLACES, EITHER INDIVIDUALLY OR AS
 A CONTRIBUTING PROPERTY IN A DISTRICT.]
  
 (PREVIOUS COMMENT.) A PORTION OF THE PROPERTY IS
 LOCATED IN A SPECIAL FLOOD HAZARD AREA. THE FLOOD MAPS
 INDICATE THIS AS AN "AE" FLOOD ZONE WITH A 6' BFE. IF
 THIS IS A SUBSTANTIAL IMPROVEMENT THE STRUCTURE WILL BE
 REQUIRED TO BE BROUGHT INTO COMPLIANCE WITH THE CITY OF
 WEST PALM BEACH'S FLOOD ORDINANCE. A SUBSTANTIAL
 IMPROVEMENT IS ANY IMPROVEMENTS OR REPAIRS TO A
 BUILDING OR STRUCTURE FOR WHICH THE CUMULATIVE COST IN
 ANY FIVE YEAR PERIOD EQUALS OR EXCEEDS 50 PERCENT OF
 THE MARKET VALUE OF THE BUILDING OR STRUCTURE AT THE
 END OF THE FIVE YEAR PERIOD AND BEFORE THE IMPROVEMENTS
 OR REPAIRS ARE STARTED. THE PROPERTY HAS THE
 IMPROVEMENT VALUE AS $706,079.00. FIFTY PERCENT OF THIS
 IS $393,039.50. THE CUMULATIVE TOTAL FOR WORK OVER THE
 PAST FIVE YEARS IS $114,296.00 AND THE VALUE SPECIFIED
 FOR THE PROPOSED WORK IS $100,000.00 WHICH TOTALS
 $214,296.00 WHICH IS LESS THAN THE FIFTY PERCENT
 NUMBER. HOWEVER, I SEE THAT YOU DO NOT HAVE A
 CONTRACTOR AT THIS TIME AND I WILL NEED A FIRM NUMBER
 FOR THE COST OF THE PROPOSED WORK BEFORE I CAN APPROVE
 THE PROJECT.
  
 2) [PRODUCT APPROVALS WILL BE DEFERRED. THE PRODUCT
 APPROVALS ARE REQUIRED TO BE SUBMITTED AND APPROVED BY
 THE BUILDING DEPARTMENT BEFORE THEY ARE INSTALLED.]
 (PREVIOUS COMMENT) SUBMIT PRODUCT APPROVALS FOR THE
 TRANSOM WINDOWS AND FRENCH DOORS THAT HAVE BEEN
 APPROVED IN WRITING BY THE DESIGNER OF RECORD. FBC
 AMEND. 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS
 FOR THOSE PRODUCTS WHICH ARE REGULATED BY FAC
 61G20-3.001 PER FLORIDA STATUTE 553.842 (5) THAT HAVE
 BEEN REVIEWED AND APPROVED IN WRITING BY THE DESIGNER
 OF RECORD. PROVIDE TWO COMPLETE PRODUCT APPROVALS WITH
 FL OR NOA NUMBERS INCLUDING INSTALLATION INSTRUCTIONS
 AND MAXIMUM DESIGN PRESSURES FOR EACH OF THE DIFFERENT
 ROOFING MATERIALS, WINDOW (GLASS TYPES), STRUCTURAL
 MULLIONS AND EXTERIOR DOOR TYPES. THESE ITEMS CAN BE
 DEFERRED IF REQUESTED, HOWEVER, THE DOCUMENTS MUST BE
 SUBMITTED AND APPROVED BY THE BUILDING DEPARTMENT
 BEFORE THEY CAN BE INSTALLED. ONLY ONE SET IS REQUIRED
 TO BE UPLOADED FOR ELECTRONICALLY SUBMITTED DOCUMENTS.
  
 3) (PREVIOUS COMMENT) THE PLANS INDICATE THAT THE
 EXISTING GARAGE DOOR IS BEING REPLACED WITH FRENCH
 DOORS. IT APPEARS THAT THE EXISTING GARAGE IS BEING
 CONVERTED INTO AN AIR-CONDITIONED WORK SHOP. THIS WILL
 NEED TO BE REVIEWED BY PALM BEACH COUNTY FOR IMPACT
 FEES.
  
 4) (NEW COMMENT). FENCES AND GATES ARE REQUIRED TO HAVE
 A SEPARATE PERMIT.
