 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) A PORTION OF THE PROPERTY IS LOCATED IN A SPECIAL
 FLOOD HAZARD AREA. THE FLOOD MAPS INDICATE THIS AS AN
 "AE" FLOOD ZONE WITH A 6' BFE. IF THIS IS A SUBSTANTIAL
 IMPROVEMENT THE STRUCTURE WILL BE REQUIRED TO BE
 BROUGHT INTO COMPLIANCE WITH THE CITY OF WEST PALM
 BEACH'S FLOOD ORDINANCE. A SUSTANTIAL IMPROVEMENT IS
 ANY IMPROVEMENTS OR REPAIRS TO A BUILDING OR STRUCTURE
 FOR WHICH THE CUMULATIVE COST IN ANY FIVE YEAR PERIOD
 EQUALS OR EXCEEDS 50 PERCENT OF THE MARKET VALUE OF THE
 BUILDING OR STRUCTURE AT THE END OF THE FIVE YEAR
 PERIOD AND BEFORE THE IMPROVEMENTS OR REPAIRS ARE
 STARTED. THE PROPERTY HAS THE IMPROVEMENT VALUE AS
 $706,079.00. FIFTY PERCENT OF THIS IS $393,039.50. THE
 CUMULATIVE TOTAL FOR WORK OVER THE PAST FIVE YEARS IS
 $114,296.00 AND THE VALUE SPECIFIED FOR THE PROPOSED
 WORK IS $100,000.00 WHICH TOTALS $214,296.00 WHICH IS
 LESS THAN THE FIFTY PERCENT NUMBER. HOWEVER, I SEE THAT
 YOU DO NOT HAVE A CONTRACTOR AT THIS TIME AND I WILL
 NEED A FIRM NUMBER FOR THE COST OF THE PROPOSED WORK
 BEFORE I CAN APPROVE THE PROJECT.
  
 2) SUBMIT PRODUCT APPROVALS FOR THE TRANSOM WINDOWS AND
 FRENCH DOORS THAT HAVE BEEN APPROVED IN WRITING BY THE
 DESIGNER OF RECORD. FBC AMEND. 107.3.4 - PROVIDE TWO
 SETS OF PRODUCT APPROVALS FOR THOSE PRODUCTS WHICH ARE
 REGULATED BY FAC 61G20-3.001 PER FLORIDA STATUTE
 553.842 (5) THAT HAVE BEEN REVIEWED AND APPROVED IN
 WRITING BY THE DESIGNER OF RECORD. PROVIDE TWO COMPLETE
 PRODUCT APPROVALS WITH FL OR NOA NUMBERS INCLUDING
 INSTALLATION INSTRUCTIONS AND MAXIMUM DESIGN PRESSURES
 FOR EACH OF THE DIFFERENT ROOFING MATERIALS, WINDOW
 (GLASS TYPES), STRUCTURAL MULLIONS AND EXTERIOR DOOR
 TYPES. THESE ITEMS CAN BE DEFERRED IF REQUESTED,
 HOWEVER, THE DOCUMENTS MUST BE SUBMITTED AND APPROVED
 BY THE BUILDING DEPARTMENT BEFORE THEY CAN BE
 INSTALLED. ONLY ONE SET IS REQUIRED TO BE UPLOADED FOR
 ELECTRONICALLY SUBMITTED DOCUMENTS.
  
 3) THE PLANS INDICATE THAT THE EXISTING GARAGE DOOR IS
 BEING REPLACED WITH FRENCH DOORS. IT APPEARS THAT THE
 EXISTING GARAGE IS BEING CONVERTED INTO AN
 AIR-CONDITIONED WORK SHOP. THIS WILL NEED TO BE
 REVIEWED BY PALM BEACH COUNTY FOR IMPACT FEES.
