 1.) THE DESCRIPTION PROVIDED IN THE APPLICATION'S SCOPE
 OF WORK IS AN 800 SQ. FT. COTTAGE; HOWEVER, THE PLANS
 ARE INCONSISTENT WITH THIS SCOPE (I.E. THE PROPOSED
 BUILDING SIZE IS 1,875 SQ. FT. AS SPECIFIED IN THE
 PLAN, IT ALSO SPECIFIES THE USE OF SPACE AS A NEW UNIT,
 WHICH IS NOT PERMITTED.).

 PERMIT PLANS INDICATE THAT THE SCOPE OF WORK IS FOR A
 NEW STRUCTURE. A SITE PLAN, SHOWING THE SETBACK
 DISTANCE OF THE PROPOSED NEW STRUCTURE SHALL BE
 PROVIDED FOR REVIEW BY ZONING STAFF.]
  
  
 2.) PER ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDR)
 S.94-71, THE PROPERTY MUST HAVE A MINIMUM LOT WIDTH OF
 60 FT. FOR AN ACCESSORY DWELLING UNIT. ACCORDING TO THE
 PROVIDED SURVEY, THE LOT WIDTH OF THE PROPERTY IS ONLY
 50 FT. WIDE, WHICH DOES NOT ALLOW FOR AN ADDITIONAL
 UNIT.

 3.) PER ZLDR S.94-304(B), THE SIZE OF THE ACCESSORY
 STRUCTURE SHALL NOT EXCEED 75% OF THE GROSS FLOOR AREA
 OF THE PRIMARY STRUCTURE WITH A MAXIMUM FLOOR AREA OF
 1,000 SQ. FT. INFORMATION PROVIDED IN THE PLANS
 INDICATE THAT THE PROPOSED BUILDING SIZE HAS BEEN
 EXCEEDED AND DOES NOT MEET ZONING CODE.
