 PLAN.

 FBC 107.2.5 (SITE PLAN) CITY AMENDMENTS
  
 PROVIDE A SITE PLAN. DRAINAGE/SURVEY
 107.2.5 SITE PLAN. THE CONSTRUCTION DOCUMENTS SUBMITTED
 WITH THE APPLICATION FOR PERMIT SHALL BE ACCOMPANIED BY
 A SITE PLAN SHOWING TO SCALE THE SIZE AND LOCATION OF
 NEW CONSTRUCTION AND EXISTING STRUCTURES ON THE SITE,
 DISTANCES FROM LOT LINES, THE ESTABLISHED STREET GRADES
 AND THE PROPOSED FINISHED GRADES, DEPICTING THE
 PROPOSED LOT DRAINAGE AND, AS APPLICABLE, FLOOD HAZARD
 AREAS, FLOODWAYS, AND DESIGN FLOOD ELEVATIONS; AND IT
 SHALL BE DRAWN IN ACCORDANCE WITH AN ACCURATE AND
 INCLUDED BOUNDARY LINE SURVEY.
  
 FBC R401.3 SITE DRAINAGE
  
 PROVIDE A SITE DRAINAGE PLAN SHOWING COMPLIANCE WITH
 FBC R401.3 DRAINAGE.
 SURFACE DRAINAGE SHALL BE DIVERTED TO A STORM SEWER
 CONVEYANCE OR OTHER APPROVED POINT OF COLLECTION THAT
 DOES NOT CREATE A HAZARD.
 LOTS SHALL BE GRADED TO DRAIN SURFACE WATER AWAY FROM
 FOUNDATION WALLS. THE GRADE SHALL FALL A MINIMUM OF 6
 INCHES WITHIN THE FIRST 10 FEET.
  
 2. PROVIDE A SOILS REPORT OR A COPY OF THE BUILDING PAD
 CERTIFICATION FROM THE PROJECT GEO-TECHNICAL ENGINEER.
  
 FBC 1803.1 GENERAL. GEOTECHNICAL INVESTIGATIONS SHALL
 BE CONDUCTED IN ACCORDANCE WITH SECTION 1803.2 AND
 REPORTED IN ACCORDANCE WITH SECTION 1803.6.
  
 1803.2 INVESTIGATIONS REQUIRED.
 GEOTECHNICAL INVESTIGATIONS SHALL BE CONDUCTED IN
 ACCORDANCE WITH SECTIONS 1803.3 THROUGH 1803.5.
 EXCEPTION: THE BUILDING OFFICIAL SHALL BE PERMITTED TO
 WAIVE THE REQUIREMENT FOR A GEOTECHNICAL INVESTIGATION
 WHERE SATISFACTORY DATA FROM ADJACENT AREAS IS
 AVAILABLE THAT DEMONSTRATES AN INVESTIGATION IS NOT
 NECESSARY FOR ANY OF THE CONDITIONS IN SECTIONS
 1803.5.1 THROUGH 1803.5.6 AND SECTIONS 1803.5.10 AND
 1803.5.11.
  
 3. PROVIDE FINISHED FLOOR ELEVATION.
 R403.1.7.3 FOUNDATION ELEVATION.
 ON GRADED SITES, THE TOP OF ANY EXTERIOR FOUNDATION
 SHALL EXTEND ABOVE THE ELEVATION OF THE STREET GUTTER
 AT POINT OF DISCHARGE OR THE INLET OF AN APPROVED
 DRAINAGE DEVICE A MINIMUM OF 12 INCHES (305 MM) PLUS 2
 PERCENT. ALTERNATE ELEVATIONS ARE PERMITTED SUBJECT TO
 THE APPROVAL OF THE BUILDING OFFICIAL, PROVIDED IT CAN
 BE DEMONSTRATED THAT REQUIRED DRAINAGE TO THE POINT OF
 DISCHARGE AND AWAY FROM THE STRUCTURE IS PROVIDED AT
 ALL LOCATIONS ON THE SITE.
