 PLAN REVIEW RESULTS: DENIED.
  
 1) THE DESCRIPTIONS OF WORK SHOWN ON THE APPLICATIONS
 STATING REPLACING THE SHOWER PAN DOES NOT MATCH THE
 PLAN WHICH SHOWS A TUB CONVERSION TO A SHOWER. PLEASE
 NOTE THAT THE CONDOMINIUM BUILDING AND BATHROOMS
 CONSTRUCTED UNDER PERMIT- 04110961 APPEAR TO BE HAVE
 BEEN CONSTRUCTED IN ACCORDANCE WITH THE FAIR HOUSING
 ACT AND THE GUIDELINES OF THE FAIR HOUSING ACT DESIGN
 MANUAL. PLEASE REFER TO PAGES 7.34- 7.59 OF THE MANUAL
 FOR REQUIRED TUB CONVERSION COMPLIANCE INFORMATION.
  
 BASED ON THE FLOOR PLAN IT APPEARS THAT THE MASTER BATH
 WAS CONSTRUCTED UNDER SPECIFICATION B BECAUSE OF THE
 FULL 30 X 48 IN. UNOBSTRUCTED CLEAR FLOOR SPACE
 PROVIDED FOR THE FIXTURE, AS OPPOSED TO THE OBSTRUCTED
 CLEAR FLOOR SPACE PROVIDED AT THE SHOWER IN THE COMMON
 BATHROOM- SEE EXAMPLES A & B ON PAGES 7.36 & 7.37.
 UNDER SPECIFICATION B WHICH REQUIRED ONLY ONE BATHROOM
 AND ONE BATHING FIXTURE TO MEET COMPLIANCE IN THE UNIT,
 THE NEW SHOWER SHALL BE IN COMPLIANCE UNDER
 SPECIFICATION B. PLEASE REFER TO PAGES 7.56- 7.59 AND
 REVISE THE DRAWINGS TO SHOW:
  
 A) LENGTH AND WIDTH DIMENSIONS OF THE NEW SHOWER.
  
 B) THE CLEAR FLOOR SPACE DIAGRAM AND DIMENSIONS FOR THE
 NEW SHOWER.
  
 C) REQUIRED GRAB BAR REINFORCEMENT AND REINFORCEMENT
 LOCATIONS AS INDICATED ON PAGE 7.56 AND THE FIGURES
 SHOWN ON PAGES 6.12 AND 6.13.
  
 AS AN ALTERNATIVE TO MEETING THE GUIDELINES FOR THE
 BATH ALTERATIONS, THE OWNER AND DESIGNER OF RECORD FOR
 THE PROPOSED PROJECT MAY PROVIDE A SIGNED AND NOTARIZED
 AFFIDAVIT WHICH WOULD INDICATE ACKNOWLEDGEMENT THAT THE
 PROPOSED DESIGN DOES NOT MEET THE REQUIREMENTS OF THE
 FAIR HOUSING ACCESSIBILITY GUIDELINES, BUT WILL ALSO
 REQUIRE THE OWNER TO AGREE TO REVERT THE UNIT BACK TO
 COMPLIANCE AT TIME OF SALE IF REQUESTED BY THE BUYER.
 IF THIS OPTION IS CHOSEN, PLEASE SEND AN EMAIL TO
 [email protected] AND I WILL SEND A COPY OF THE FAIR
 HOUSING AFFIDAVIT.
  
 2) PROVIDE A SHOWER PAN DETAIL ION COMPLIANCE WITH
 SECTION 421.5.2 FBC P.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
