 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. PLEASE PROVIDE THE STATUS OF THE CONSTRUCTION OF
 EAGLE OAKS LANE. THE PROPERTY SHALL HAVE ROADWAY
 FRONTAGE PRIOR TO THE ISSUANCE OF A CERTIFICATE OF
 OCCUPANCY.
  
 2. PLEASE CLARIFY THE SCOPE OF THIS PROJECT. IS THIS A
 MODEL DWELLING UNIT THAT WILL BE UTILIZED BY SALES
 STAFF TO SHOW POTENTIAL BUYERS? IF SO, THE MODEL SHALL
 COMPLY WITH THE PROVISIONS OF SEC. 94-273.D.73 OF THE
 CITY?S ZONING AND LAND DEVELOPMENT REGULATIONS. NOTE
 THE TIME LIMITATIONS, PARKING REQUIREMENTS, HOURS OF
 OPERATION, ETC. ADDITIONALLY, ACCESSIBLE ROUTES TO THE
 MODEL HOMES WILL HAVE TO BE IN PLACE.
  
 3. PLEASE CLARIFY IF THIS POD WILL CONSIST OF
 INDIVIDUAL CUSTOM HOMES, OR IF THERE ARE SELECT MODEL
 DESIGNS THAT BUYERS CHOOSE FROM WHEN PURCHASING THEIR
 LOT. IF THEY WILL BE MODEL DESIGNS, A MINOR AMENDMENT
 TO THE BANYAN CAY RPD/CPD SHALL BE SUBMITTED AND
 APPROVED PRIOR TO THE ISSUANCE OF A BUILDING PERMIT
 THAT INCLUDES EACH DESIGN, FINISH/ELEVATION CHOICES,
 COLOR PALETTES, LANDSCAPE PLANS, ETC. THE MODELS SHALL
 COMPLY WITH THE VARIATION REQUIREMENTS CONTAINED IN THE
 BANYAN CAY DESIGN GUIDELINES.
  
 4. THE DESIGN GUIDELINES REQUIRE THAT A STREET
 LANDSCAPE PLAN BE PROVIDED. SUCH LANDSCAPE PLAN SHALL
 BE INCLUDED IN THE MINOR AMENDMENT REFERENCED ABOVE.
  
 5. IF THE PROPOSED PLANS ARE LOT-SPECIFIC, A SURVEY
 SHALL BE PROVIDED.
  
 6. SEPARATE PERMITS SHALL BE REQUIRED FOR THE DRIVEWAY
 AND LANDSCAPING.
  
 7. PLANS SHOULD INDICATE THAT THE DEVELOPMENT IS
 SUBJECT TO THE BANYAN CAY RPD/CPD DEVELOPMENT ORDER AND
 DESIGN GUIDELINES, AS CURRENTLY ADOPTED BY RESOLUTION
 NO. 307-17, AND AS MAY BE AMENDED.
  
 8. ALL ELEVATIONS SHALL PROVIDE THE BUILDING HEIGHT, AS
 DEFINED BY THE CITY?S ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 9. ALL OVERHANGS, ETC. ENCROACHING INTO THE REQUIRED
 SETBACKS SHALL BE DIMENSIONED. ROOF OVERHANGS SHALL NOT
 ENCROACH MORE THAN THREE (3) FEET INTO ANY REQUIRED
 SETBACK.
  
 10. NEED TO SHOW THE CONSTRUCTION OF THE SIDEWALK
 ACROSS THE FRONTAGE OF THE PROPERTY. COORDINATION WILL
 NEED TO OCCUR BETWEEN THE SIDEWALK CONSTRUCTION AND THE
 DRIVEWAY APRON.
  
 11. DIMENSIONS SHALL BE PROVIDED BETWEEN THE MECHANICAL
 EQUIPMENT AND THE PROPERTY LINE. MECHANICAL EQUIPMENT
 (A/C & POOL) SHALL NOT ENCROACH MORE THEN FOUR (4) FEET
 IN THE REQUIRED PRINCIPAL STRUCTURE SETBACKS.
  
 12. DIMENSIONS SHALL BE PROVIDED BETWEEN THE PRINCIPAL
 STRUCTURE AND THE CABANA. THERE SHALL BE A MINIMUM OF
 SIX (6) FOOT SEPARATION BETWEEN THE TWO (2) STRUCTURES.
  
 13. IN THE DATA TABLE ON SHEET A101, THE REAR SETBACK
 PROVIDED FOR THE POOL DOES NOT MATCH THAT WHICH IS
 SHOWN IN THE SITE PLAN.
