 OF APPROPRIATENESS (COA) APPLICATION AND HISTORIC
 PRESERVATION BOARD REVIEW.
  
 PLEASE INCLUDE ALL APPLICATION REQUIREMENTS FOR ?NEW
 CONSTRUCTION? ON PAGE 2. THE APPLICATION FEE IS $350.00
 + $0.01 PER SQUARE FEET. FOR THE STREETSCAPE, 250 FEET
 IN EACH DIRECTION IS REQUIRED.
 APPLICATION DEADLINES ARE AVAILABLE ON PAGE 3. THE NEXT
 APPLICATION DEADLINE IS DECEMBER 16, 2020 FOR THE
 JANUARY 26, 2021 HISTORIC PRESERVATION BOARD MEETING.
  
 A FORMAL REVIEW OF THE REQUIREMENTS FOR HISTORIC AND
 ZONING WAS NOT CONDUCTED. THE FOLLOWING COMMENTS ARE
 BASED ON AN INITIAL REVIEW. ADDITIONAL COMMENTS AND/OR
 CHANGES MAY BE REQUIRED BY THE HISTORIC PRESERVATION
 BOARD.
 1. PROVIDE A PROJECT DATA TABLE DEPICTING COMPLIANCE
 WITH NWD-R-C1 ZONING INCLUDING SETBACKS AND LOT
 COVERAGE.
 2. ILLUSTRATE COMPLIANCE WITH THE CONTEXTUAL FRONT
 SETBACK STANDARDS PER SEC. 94-79 (B)(1). THE CURRENTLY
 PROPOSED 25 FOOT FRONT SETBACK MAY NOT BE AN
 APPROPRIATE SETBACK.
 3. THE STRUCTURE AS PROPOSED IS NOT CONSISTENT WITH THE
 ARCHITECTURAL DESIGN REQUIREMENTS TO BE NEW
 CONSTRUCTION THAT IS COMPATIBLE WITHIN THE NORTHWEST
 HISTORIC DISTRICT. THE FOLLOWING ALTERATIONS ARE
 STRONGLY ADVISED:
 A. ADD AN UNCOVERED FRONT PORCH WITH A STEP UP IN
 BETWEEN THE TWO PROPOSED HIPPED WINGS.
 B. ADD BRICK WORK TO THE FRONT HALF THAT IS ROUGHLY 1/3
 OF THE WAY UP GOES UP TO THE WINDOW SILL.
 C. CHANGE EACH HIPPED WING TO HAVE A FRONT GABLE FACE
 OR CHANGE THE MAIN HIPPED ROOF TO HAVE A FRONT GABLE
 WITH A ROOF VENT.
