 WAYFINDING SIGN - GARDENIA PARKING GARAGE
  
 1) REVISED COMMENT: PROVIDE A SURVEY SHOWING THE GARAGE
 AND ITS SETBACK FROM THE PROPERTY LINE SO THAT STAFF
 CAN VERIFY THAT THE SIGN WILL NOT EXTEND PAST THE
 PROPERTY LINE. ***** A SURVEY WAS NOT PROVIDED WITH THE
 RESUBMITTAL, SO STAFF LOCATED A SURVEY THAT WAS
 PROVIDED BY CITYPLACE RETAIL ON A DIFFERENT APPLICATION
 (STAFF HAS HAD THE SURVEY SHEET ADDED TO THE PERMIT
 PACKAGE). THIS SURVEY SHOWS THAT THERE IS A SIGN
 EASEMENT WHICH ESTABLISHES THE PARAMETERS FOR THE SIGN
 SIZE AND LOCATION. NOTE: THE PROPOSED SIGN SIZE FITS
 WITHIN THE SIGN EASEMENT PARAMETERS.
  
 2) THE SIGN EASEMENT REQUIRES THAT THE SIGN IS A
 MINIMUM OF 12.5 FEET ABOVE GRADE. THE SOUTH ELEVATION
 DRAWING (SIGN ELEVATION) DOES NOT CLEARLY SHOW WHAT THE
 HEIGHT OF THE SIGN IS FROM GRADE. THIS INFORMATION
 NEEDS TO BE CLEARLY SHOWN ON THE PLAN.
  
 3) CITYPLACE CDD APPROVAL IS REQUIRED IN ACCORDANCE
 WITH THE SIGN EASEMENT REQUIREMENTS. PROVIDE EVIDENCE
 OF THE CDD APPROVAL.
  
 4) REPEAT COMMENT: THE PROPOSED SIGN IS A WAYFINDING
 SIGN. THE ROSEMARY SQUARE TENANT SIGN CRITERIA DO NOT
 SHOW THE PROPOSED SIGN DESIGN AS AN APPROVED SIGN TYPE.
 THE ROSEMARY SQUARE TENANT SIGN CRITERIA INCLUDE A
 WAIVER II PROVISION THAT PERMITS, "ALTERNATIVE
 PLACEMENT, DESIGN OR QUANTITY OF WAYFINDING SIGNS
 (DIRECTIONAL OR INFORMATIONAL) FROM THAT WHICH IS
 DEPICTED ON THE WAYFINDING SIGN LOCATION MAP UNDER
 ROSEMARY SQUARE WAYFINDING SIGN CRITERIA (EXHIBIT D)".
 THE WAIVER II IS A MINOR PLANNED DEVELOPMENT AMENDMENT
 THAT MUST BE SUBMITTED TO AND APPROVED BY THE PLANNING
 DIVISION PRIOR TO THE ZONING SIGN OFF FOR A SIGN AT
 THIS LOCATION. THE WAIVER II WILL NEED TO JUSTIFY THE
 SIZE AND DESIGN OF THE PROPOSED SIGN, INCLUDING THE
 COLORS OF THE VARIOUS SIGN ELEMENTS (IF MORE THAN THREE
 COLORS). ***** THE COMMENT RESPONSE THAT THE PROPOSED
 SIGN REPLACES AN EXISTING SIGN DOES NOT CHANGE THE FACT
 THAT THE PROPOSED DESIGN IS NOT COVERED IN THE ROSEMARY
 SQUARE TENANT SIGN CRITERIA AND THUS MUST BE APPROVED
 AS A WAIVER II.
  
 5) REPEAT COMMENT: THE ROSEMARY SQUARE TENANT SIGN
 CRITERIA REQUIRE THAT RIVETS, SCREWS AND OTHER
 FASTENERS THAT EXTEND TO VISIBLE SURFACES SHALL BE
 FLUSH, FILLED AND FINISHED SO AS TO BE UNNOTICEABLE.
 THE BOLTS/ANCHORS CONNECTING THE STEEL SUPPORT ANGLE TO
 THE SIGN AND TO THE WALL PAST THE STEEL SUPPORT AND DO
 NOT MEET THIS STANDARD. IF THE FASTENER HEADS MUST
 EXTEND PAST THE STEEL SUPPORT, THEY NEED TO BE
 CONCEALED BY CAPS MATCHING THE COLOR OF THE STEEL
 SUPPORT, WHICH MUST BE PAINTED TO MATCH THE WALL. *****
 SEE SHEET 2E B SECTION ? WALL CONNECTION @ BOTTOM, THE
 STEEL STUD WEDGE ANCHOR AND BOLT ARE ON THE EXTERIOR OF
 THE BRACKET AND VISIBLE. ADDITIONALLY, ON SIGN DETAIL 1
 - SHEET 2C 8-32 X 3/8? SS PH MS MC 91772A192 EXTENDS
 PAST THE SURFACE OF THE SIGN. NOTE: THIS ONE COULD BE
 COVERED BY THE SIGN DESIGN WAIVER II.
