 WAYFINDING SIGN - GARDENIA PARKING GARAGE
  
 1) THE SIGN LOCATION DRAWING IS INCORRECT.
  
 A. THIS IS NOT THE NORTH ELEVATION OF THE GARDENIA
 GARAGE. PROVIDE THE ACCURATE ELEVATION DRAWING.
 B. IT IS IMPOSSIBLE TO MOUNT A SIGN AS SHOWN ON THE
 NORTH SIDE OF THE GARDENIA GARAGE, SINCE THE GARAGE IS
 FLUSH AGAINST THE NEIGHBORING BUILDING. PROVIDE A
 DRAWING THAT ACCURATELY DEPICTS THE SIGN LOCATION.
  
 2) IF THIS SIGN IS PROPOSED TO BE MOUNTED BY THE
 SOUTHERN ENTRANCE TO THE GARDENIA GARAGE, THEN THE
 FOLLOWING APPLY:
  
 A. STAFF PERFORMED A SITE VISIT TO THE GARDENIA GARAGE
 AND NOTED THAT THIS SIGN WOULD BE IN DIRECT CONFLICT
 WITH THE EXISTING, REQUIRED LANDSCAPE BUFFER TREES AT
 THIS LOCATION. THE CITY WILL NOT PERMIT THE REMOVAL OF
 TREES FOR THE INSTALLATION OF THE SIGN.
 B. PROVIDE A SURVEY SHOWING THE GARAGE AND ITS SETBACK
 FROM THE PROPERTY LINE SO THAT STAFF CAN VERIFY THAT
 THE SIGN WILL NOT EXTEND PAST THE PROPERTY LINE. THE
 SURVEY SHALL ALSO SHOW THE LOCATION OF THE TREES IN THE
 VICINITY OF THE SOUTHEAST CORNER OF THE GARDENIA
 GARAGE.
  
 3) THE PROPOSED SIGN IS A WAYFINDING SIGN. THE ROSEMARY
 SQUARE TENANT SIGN CRITERIA DO NOT SHOW THE PROPOSED
 SIGN AS AN APPROVED SIGN TYPE (OR LOCATION IF THE
 LOCATION DRAWING IS ACCURATE). THE ROSEMARY SQUARE
 TENANT SIGN CRITERIA INCLUDE A WAIVER II PROVISION THAT
 PERMITS, "ALTERNATIVE PLACEMENT, DESIGN OR QUANTITY OF
 WAYFINDING SIGNS (DIRECTIONAL OR INFORMATIONAL) FROM
 THAT WHICH IS DEPICTED ON THE WAYFINDING SIGN LOCATION
 MAP UNDER ROSEMARY SQUARE WAYFINDING SIGN CRITERIA
 (EXHIBIT D)". THE WAIVER II IS A MINOR PLANNED
 DEVELOPMENT AMENDMENT THAT MUST BE SUBMITTED TO AND
 APPROVED BY THE PLANNING DIVISION PRIOR TO THE ZONING
 SIGN OFF FOR A SIGN AT THIS LOCATION. THE WAIVER II
 WILL NEED TO JUSTIFY THE SIZE AND DESIGN OF THE
 PROPOSED SIGN, INCLUDING THE COLORS OF THE VARIOUS SIGN
 ELEMENTS (IF MORE THAN THREE COLORS).
  
 4) PLEASE CLARIFY HOW THE SIGN WILL BE ILLUMINATED.
  
 5) THE ROSEMARY SQUARE TENANT SIGN CRITERIA REQUIRE
 THAT RIVETS, SCREWS AND OTHER FASTENERS THAT EXTEND TO
 VISIBLE SURFACES SHALL BE FLUSH, FILLED AND FINISHED SO
 AS TO BE UNNOTICEABLE. THE BOLTS/ANCHORS CONNECTING THE
 STEEL SUPPORT ANGLE TO THE SIGN AND TO THE WALL PAST
 THE STEEL SUPPORT AND DO NOT MEET THIS STANDARD. IF THE
 FASTENER HEADS MUST EXTEND PAST THE STEEL SUPPORT, THEY
 NEED TO BE CONCEALED BY CAPS MATCHING THE COLOR OF THE
 STEEL SUPPORT, WHICH MUST BE PAINTED TO MATCH THE WALL.
