2020-08-25 16:16:561. THIS FENCE WAS ALREADY BUILT AND IT COVERS THE
 ENTIRE DEPTH (EAST-WEST) OF THE PROPERTY. THE LOCATION
 DRAWING PROVIDED IN THE PERMIT APPLICATION DOES NOT
 COINCIDE WITH THE ACTUAL LOCATION OF THE FENCE. A
 REVISED LOCATION DRAWING THAT ACCURATELY REFLECTS THE
 ACTUAL LOCATION OF THE FENCE NEEDS TO BE PROVIDED.
  
 2. SECTION 94-302.C. OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS STATES THAT "IN NONRESIDENTIAL DISTRICTS,
 NO FENCE, HEDGE OR WALL SHALL EXCEED EIGHT FEET IN
 HEIGHT WITHIN THE REQUIRED SIDE AND REAR SETBACKS.
 FENCES AND WALL SHALL NOT EXCEED 48 INCHES IN HEIGHT
 WITHIN THE REQUIRED FRONT SETBACK.". THE PROPOSED FENCE
 IS 72 INCHES IN HEIGHT AND THE REQUIRED FRONT SETBACK
 FOR THIS PROPERTY IS 25 FEET (CS ZONING). AS A RESULT,
 WITHIN THE FRONT 25 FEET EITHER THE FENCE NEEDS TO BE
 LOWERED TO NOT EXCEED 48 INCHES IN HEIGHT OR THE
 APPLICANT HAS TO REQUEST A VARIANCE TO ALLOW A HIGHER
 FENCE.
