 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1A) THE DECLARED VALUE OF THE WORK OF THIS PERMIT IS
 $9,750.00 DOLLARS, THIS AMOUNT SEEMS LOW. IT WOULD
 APPEAR THE VALUE OF THE CABINETS, COUNTER TOPS FOR THE
 KITCHEN AND MASTER BATH ARE NOT INCLUDED IN THE VALUE
 DECLARED. NOTE # 4 INDICATES THE REMOVAL OF FLOOR TILE
 AND NEW FLOOR TILE TO BE PROVIDED BY THE OWNER.
  
 1B) IT WOULD APPEAR THE VALUE OF THE FLOOR TILE IS NOT
 PART OF THE DECLARED VALUE AND THE OTHER UNCERTAIN
 THING IS THE SCOPE OF THE TILE? IS THE TILE FLOOR WORK
 JUST FOR THE BATHROOM OR FOR THE WHOLE FLOOR AREA OF
 THE CONDOMINIUM?

 IF, IN THE OPINION OF THE BUILDING OFFICIAL, THE
 CLAIMED VALUATION OF BUILDING, ALTERATION, STRUCTURE,
 ELECTRICAL, GAS, MECHANICAL, OR PLUMBING SYSTEMS
 APPEARS TO BE UNDER ESTIMATED ON THE APPLICATION, THE
 PERMIT SHALL BE DENIED. FOR PERMITTING PURPOSES,
 VALUATION OF BUILDINGS AND SYSTEMS SHALL BE TOTAL
 REPLACEMENT PURPOSES, VALUATION OF BUILDINGS AND
 SYSTEMS SHALL BE THE TOTAL REPLACEMENT VALUE TO INCLUDE
 STRUCTURAL, ELECTRICAL, PLUMBING, MECHANICAL, INTERIOR
 FINISHES, NORMAL SITE WORK (EXCAVATION AND BACKFILL FOR
 BUILDINGS), ARCHITECTURAL AND DESIGN FEES, MARKETING
 COST, OVERHEAD AND PROFIT; EXCLUDING ONLY LAND VALUE.
 VALUATION REFERENCES MAY INCLUDE THE LATEST PUBLISHED
 DATA OF NATIONAL CONSTRUCTION COST ANALYSIS SERVICES
 (MARSHALL-SWIFT, MEANS, ETC.) WITH REGIONAL ADJUSTMENTS
 FOR LOCATION AS PUBLISHED BY THE INTERNATIONAL CODE
 CONGRESS.
  
 2) TO KEEP IN THE SCOPE OF THE LICENSING LAWS FOR A CBC
 NONE OF THE CONTRACTOR?S SERVICES CAN AFFECT THE
 STRUCTURAL MEMBERS OF THE BUILDING. THE DESIGNER OF
 RECORD SHOULD NOTE ON THE PLANS THAT THE CONTRACTOR
 MUST HAVE THE CONCRETE FLOOR SYSTEM X-RAYED TO LOCATE
 THE POSITION OF THE POST STRESSED TENTDENS. THIS COST
 MUST ALSO BE ADDED TO THE OVERALL PROJECT VALUE.
 FLORIDA STATUTE 489.105(3)(B).?BUILDING CONTRACTOR?
 MEANS A CONTRACTOR WHOSE SERVICES ARE LIMITED TO
 CONSTRUCTION OF COMMERCIAL BUILDINGS AND
 SINGLE-DWELLING OR MULTIPLE-DWELLING RESIDENTIAL
 BUILDINGS, WHICH DO NOT EXCEED THREE STORIES IN HEIGHT,
 AND ACCESSORY USE STRUCTURES IN CONNECTION THEREWITH OR
 A CONTRACTOR WHOSE SERVICES ARE LIMITED TO REMODELING,
 REPAIR, OR IMPROVEMENT OF ANY SIZE BUILDING IF THE
 SERVICES DO NOT AFFECT THE STRUCTURAL MEMBERS OF THE
 BUILDING.
  
 3) WITH THE NEW HOLE THROUGH THE FLOOR FOR THE SHOWER
 AS WELL AS THE OLD EXISTING WASTE FOR THE OLD TUB HOW
 ARE THESE HOLES TO BE FIRE SAFED? PLEASE SHOW
 COMPLIANCE WITH THE 2017 FBC-B SECTION 714.4.1.2
 THROUGH PENETRATION FIRE STOP SYSTEMS. PLEASE NOTE THAT
 THE SYSTEM SHALL HAVE AN F RATING/ T RATING OF NOT LESS
 THAN 1 HOUR BUT NOT LESS THAN THE REQUIRED RATING OF
 THE FLOOR PENETRATED. SEE TABLE 601 FOR FLOOR
 CONSTRUCTION 2 HOUR FLOOR SYSTEM IS REQUIRED.
  
 4) THE FLOOR PLAN INDICATES WITH NOTE # 2 A NEW MASTER
 BATH SHOWER BUT IS SILENT AS TO THE TYPE OF BACKER
 BOARD NOR THE HEIGHT OF THE TILE IN THE SHOWER?
 4A) 2017 FBC-B 2509.2 BASE FOR TILE. MATERIALS USED AS
 A BASE FOR WALL TILE IN TUB AND SHOWER AREAS AND WALLS
 AND CEILING PANELS IN SHOWER AREAS SHALL BE OF
 MATERIALS LISTED IN TABLE 2509.2 AND INSTALLED IN
 ACCORDANCE WITH MANUFACTURER?S RECOMMENDATIONS. WATER
 RESISTANT GYPSUM BACKING BOARD SHALL BE USED AS A BASE
 FOR TILE IN WATER CLOSET COMPARTMENT WALLS WHEN
 INSTALLED IN ACCORDANCE WITH GA-216 OR ASTM C840 AND
 THE MANUFACTURE?S RECOMMENDATIONS.
  
 4B) 2017 FBC-B SHOWERS & TUBS 1210.3. SHOWER
 COMPARTMENTS AND BATHTUBS WITH INSTALLED SHOWER HEADS
 SHALL BE FINISHED WITH A NONABSORBENT SURFACE TO A
 HEIGHT NOT LESS THAN 72INCHES ABOVE THE DRAIN INLET.
  
 5) FLOOR INSULATION (FBC-B 2017)
 FOR TILE, STONE, MARBLE, VINYL AND WOOD FLOORING ALL
 NEED TO HAVE HAD THE SOUND UNDERLAYMENT TESTED FLOOR
 ASSEMBLIES TO THE FOLLOWING STANDARDS AND MEET THE
 QUALIFICATIONS LISTED UNDER EACH OF THE STANDARDS FOR A
 6 INCH CONCRETE FLOOR ASSEMBLY/ NO DROPPED CEILING:
 PLEASE PROVIDE ALL THREE TEST REPORTS SHOWING
 COMPLIANCE WITH:
  
 TYPE I AND II BUILDINGS
 5A) FBC-B 2017 1207.3 STRUCTURE-BORNE SOUND.
 FLOOR/CEILING ASSEMBLIES BETWEEN DWELLING UNITS OR
 BETWEEN A DWELLING UNIT AND A PUBLIC OR SERVICE AREA
 WITHIN THE STRUCTURE SHALL HAVE AN IMPACT INSULATION
 CLASS (IIC) RATING OF NOT LESS THAN 50 (45 IF FIELD
 TESTED) WHEN TESTED IN ACCORDANCE WITH ASTM E 492.
  
 5B) FBC-B 2017 1207.2 AIR-BORNE SOUND.
 WALLS, PARTITIONS AND FLOOR/CEILING ASSEMBLIES
 SEPARATING DWELLING UNITS FROM EACH OTHER OR FROM
 PUBLIC OR SERVICE AREAS SHALL HAVE A SOUND TRANSMISSION
 CLASS (STC) OF NOT LESS THAN 50 (45 IF FIELD TESTED)
 FOR AIR-BORNE NOISE WHEN TESTED IN ACCORDANCE WITH ASTM
 E 90.
  
 5C) FLAME SPREAD- FBC-B 2017 603.1. EXCEPTION 2.
 INSULATION INSTALLED BETWEEN A FINISHED FLOOR AND SOLID
 DECKING WITHOUT INTERVENING AIRSPACE SHALL BE ALLOWED
 TO HAVE A FLAME SPREAD INDEX OF NOT MORE THAN 200.
  
 FLAME SPREAD INDEX. A COMPARATIVE MEASURE, EXPRESSED AS
 A DIMENSIONLESS NUMBER, DERIVED FROM VISUAL
 MEASUREMENTS OF THE SPREAD OF FLAME VERSUS TIME FOR A
 MATERIAL TESTED IN ACCORDANCE WITH ASTM E 84 OR UL 723.
  
 6) A TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW
 COMMENT NUMBER, WITH A DESCRIPTION OF THE REVISION
 MADE, IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE
 THE CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR

 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
