 PLAN REVIEW RESULTS: DENIED.
  
 1) PROVIDE THE DIMENSIONS OF THE NEW SHOWER- SECTION
 417.4 FBC P.
  
 2) PROVIDE CONSTRUCTION DETAILS FOR THE NEW SHOWER
 WALLS AND SHOWER PAN- SECTIONS 417.4.1 & 417.5.2.
  
 3) SHOW THE LOCATION OF THE NEW DRAIN IN THE DRAWING
 AND INDICATE IF IT BEING RELOCATED OR REUSED IN THE
 ORIGINAL TUB/SHOWER LOCATION. A DETAIL IS REQUIRED FOR
 A RELOCATED DRAIN BASED ON SECTION 1002.1: THE VERTICAL
 DISTANCE FROM THE FIXTURE OUTLET TO THE TRAP WEIR SHALL
 NOT EXCEED 24 INCHES, AND THE HORIZONTAL DISTANCE SHALL
 NOT EXCEED 30 INCHES MEASURED FROM THE CENTERLINE OF
 THE FIXTURE OUTLET TO THE CENTERLINE OF THE INLET OF
 THE TRAP.
  
 4) PLEASE NOTE THAT DRAIN PIPE PENETRATIONS OF THE
 EXISTING SLAB WILL REQUIRE FIRESTOPPING TO SEAL THE
 ANNULAR SPACE AROUND THE PIPING. PROVIDE A UL TESTED
 FIRESTOPPING ASSEMBLY DETAIL ON THE PLAN- SECTION
 714.4.1.2 FBC B.
  
 5) FAIR HOUSING ACCESSIBILITY GUIDELINES: BECAUSE THE
 BUILDING WAS CONSTRUCTED IN ACCORDANCE WITH THE
 ACCESSIBILITY REQUIREMENTS OF THE FAIR HOUSING ACT AND
 THE DESIGN GUIDELINES FOR USABLE BATHROOMS IN DWELLING
 UNITS, THE ALTERATIONS THAT ARE PROPOSED IN THE
 BATHROOMS SHALL ALSO BE IN COMPLIANCE WITH THE FAIR
 HOUSING ACT. THE FAIR HOUSING ACCESSIBILITY GUIDELINES
 ARE INCLUDED IN THE FLORIDA ACCESSIBILITY CODE- 2017
 SIXTH EDITION. REFER TO REQUIRMENT 7 USUABLE KITCHENS
 AND BATHROOMS AND PAGE 7.33 IN THE FAIR HOUSING ACT
 DESIGN MANUAL.
 BASED ON THE DRAWING IT IS NOT CLEAR IF USABLE BATHROOM
 TYPE A OR B WAS CHOSEN AS THE ORIGINAL DESIGN UNDER
 PERMIT-01091471, HOWEVER THE DRAWING APPEARS TO
 INDICATE THAT THE MASTER BATHROOM WAS DESIGNED AS A
 TYPE B BECAUSE GREATER ACCESS IS PROVIDED TO THE
 TUB/SHOWER UNIT. BECAUSE IT IS THIS TUB/SHOWER UNIT
 BEING CONVERTED TO A SHOWER, THE REQUIRED CLEAR FLOOR
 30"X 48" CLEAR FLOOR SPACE FOR WHEELCHAIR APPROACH MUST
 BE MAINTAINED. AS REQUESTED IN COMMENT #1 PROVIDE AN
 ENLARGED DRAWING OF THE SHOWER THAT INCLUDES THE
 DIMENSIONS OF THE SHOWER AND THE REQUIRED CLEAR FLOOR
 SPACE DIAGRAM AND DIMENSION- REFER TO SEE REQUIRMENT 7
 AND FIGURE 7D FOR GUIDANCE. COMPLIANCE ALSO REQUIRES
 THAT BACKING FOR FUTURE GRAB BAR INSTALLATIONS BE
 PROVIDED- REFER TO FIGURE 5 AND PROVIDE DIMENSIONED
 SIDE AND BACK ELEVATION VIEWS OF THE SHOWER WALLS
 SHOWING THE LOCATIONS, LENGTHS AND WIDTHS OF THE GRAB
 BAR BACKINGS.
 PLEASE NOTE: AS AN ALTERNATIVE TO MEETING THE
 GUIDELINES FOR THE BATH ALTERATIONS, THE OWNER AND
 DESIGNER OF RECORD FOR THE PROPOSED PROJECT MAY PROVIDE
 A SIGNED AND NOTARIZED AFFIDAVIT WHICH WOULD INDICATE
 ACKNOWLEDGEMENT THAT THE PROPOSED DESIGN DOES NOT MEET
 THE REQUIREMENTS OF THE FAIR HOUSING ACCESSIBILITY
 GUIDELINES, BUT WILL ALSO REQUIRE THE OWNER TO AGREE TO
 REVERT THE UNIT BACK TO COMPLIANCE AT TIME OF SALE IF
 SO REQUESTED BY THE BUYER. IF THIS OPTION IS CHOSEN,
 PLEASE SEND AN EMAIL TO [email protected] AND I WILL SEND A
 COPY OF THE FAIR HOUSING AFFIDAVIT. IF CHOOSING THIS
 OPTION IT WOULD BE ADVISABLE AT A MINIMUM TO INSTALL
 THE SHOWER WALL REINFORCEMENTS.
  
 6) THE PLAN INDICATES REPLACEMENT OF KITCHEN CABINETS.
 PROVIDE A SCOPE OF WORK FOR PLUMBING ALTERATIONS IN THE
 KITCHEN. CLARIFY IF THE EXISTING SINK, DISHWASHER,
 WATER SUPPLY LINES, DRAINS AND VENTS, ICE MAKER LINE
 ARE BEING REPLACED OR RELOCATED. PROVIDE RISER DRAWINGS
 FOR ALL NEW OR RELOCATED SANITARY OR WATER SUPPLY
 PIPES. REFER TO THE FAIR HOUSING ACT DESIGN MANUAL AND
 THE GUIDELINES CONTAINED IN THE FBC-ACC FOR USUABLE
 KITCHENS AND PROVIDE DRAWINGS AND DETAILS TO SHOW
 COMPLIANCE WITH THE REQUIRED CLEAR FLOOR SPACES AND
 MANUEVERING CLEARANCES.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
 RE-SUBMITTAL FORM.
