 PROVIDE WRITTEN RESPONSES TO PLANS.
  
 1) RESOLUTION 13-19, WHICH APPROVED THE PROJECT
 INCLUDED THE REQUIREMENT THAT CERTAIN ITEMS REQUIRED
 PRIOR TO THE SUBMITTAL OF THE BUILDING PERMIT FOR SITE
 IMPROVEMENTS, WHICH INCLUDES THE FOUNDATION PERMIT.
 PROVIDE EVIDENCE THAT THE FOLLOWING HAVE BEEN
 COMPLETED:
  
 A. RECORD A BOUNDARY PLAT FOR ALL OF THE PARCELS WITHIN
 THE 1309 SOUTH FLAGLER DRIVE RESIDENTIAL PLANNED
 DEVELOPMENT. NOTE: THIS PROCESS HAS NOT BEEN INITIATED
 WITH THE CITY AND REQUIRES APPROVAL BY THE CITY
 COMMISSION.
  
 B. ABANDON THE FPL EASEMENT ALONG SOUTH PROPERTY LINE
 RELOCATE ALL LINES RELOCATED PRIOR TO THE BUILDING
 PERMIT APPROVAL FOR ANY ABOVE GROUND IMPROVEMENTS.
  
 C. SUBMIT A DELIVERY MANAGEMENT PLAN FOR THE CURRIE
 CRESCENT ENTRANCE. THE MANAGEMENT PLAN MUST ADDRESS THE
 FOLLOWING ITEMS:
 - ONLY PRESCHEDULED DELIVERIES WILL BE ALLOWED.
 - PROVIDE A MEANS OF PRESCHEDULING DELIVERIES WITH
 PROPERTY STAFF.
 - PROVIDE STAFFING PLAN FOR DELIVERIES.
 - PROVIDE SPOTTERS FOR BACKING IN OF VEHICLES.
 - ENSURE THAT VEHICLES WILL NOT STOP OR STAND ON CURRIE
 CRESCENT SIDEWALK WHILE WAITING FOR GATE TO OPEN.
  
 2) PROVIDE INFORMATION ON THE PILING INSTALLATION:
 RESOLUTION 13-19 REQUIRES THAT THE PROJECT SHALL NOT
 USE HYDRAULIC HAMMERS TO SET FOUNDATION PILES. IF
 FOUNDATION PILES ARE PROPOSED THEY SHALL BE AUGURED,
 DRILLED, VIBRATED, OR PRESSED INTO PLACE. SHEET PILING
 MAY BE INSTALLED USING VIBRATORS, HYDRO JETTING, OR
 HYDRAULIC JACK PRESSING EQUIPMENT TO STABILIZE THE
 PERIMETER OF THE SITE TO ACCOMMODATE THE EXCAVATION AND
 CONSTRUCTION OF THE SUBGRADE BASEMENT AND RETAINING
 WALLS.
  
 3) PROVIDE INFORMATION ON THE REQUIRED CONDITION
 SURVEY: RESOLUTION 13-19 REQUIRES THAT THE DEVELOPER
 SHALL PERFORM A ?CONDITION SURVEY? OF THE ADJOINING
 PROPERTIES PRIOR TO THE COMMENCEMENT OF ANY
 CONSTRUCTION OR DEMOLITION ACTIVITIES. THE DEVELOPER
 SHALL CONFORM TO THE APPROPRIATE INDUSTRY STANDARDS
 APPROVED BY THE CITY'S BUILDING DIVISION IN MONITORING
 THE VIBRATION EFFECTS ON THE ADJOINING PROPERTIES; THIS
 MAY INCLUDE, BUT IS NOT LIMITED TO, THE PLACEMENT OF
 SEISMIC METERS, INSPECTIONS, AND SIMILAR ACTIVITIES.
  
 4) THE SURVEY PROVIDED WITH THE PERMIT IS NOT THE
 LATEST SURVEY. PROVIDE THE CORRECT SURVEY.
  
 5) THE SITE PLAN NEEDS TO INCLUDE ALL THE SETBACK
 DIMENSIONS TO THE ELEMENTS OF THE SITE THAT ARE PART OF
 THE FOUNDATION.
  
 6) REMOVE THE LANDSCAPE AND IRRIGATION PLANS FROM THIS
 SUBMITTAL. THEY REQUIRE THEIR OWN SEPARATE PERMITS.
 NOTE THE LANDSCAPE PLAN WAS NOT CORRECTED TO REFLECT
 THE NEW SWITCH CABINET ALONG ACACIA ROAD. ADDITIONALLY,
 THERE MUST BE A CONTINUOUS BUFFER ALONG THE SOUTH
 PROPERTY LINE WHERE THE NEW FPL PAD MOUNT TRANSFORMER
 IS PROPOSED. A BETTER OPTION WOULD BE TO LOCATE THE
 TRANSFORMER ON THE NORTH SIDE OF THE DRIVEWAY. STAFF
 WILL NEED TO REVIEW PLANS THAT VERIFY THE LANDSCAPE
 BUFFER HEDGE EXISTS AND WILL SCREEN THE TRANSFORMER
 FROM THE SOUTH PRIOR TO ANY ZONING APPROVAL OF THE SITE
 LAYOUT.
  
 7) THE ABOVE GRADE IMPROVEMENTS REQUIRE REVIEW AS PART
 OF A SEPARATE PERMIT.
  
 8) ACACIA ROAD IS A SEPARATE PARCEL. ALL PLANS SHOWING
 THE ACACIA ROAD WORK ARE TO BE REVIEWED AND APPROVED
 UNDER A SEPARATE PERMIT.
  
 9) THE WALLS, FENCES AND COLUMNS REQUIRE A SEPARATE
 PERMIT WITH PLANS. NOTE: THERE ARE WALLS THAT ARE
 HIGHER THAN THE APPROVED CITY COMMISSION APPROVED
 PLANS. YOU WILL NEED TO SHOW THE SETBACK DIMENSIONS AND
 THE CROSS SECTIONS TO VERIFY THAT THE WALLS DO NOT
 VIOLATE THE WALL HEIGHT WAIVERS.
  
 10) THE PARKING STRIPING REQUIRES A SEPARATE PERMIT
 WITH PLANS. THE FOLLOWING ITEMS NEED TO BE ADDRESSED ON
 THE PARKING STRIPING PERMIT.
  
 A. PROVIDE THE DIMENSIONS FOR THE SPACES.
  
 B. SPACES B2-41 AND B2-78 NEED TO BE A MINIMUM OF 8.5
 FEET WIDE. PLEASE NOTE THAT THIS SPACE AND SOME OF THE
 SPACES WITHIN THE PRIVATE GARAGES DO NOT PROVIDE MUCH
 SPACE TO OPEN THE CAR DOOR. THIS IS A LUXURY
 CONDOMINIUM PROJECT WITH TIGHT PARKING SPACES. THE
 STAFF HAS HEARD COMPLAINTS FROM OWNERS IN PREVIOUS
 CONDOMINIUMS THAT THE STANDARD WIDTH STALL, WHEN
 AGAINST A WALL DOES NOT PROVIDE THE ABILITY TO OPEN CAR
 DOORS. YOU SHOULD TAKE THIS INTO ACCOUNT WHEN MARKETING
 THE PARKING SPACES IN RELATION TO THE OWNER'S CAR
 SIZES.
  
 C. WHERE ARE THE REQUIRED EMPLOYEE PARKING SPACES.
  
 D. THE PARKING TABLE CALLS OUT 133 PARKING SPACES
 PROVIDED, YET THE BUILDING AREA MATRIX ONLY LISTS 129
 SPACES. EXPLAIN THE DISCREPANCY.
  
 11) THE USE OF ARTIFICIAL TURF FOR THE DOG PARK AREA
 WILL REQUIRE THAT THE ARTIFICIAL TURF NOT BE VISIBLE
 FROM THE CURRIE CRESCENT OR ACACIA ROAD RIGHTS-OF-WAY.
 THIS NEEDS TO BE CLEARLY SHOWN ON THE PERMIT FOR THE
 INSTALLATION OF THE ARTIFICIAL TURF.
  
 12) EXPLAIN WHY THERE IS MORE NET SF FOR EACH UNIT BUT
 LESS ENCLOSED GROSS SF ON EACH FLOOR THAN WHAT WAS
 APPROVED BY RESOLUTION NO. 13-19.
  
 13) AN APPROVED TREE ALTERATION PERMIT IS REQUIRED
 PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES.
  
 14) THE SITE LIGHTING REQUIRES A SEPARATE PERMIT WITH
 PLANS. SINCE ACACIA ROAD IS A SEPARATE PARCEL, IT
 REQUIRES ITS OWN PERMIT. PHOTOMETRIC PLANS ARE REQUIRED
 WITH THE PERMITS.
  
 15) THE BICYCLE RACKS REQUIRE A SEPARATE PERMIT WITH
 PLANS. THIS INCLUDES THE BICYCLE STORAGE ROOM.
