 AMENDMENTS TO THE FLORIDA BUILDING CODE, CHAPTER 1,
 ADMINISTRATION.
  
 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 ACTION: DENIED
  
 1) THE PROPOSED GATE DESIGN DOES NOT AGREE WITH THE
 BASE BUILDING PLAN BLD-COM 16061443 THE CANOPY HOTEL,
 SHEET A1.11 THE 1ST FLOOR LIFE SAFETY PLAN WHICH SHOWS
 AN EXTERIOR WALL AND SWING GATE OR DOOR WAY. CORRIDOR
 105 IS PART OF A 2 HOUR EXIT PASSAGEWAY. ONE OF THE
 EXIT DISCHARGE DOORS IN THIS EXIT PASSAGE WAY LEADS
 DIRECTLY INTO THIS ALLEYWAY / EGRESS COURT WHICH IS
 PART OF THE MEANS OF EGRESS TO THE PUBLIC WAY.
 THE PROPOSED PLAN FAILS TO SHOW CODE COMPLIANCE WITH
 THE 2017 FBC-B SECTIONS:
  
 1A). SECTION 1028.5 ACCESS TO A PUBLIC WAY. THE EXIT
 DISCHARGE SHALL PROVIDE DIRECT ACCESS AND UNOBSTRUCTED
 ACCESS TO A PUBLIC WAY. THE SITE PLAN NOR SHEET ST18
 INDICATE THAT THIS GATE WILL BE LOCKED, BUT THE FIRE
 DEPARTMENT INDICATES WITH A PROVISO, A KNOX BOX IS TO
 BE INSTALLED AT GATE FOR FIRE DEPARTMENT ACCESS. THIS
 WOULD MEAN THE GATE WOULD BE LOCKED AND FAIL TO MEET
 THE REQUIREMENT FOR UNOBSTRUCTED ACCESS TO THE PUBLIC
 WAY.
  
 1B). ANOTHER ISSUE IS THIS SWING GATE IS APPROXIMATELY
 11 FEET 9INCHES IN WIDTH. PLEASE REVIEW SECTION FBC-B
 1010.1.1 FOR THE MAXIMUM WIDTH OF A SWINGING DOOR/ GATE
 (PART OF A MEANS OF EGRESS) IS 48 INCHES.
  
 1C). THE BASE BUILDING PERMIT 16061443 SHOWS THE
 PROPOSED OCCUPANT LOAD OF 95 OCCUPANTS GOING THROUGH
 THE EXIT DISCHARGE DOOR. THIS SAME OCCUPANT LOAD WOULD
 BE GOING THROUGH THE PROPOSED NEW GATE/ DOORWAY. PLEASE
 REVIEW SECTION 1010.1.10 OF THE 2017 FBC-B FOR THE
 REQUIREMENT FOR PANIC AND FIRE EXIT HARDWARE.
  
 1D). THE PROPOSED GATE IS SHOWN ON SHEET ST18 BEING 2
 FEET BACK FROM THE CORNER OF THE BUILDING. WITH THE
 GATE BEING 11 FEET 9 INCHES IT WOULD SWING OUT OVER THE
 PROPERTY LINE. SECTION 3202.2 ENCROACHMENTS ABOVE GRADE
 AND BELOW 8 FEET IN HEIGHT. DOORS AND WINDOWS SHALL NOT
 OPEN OR PROJECT INTO THE PUBLIC RIGHT OF WAY.
  
 2) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
 COOPERATION.
