 PLAN REVIEW RESULTS: DENIED.
  
 1) THIS REVIEW OF THE PLUMBING PLANS IS A FOLLOW-UP TO
 THE 2ND REVIEW. THE DESIGN PROFESSIONALS OF RECORD DID
 NOT PROVIDE NARRATIVE RESPONSES TO THE 2ND REVIEW
 COMMENTS THAT I HAVE COPIED BELOW. COMMENTS- 1 & 3 HAVE
 NOT BEEN ADDRESSED.
  
 THE PLANS SHOWS A 2ND FLOOR BATHROOM WITH AN ACCESSIBLE
 SHOWER, WATER CLOSET AND LAVATORY, HOWEVER THE REQUIRED
 CLEAR FLOOR SPACES FOR THE FIXTURES ARE NOT INDICATED
 ON THE DRAWINGS- SEE SHEET A4.0. ALSO MISSING FROM THE
 DRAWING IS THE CENTER LINE OF THE WATER CLOSET. THE
 NOTE ON THE PLAN INDICATES THE SHOWER ROOM IS NOT FOR
 PUBLIC USE AND THERE IS A LETTER SUBMITTED BY WALKER
 DESIGN AND CONSTRUCTION THAT IS REFERENCING
 DISPROPORTIONATE COSTS TO PROVIDE VERTICAL
 ACCESSIBILITY TO THE 2ND FLOOR AND AN ADA COMPLIANT
 BATHROOM. IT APPEARS THAT THIS IS THE REASON THAT THE
 BATHROOM IS NOT BEING DESIGNED TO BE FULLY ACCESSIBLE.
 HOWEVER, AT THE TIME OF THIS IS REVIEW, I AM NOT AWARE
 THAT THE LETTER HAS BEEN APPROVED BYTHE WPB BUILDING
 OFFICIAL, AS A RESULT THE COMMENTS BELOW WILL REMAIN.
  
 PLEASE NOTE THAT THE $54,000.00 TOTAL VALUE DOES NOT
 MATCH THE SUBMITTED COST BREAKDOWN WHICH INDICATES A
 TOTAL OF $74,844.00. THAT TOTAL NUMBER ALSO APPEARS LOW
 FOR THE COST OF THE PROJECT BASED ON THE $10,000 VALUE
 FOR THE HVAC SYSTEMS WHICH IS BEING CHALLENGED IN THE
 MECHANICAL REVIEW.
  
 2) NEW COMMENT: CONCERNING THE 1ST FLOOR ACCESSIBLE
 TOILET ROOM, THE LENGTH MEASUREMENT OF THE ROOM AND THE
 CLEAR FLOOR SPACE DIMENSIONS FOR THE WATER CLOSET AND
 LAVATORY ARE NOT SHOWN ON THE DRAWINGS- SHEETS A4.0 &
 A4.1.
  
 PLUMBING 2ND REVIEW**DENIED**19120804* YOUR RESPONSE TO
 THESE COMMENTS DID NOT MATCH THE COMMENTS IN CITY
 RECORDS.
  
 1) FBC-PLB 403.1 REQUIRES 2 TOILETS ROOM ON THE 1ST
 FLOOR PER YOUR OCCUPANT LOAD SINCE YOU DO NOT HAVE
 VERTICAL ACCESSIBILITY TO THE 2ND FLOOR TOILET ROOM
 THAT ONE WOULD NOT COUNT TOWARD THE MIN REQUIRED.
  
 3) THE 2ND FLOOR TOILET SHALL STILL BE REQUIRED PER
 FBC-ACC 213.1. YOU DON'T NOT SHOW A CLEAR FLOOR SPACE
 FOR THE SHOWER NOR THE TOILET. IT APPEARS YOU ONLY HAVE
 44" CLEAR FLOOR FOR THE TOILET. PLEASE CLARIFY. FBC

 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
