 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 NOTE: SEC. 801.3 FBC-EXISTING BUILDING. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.
  
 1- THIS PROPERTY IS LOCATED IN A AREA WITH QUESTIONABLE
 SOIL. PROVIDE SOIL TEST REPORT AS REQUIRED BY SEC.
 R401.4 FBC-RESIDENTIAL.
 NOTE: ARCHITECT SPECIFY VIBRO-COMPACTION ON THE
 BUILDING AREA ON SHEET A-4 AND SHEET S-1.
 VIBRO-COMPACTION TO BE COORDINATED WITH THE
 GEOTECHNICAL REPORT RECOMMENDATIONS.
  
 2- PLANS NEED TO PROVIDE SPECIFICATIONS FOR THE VAPOR
 RETARDER AS REQUIRED BY SEC. R506.2.3 FBC-RESIDENTIAL.
 NOTE: ALSO, PROVIDE SPECIFICATIONS SHOWING HOW THE
 VAPOR RETARDER WILL BE INSTALLED ON THE EXISTING
 CONCRETE SLAB THAT IS GOING TO RECEIVE THE NEW CONCRETE
 SLAB ON TOP.
  
 3- A) ROOF INSULATION SHOWN ON SECTION A-A ON SHEET S-1
 DOESN'T PROVIDE THE MIN. 1 INCH CLEARANCE REQUIRED BY
 SEC. R806.3 FBC-RESIDENTIAL FOR CROSS VENTILATION.
 REVISE AS REQUIRED TO COMPLY.
  
 B) ROOF VENT CALCULATIONS ARE REFERENCING THE 2014
 CODE. THE CURRENT CODE IS THE 2017 CODE, 6TH EDITION.
 REVISE AS REQUIRED.
 NOTE: THIS APPLIES TO THE "RENOVATION REQUIREMENTS" AND
 "GENERAL NOTES" ON SHEET A-1 ALSO. REVISE AS REQUIRED.

 4- PLANS ARE MISSING THE SPECIFICATIONS FOR BEAM #1 AND
 BEAM #2. PROVIDE COMPLETE DETAIL/SPECIFICATIONS. SEC.
 R301.1 FBC-RESIDENTIAL.
  
 5- FLASHING INFORMATION SHOWN ON SHEET A-5 CORRESPONDS
 TO WOOD FRAMED BUILDINGS. THIS DOESN'T MATCH PLANS.
 REVISE AS REQUIRED. PROVIDE FLASHING INFORMATION FOR
 CONCRETE BLOCK CONSTRUCTION. SEC. R703.1
 FBC-RESIDENTIAL.
  
 6- ACCORDING TO THE FLOOD INSURANCE RATE MAP WHICH WAS
 ADOPTED ON OCTOBER 5, 2017 AND IS APPLICABLE TO THIS
 PROJECT, THE STRUCTURE IS LOCATED IN AN AE FLOOD ZONE
 WHICH IS A SPECIAL FLOOD HAZARD AREA. THE BASE FLOOD
 ELEVATION FOR THE PROPERTY IS 12.1' NAVD 88. THE CITY
 OF WEST PALM BEACH HAS ADOPTED A FLOOD ORDINANCE THAT
 REQUIRES A TWO (2) FOOT FREE BOARD. THIS MEANS THAT THE
 LOWEST FLOOR AND ALL EQUIPMENT SERVICING THE RESIDENCE
 IS REQUIRED TO BE AT OR ABOVE 14.1' NAVD 88.
 BASED ON THE PROPERTY APPRAISER THE ADDITION IS
 CONSIDERED A SUBSTANTIAL IMPROVEMENT.
 THE ADDITION AND THE EXISTING HOUSE NEED TO COMPLY WITH
 THE FLOOD REQUIREMENTS.
  
 BASED ON THE SURVEY SUBMITTED, IT LOOKS LIKE THE
 FINISHED FLOOR OF THE EXISTING HOUSE MAY BE COMPLAINT
 WITH THE MIN. FINISHED FLOOR ELEVATION REQUIRED BY THE
 CITY FLOOD ORDINANCE (2 FEET ABOVE BASE FLOOD
 ELEVATION).
 BUT, SURVEY NEEDS TO BE REVISED. SURVEY IS MISMATCHING
 TWO DIFFERENT ELEVATION REFERENCES. THE INFORMATION
 UNDER THE LEGAL DESCRIPTION IS PROVIDING THE BASE FLOOD
 ELEVATION USING THE NAVD 88 REFERENCE, WHILE THE
 FINISHED FLOOR ELEVATION OF THE HOUSE IS IS USING NGVD
 29. REVISE SURVEY AS REQUIRED USING THE CURRENT
 REFERENCE NAVD 88.
  
 SINCE THIS PROPERTY IS LOCATED IN FLOOD ZONE AE, THEN
 ELEVATION CERTIFICATES ARE REQUIRED FOR BUILDING UNDER
 CONSTRUCTION AND FINISHED CONSTRUCTION. SEC. 18-284
 CITY ORDINANCE NO. 4729-17. NOTE: THIS WILL BE REQUIRED
 DURING CONSTRUCTION.
  
 7- ENERGY CALCULATIONS SUBMITTED:
 A) ENERGY FORM SUBMITTED R405-2014 IS FOR THE 2014
 CODE. THE CURRENT CODE IS THE 2017 6TH EDITION FBC.
 REVISE AS REQUIRED. PROVIDE CALCULATIONS USING THE
 CURRENT FORM.
 SEC. 1101.1 FBC-EXISTING BUILDING AND SEC. R101.5.1
 FBC-ENERGY CONSERVATION.
  
 B) THE ENERGY FORM IS REQUIRED TO BE CERTIFIED AT THE
 BOTTOM BY THE OWNER OR THE OWNER LEGALLY DESIGNATED
 AGENT AS REQUIRED BY SEC. R103.1.1.2 FBC-ENERGY
 CONSERVATION.
  
 C) CEILING INSULATION SPECIFIED ON ITEM #10 DOESN'T
 MATCH ARCHITECTURAL PLANS. SEC. R101.5.1.1.2 SEE PLANS
 AND REVISE AS REQUIRED.
  
 D) PROVIDE THE NAME OF PERSON PERFORMING THE ANALYSIS
 AND GENERATING THE REPORT AS REQUIRED BY SEC.
 R405.4.2.1 FBC- ENERGY CONSERVATION
  
 E) PROVIDE COMPLETE INFORMATION ON TOP OF FORM,
 INCLUDING THE BUILDER'S NAME. SEC. R101.5.1.1.2 FBC-
 ENERGY CONSERVATION.

 IS GOING TO BE INSTALLED TO VERIFY COMPLIANCE WITH THE
 DESIGN PRESSURES OF SEC. R301.1 FBC-RESIDENTIAL. NOTE:
 IF THE SELECTED ASSEMBLY DOESN'T MEET THE DESIGN
 PRESSURES FOR ALL ROOF ZONES, THEN SIGNED AND SEALED
 RAS 117 CALCULATIONS ARE REQUIRED.
  
 B)PRECAST LINTEL AS SPECIFIED ON PLANS. NOA 14-0903.03
 SUBMITTED IS FOR 4", 6" & 12" PRECAST LINTELS.
 ARCHITECT SPECIFIED 8" PRECAST LINTELS. ALSO, NOA
 SUBMITTED IS EXPIRED.
  
 9- ARCHITECT OF RECORD TO REVIEW AND APPROVE IN WRITING
 (NOT SIGNING AND SEALING) ABOVE PRODUCT APPROVALS AS
 REQUIRED BY SEC. 107.3.4.1 CITY AMENDMENTS.
  
 10- IMPACT FEES -
 PLANS REQUIRE REVIEW BY THE PBC IMPACT FEE OFFICE. CALL
 (561) 233-5025. UPON APPROVAL OF PLANS, YOU MAY CHECK
 OUT ONE PLAN SET AND TAKE TO THAT OFFICE FOR REVIEW.
 PLEASE RETURNED STAMPED AND WITH A COPY OF THE RECEIPT
 AS APPLICABLE. PLEASE PROVIDE THE MUNICIPAL IMPACT FEE
 QUESTIONNAIRE FORM TO THE PBC IMPACT FEE OFFICE. THE
