 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) THE GOVERNING CODES ON SHEET AO ARE INCORRECT. THIS
 PROPOSED PROJECT IS THE CONVERSION OF AN EXISTING
 SINGLE FAMILY DWELLING TO A COMMERCIAL USE AS A JUICE
 BAR AND YOGA STUDIO. THE SIXTH EDITION (2017) FBC
 EXISTING BUILDING AND FBC BUILDING ARE THE GOVERNING
 CODES. THE CLASSIFICATION OF WORK FROM THE EXISTING
 BUILDING CODE SECTION 506 WOULD BE CHANGE OF OCCUPANCY.
 SECTIONS 508 HISTORIC BUILDINGS AND SECTIONS 509
 RELOCATED BUILDINGS MAY ALSO APPLY.
  
 2) GENERAL NOTE #1 ON SHEET A1.0 SPECIFIES THE FIFTH
 EDITION (2014) FBC RESIDENTIAL. THIS IS INCORRECT.
 PLEASE UPDATE NOTES.
  
 3) THE STRUCTURAL PLAN SHEETS NEED TO BE UPDATED TO
 REFERENCE THE 2017 FBC RATHER THAN THE 2014 FBC.
  
 4) SPECIFY THE AREA TABULATIONS ON THE PLANS. FBC
 107.2.1.2
  
 5) SPECIFY OCCUPANCY TYPE AND OCCUPANT LOAD ON THE
 PLANS. FBC 302 & 1004 IT APPEARS THAT DUE TO SMALL SIZE
 BUILDING AND THE YOGA AREA THAT THERE WILL BE LESS THAN
 50 PERSONS WHICH WOULD ALLOW THIS TO BE CLASSIFIED AS A
 BUSINESS OCCUPANCY. SEE SECTIONS 303.1.1, 303.1.2 AND
 304.1.
  
 6) PROVIDE A LIFE SAFETY PLAN. SHOW THE OCCUPANT LOADS,
 REQUIRED NUMBER OF EXITS, EXIT PATHS OF TRAVEL, EXIT
 ACCESS TRAVEL DISTANCE, EXIT AND EXIT ACCESS DOOR SIZES
 (CAPACITY AND ACTUAL NUMBER OF OCCUPANTS SERVED), ETC.
 FBC CHAPTER 10.
  
 7) SHOW COMPLIANCE WITH SIXTH EDITION (2017) FBC
 ACCESSIBILITY. THE PROPOSED RAMP DOES NOT MEET ALL OF
 THE ADA REQUIREMENTS FOR A RAMP. A 60" X 60" MINIMUM
 CLEAR LANDING IS REQUIRED BETWEEN RAMP RUNS WHEN THERE
 IS A CHANGE OF DIRECTION PER SECTION 405.7.4.
  
 8) THE RAMP HANDRAILS ARE REQUIRED TO COMPLY WITH FBC
 ACCESSIBILITY SECTION 505 INCLUDING TOP AND BOTTOM
 EXTENSIONS.
  
 9) THE STAIRS ARE REQUIRED TO COMPLY WITH FBC
 ACCESSIBILITY SECTIONS 504 STAIRWAYS AND 505 HANDRAILS.
  
 10) THE ACCESSIBLE DOORS ARE REQUIRED TO COMPLY WITH
 FBC ACCESSIBILITY 404, INCLUDING SECTION 404.2.5 FOR
 MAXIMUM 1/2" HIGH THRESHOLDS.
  
 11) THE SALE/SERVICE COUNTER IS REQUIRED TO COMPLY WITH
 FBC ACCESSIBILITY SECTION 904.4.2. IT APPEARS THAT YOU
 INTEND TO PROVIDE FOR A FORWARD APPROACH SINCE THE
 ACCESSIBLE COUNTER SPACE IS 30" WIDE. HOWEVER, SECTION
 904.4.2 REQUIRES KNEE AND TOE SPACE UNDER THE COUNTER
 COMPLYING WITH SECTION 306. I DID NOT SEE A DETAIL FOR
 THIS ON THE PLANS. PLEASE CLARIFY.
  
 12) SHEET S-1 OF THE STRUCTURAL PLANS SPECIFIES A FLOOR
 LIVE LOAD OF 40 PSF WHICH IS FOR RESIDENTIAL. PLEASE
 REVIEW FBC 1603.1 & 1607 TO DETERMINE THE FLOOR LIVE
 LOADS FOR THIS PROJECT.
  
 13) PROVIDE ROOF FRAMING DETAILS FOR THE 2 X 6 RAFTERS,
 CEILING JOISTS, RIDGE BOARD, COLLAR TIES, GABLE END
 FRAMING AND BRACING, ETC. SPECIFY THE RAFTER TO RIDGE
 CONNECTIONS. FBC CHAPTER 23 THE SECTIONS ON THE ROOF
 FRAMING PLAN ON SHEET S-2 ARE FLOOR DETAILS.
  
 14) WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A
 RESPONSE LETTER ADDRESSING EACH REVIEW COMMENT ALONG
 WITH THE CITY RE-SUBMITTAL FORM. THIS WILL ALSO HELP
 REDUCE PLAN REVIEW TIME.
