 DENIED BY BUILDING- (PREVIOUS COMMENTS HAVE NOT BEEN
 CORRECTED)
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
  
 THE ELEVATION CERTIFICATE THAT WAS SUBMITTED IS DENIED
 FOR THE FOLLOWING REASONS.
 1) PER THE APPROVED BUILDING PLANS, THERE IS AN
 ATTACHED GARAGE THAT IS BELOW THE REQUIRED DESIGN FLOOD
 ELEVATION WITH FLOOD VENTS. UNDER ITEM A9 THERE IS NO
 ATTACHED GARAGE OR FLOOD OPENINGS LISTED.
 2) THIS PROJECT WAS PERMITTED WHEN THE PREVIOUS FLOOD
 MAPS WERE IN EFFECT AND THE ELEVATIONS ON THE APPROVED
 PLANS ARE NGVD RATHER THAN NAVD. PROVIDE NOTE AND
 CONVERSION FACTOR IN THE COMMENT SECTION.
 3) THE TOP OF THE BOTTOM FLOOR SHOULD BE THE ATTACHED
 GARAGE. THE NEXT HIGHER FLOOR SHOULD BE THE FIRST FLOOR
 OF THE RESIDENCE. THE LOWEST ELEVATION OF MACHINERY IS
 REQUIRED TO BE AT 7.5 FT NGVD OR 6.0 FT NAVD.
 4) THE PHOTOGRAPHS ARE REQUIRED TO SHOW THE FLOOD
 VENTS.
  
 NEW COMMENTS.
 5) THE ELEVATION CERTIFICATE THAT WAS SUBMITTED IS NOT
 THE CURRENT ONE. THE CURRENT ONE HAS THE EXPIRATION
 DATE OF NOVEMBER 30, 2018. SUBMIT THE CURRENT FORM.
 6) FILL IN THE FORM USING THE INFORMATION FROM THE
 CURRENT FIRM (OCTOBER 5,2017) ADOPTED BY THE CITY OF
 WEST PALM BEACH. USE THE PANEL NUMBER, FLOOD ZONE
 DESIGNATION AND BASE FLOOD ELEVATION FROM THE CURRENT
 MAP. USE THE COMMENT AREA OF SECTION D TO EXPLAIN THE
 MAP AND ELEVATION CHANGE AND PROVIDE THE CONVERSION
 FACTOR.
 7) SECTION A9(D) OF THE ELEVATION CERTIFICATE INDICATES
 THAT (5) ENGINEERED FLOOD VENTS WERE INSTALLED. THE
 APPROVED PLANS SPECIFY NON-ENGINEERED FLOOD VENTS WITH
 ADEQUATE CLEAR OPENING AREA TO PROVIDE MORE THAN THE
 REQUIRED 1000 SQUARE INCHES OF CLEAR OPEN AREA. BASED
 ON THE ELEVATION CERTIFICATE, THE ENGINEERED FLOOD
 VENTS DO NOT PROVIDE THE REQUIRED NET CLEAR OPENING
 AREA OF ONE SQUARE INCH PER SQUARE FOOT OF GARAGE FLOOR
 AREA. SUBMIT REVISED DRAWINGS AND PRODUCT APPROVALS AND
 PRODUCT EVALUATION REPORTS FOR THE ENGINEERED FLOOD
 VENTS.
 8) THE ELEVATION CERTIFICATE HAS THE LOWEST EQUIPMENT
 AT 5.7' NGVD WHICH IS BELOW THE BFE PLUS THE 6"
 FREEBOARD (7.5' NGVD). THE LOWEST EQUIPMENT SERVICING
 THE BUILDING WILL HAVE TO BE RAISED TO BE AT OR ABOVE
 THE BFE AND FREEBOARD (7.5' NGVD).
 9) THE COMMENT SECTION OF THE ELEVATION CERT. STATES
 THAT THE FORMER GARAGE IS NOW A PERSONAL GYM AT
 ELEVATION 5.6'. HABITABLE SPACE IS NOT ALLOWED TO BE
 BELOW THE REQUIRED FLOOD ELEVATION. THIS AREA WILL HAVE
 TO BE CONVERTED BACK TO A GARAGE AS SHOWN ON THE
 APPROVED PLANS OR BE ELEVATED TO 7.5' NGVD. THE LATTER
 WILL REQUIRE A REVISION TO THE APPROVED PLANS.
