 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1D) DENIED. THE REQUIRED HORIZONTAL OCCUPANCY
 SEPARATION IS ASSUMED BE IN PLACE. THE CONTRACTOR SHALL
 VERIFY THE TYPE OF MATERIALS THE FLOOR ASSEMBLY IS MADE
 OF AND REPORT BACK TO THE ARCHITECT OF RECORD HIS
 FINDINGS. HE WILL VERIFY THE TYPE OF MATERIALS FOR THE
 SLAB AND THICKNESS OF THE SLAB FOR THE FIRE RATED FLOOR
 ASSEMBLY. THE FLOOR ASSEMBLY SHALL COMPLY WITH TABLE
 722.2.2.1 FOR A 3 HR FIRE RATING AND REPORT TO THE
 DESIGNER OF RECORD HIS FINDINGS. THE CONTRACTOR SHALL
 MAKE ALL NECESSARY REPAIRS AND AUGMENTATIONS TO IT AS
 NEEDED TO SATISFY THE BUILDING DEPARTMENT AND COMPLY
 WITH REQUIRED CODE SECTION 2017 FBC-B TABLE 707.3.10
 FIRE RATING OF HORIZONTAL ASSEMBLIES BETWEEN FLOORS.
 IN THE CITIES DIGITAL RECORDS PERMIT 01081470 WAS FOR
 STRUCTURAL REPAIRS TO THE 2ND FLOOR CONCRETE DECK,
 CONCRETE GIRDERS WITH ADDITIONAL STEEL COLUMNS AND
 BEAMS. FLOOR FRAMING AND CONSTRUCTION IS CONSISTENT
 WITH BUILDING TYPE II-B CONSTRUCTION.
  
 2017 FBC-B SECTION 707.3.10 AND TABLE 707.3.10 FIRE
 AREAS. FIRE-RESISTANCE RATING REQUIREMENTS FOR
 HORIZONTAL ASSEMBLIES BETWEEN FIRE AREAS. A S1
 OCCUPANCY WILL REQUIRE 3 HOUR FIRE BARRIER WHEREAS S2,
 M, & B ALL REQUIRE A 2 HOUR FIRE BARRIER.
 THE OTHER ISSUE IS HOW ARE YOU GOING TO GET THE 3 HOUR
 FIRE RESISTANCE RATING FOR THE STEEL COLUMNS AND BEAMS.
 TABLE 601 DOES NOT REQUIRE THE FIRE RATING BUT TABLE
 707.3.10 HORIZONTAL ASSEMBLIES BETWEEN FIRE AREAS WILL
 FOR THE SUPPORT OF THE 2ND FLOOR.

 1F) 2ND REQUEST. THE GETTING A UNITY OF TITLE AT TIME
 OF C. O. IS NOT GOING TO WORK. THIS PROJECT IS NOT A
 CHANGE OF OCCUPANCY SO THERE WILL BE NO C.O ISSUED. THE
 CONTRACTOR CAN REQUEST A CERTIFICATE OF COMPLETION, BUT
 IT IS NOT REQUIRED. THE OTHER ISSUE WITH WAITING UNTIL
 THE END OF THE JOB. WE ARE ALLOWING A NON-CONFORMITY TO
 INCREASE WITH THE NEW OPENINGS IN THE NORTH WALL.
  
 2017 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING. CREATION OR EXTENSION
 OF NONCONFORMITY. ALL NEW WORK, RE-CONFIGURATION SHALL
 NOT CREATE OR EXTEND ANY NONCONFORMITY IN THE EXISTING
 BUILDING TO WHICH THE RE-CONFIGURATION OF SPACE IS
 BEING MADE WITH REGARD TO ACCESSIBILITY, STRUCTURAL
 STRENGTH, FIRE SAFETY, MEANS OF EGRESS, OR THE CAPACITY
 OF MECHANICAL, PLUMBING, OR ELECTRICAL SYSTEMS.
  
 1ST ROUND OF COMMENTS. PLEASE NOTE THE SUBMITTED SITE
 PLAN A-000 SHOWS THE BUILDING AND LOT TO THE NORTH AS
 ONE LARGE LOT WHEREAS THE PALM BEACH COUNTY PROPERTY
 APPRAISERS OFFICE SHOWS THE PARKING LOT WITH A SEPARATE
 PCN: 74-43-43-28-02-000-0120. WITHOUT A UNITY OF TITLE
 THE NORTH WALL OF THE BUILDING WOULD NEED TO BE FIRE
 RATED PER FBC-B TABLE 602 AND TABLE 705.8 MAXIMUM AREA
 OF EXTERIOR WALL OPENINGS BASED ON FIRE SEPARATION
 DISTANCE AND DEGREE OF OPENING PROTECTION WOULD NOT
 ALLOW ANY OPENINGS.
  
 UNITY OF TITLE. THE PROPOSED BUILDING STRUCTURE
 TRANSGRESSES LEGAL BOUNDARY LINES BETWEEN THE LOTS OR
 NO ALLOWABLE OPENINGS ON THE NORTH SIDE OF THE
 BUILDING. A 'UNITY OF TITLE' SHALL BE RECORDED AT THE
 COUNTY COURTHOUSE. SUBMIT A COPY OF THE RECORDED 'UNITY
 OF TITLE' DOCUMENT SO THAT FBC TABLE 601 BOUNDARY LINE
 REQUIREMENTS MAY BE DEEMED NOT APPLICABLE.

 COVERSHEET SHOWS AN ACCESSIBLE PARKING SPACE AND ACCESS
 AISLE, PLEASE SEE THE 2017 FBC-ACCESSIBILITY CODE
 502.3.3 MARKING. ACCESS AISLES SHALL BE MARKED SO AS TO
 DISCOURAGE PARKING IN THEM.
 THE ACCESS AISLE MUST BE STRIPED DIAGONALLY TO
 DESIGNATE IT AS A NO-PARKING ZONE.

 4) BUILDING PROVISO/ DEFERRED SUBMITTAL. THE DESIGNER
 OF RECORD HAS ELECTED TO DEFER THE WINDOW AND DOOR
 PRODUCT APPROVALS UNTIL AFTER PERMIT ISSUANCE.
 107.3.4.2 DEFERRED SUBMITTALS. FOR THE PURPOSES OF THIS
 SECTION, DEFERRED SUBMITTALS ARE DEFINED AS THOSE
 PORTIONS OF THE DESIGN THAT ARE NOT SUBMITTED AT THE
 TIME OF THE APPLICATION AND THAT ARE TO BE SUBMITTED TO
 THE BUILDING OFFICIAL WITHIN A SPECIFIED PERIOD.
 DEFERRAL OF ANY SUBMITTAL ITEMS SHALL HAVE THE PRIOR

 SIZE. 2017 FBC-B 1405.13.1 INSTALLATION. WINDOWS AND
 DOORS SHALL BE INSTALLED IN ACCORDANCE WITH APPROVED
 MANUFACTURER?S INSTRUCTIONS. FASTENER SIZE AND SPACING
 SHALL BE PROVIDED IN SUCH INSTRUCTIONS AND SHALL BE
 CALCULATED BASED ON MAXIMUM LOADS AND SPACING USED IN
 THE TESTS.
