 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) THIS BUILDING IS LOCATED IN A FLOOD ZONE. ARTICLE
 XVII ORDINANCES ARTICLE XVII FLOOD PREVENTION & CONTROL
 FBC BUILDING 1612 AND CITY OF WPB CODE OF SECTION
 94-546. STRUCTURE IS LOCATED IN AN "AE" FLOOD ZONE. A
 FLOOD ELEVATION CERTIFICATE WILL BE REQUIRED. PLEASE
 REVIEW CITY ORDINANCE FOR THE CITY REQUIREMENTS REQUIRE
 AFTER OCT. 11/ 2017 AN ADDITIONAL ONE FOOT OF FREE
 BOARD WILL BE REQUIRED OR (2) FEET ABOVE BASE FLOOD.
 BASE FLOOD ELEVATION (BFE) 6? NAVD88 OR FIS 5.7?. THE
 COMBINED VALUE OF THIS BUILDING AND LOT ACCORDING TO
 THE PALM BEACH COUNTY PROPERTY APPRAISERS OFFICE IS
 $1,300,000.00 DOLLARS.
  
 SUBSTANIAL IMPROVEMENT. SECTION 94-546 PROVISIONS FOR
 FLOOD HAZARD REDUCTION. (A)(3) ANY ALTERATION, REPAIR,
 RECONSTRUCTION, OR IMPROVEMENTS TO A PROPERTY WHICH THE
 CUMULATIVE COST FOR ANY FIVE YEAR PERIOD EQUALS OR
 EXCEEDS 50 % OF THE BUILDING VALUE AT THE COMMENCEMENT
 OF THE FIVE YEAR PERIOD SHALL MEET THE REQUIREMENTS OF
 NEW CONSTRUCTION AS CONTAINED IN THIS ARTICLE.
 TO DETERMINE IF THE SUBSTANTIAL IMPROVEMENT VALUE FOR
 THIS PROJECT HAS BEEN MET WE CANNOT DETERMINE THIS
 SINCE IN THIS CASE THE PALM BEACH COUNTY PROPERTY
 APPRAISERS OFFICE DOES NOT HAVE THE VALUE FOR THE
 BUILDING BROKEN OUT OF THE OVERALL VALUE OF THE
 ASSESSED PROPERTY. THE OWNER OR TENANT OF THE BUILDING
 WILL NEED TO PROVIDE AN ASSESSED VALUE FOR THE BUILDING
 ITSELF.
  
 THE PROPOSED IMPROVEMENT OVER THE LAST 5 YEARS,
 INCLUDING THE CURRENT PROPOSED IMPROVEMENTS
 ($413,740.00) APPEARS TO BE A SUBSTANTIAL IMPROVEMENT
 BASED ON PROPERTY APPRAISER VALUATION FOR THE STRUCTURE
 & LAND VALUE ($1,300,000.00 DALLORS IN VALUE). IF THIS
 IS A SUBSTANTIAL IMPROVEMENT, THE STRUCTURE IS TO BE
 BROUGHT INTO COMPLIANCE (BFE 6.0' + 2.0?) NAVD88 FOR
 THE LOWEST FINISHED FLOOR, & ALL MECHANICAL EQUIPMENT).
 APPLICANT MAY PROVIDE DOCUMENTATION FOR VALUATION OTHER
 THAN PROPERTY APPRAISER; PLEASE SEE FEMA TECHNICAL
 BULLETIN 758, SECTION 4.5:

 2) THE TITLE BLOCK IS CONFUSING AS TO THE LOCATION OF
 WORK TO BE ACCOMPLISHED UNDER THIS PERMIT. AT 1ST
 GLANCE THE COVERSHEET, A.01 IT WOULD APPEAR ALL WORK ON
 ALL 8 ARCHITECTURAL SHEETS WOULD BE ON THE 3RD FLOOR.
 ON SHEETS A.02-A0.4 THESE SHEETS STILL SAY SALES OFFICE
 3RD FLOOR AS WELL AS 2ND FLOOR PLAN. (4) SETS OF PLANS
 WERE BROUGHT IN MAKING IT MORE CONFUSING ALL PLANS
 LABELED THE SAME WAY FOR THE 2 PERMITS THE 2ND FLOOR &
 3RD FLOOR. PLEASE CORRECT THE TITLE BLOCK FOR THE COVER
 SHEET TO INCLUDE THE 2ND FLOOR AND AS TO WHERE THE WORK
 IS GOING TO BE COMPLETED FOR THE 2ND FLOOR FOR SHEETS
 A.02-A0.4, NO REFERENCE TO THE 3RD FLOOR PLEASE.
 2017 FLORIDA BUILDING CODE W 2014 WEST PALM BEACH
 AMENDMENTS TO THE FLORIDA BUILDING CODE, CHAPTER 1,
 ADMINISTRATION 107.2.1 INFORMATION ON CONSTRUCTION
 DOCUMENTS. CONSTRUCTION DOCUMENTS SHALL BE OF
 SUFFICIENT CLARITY TO INDICATE THE LOCATION, NATURE AND
 EXTENT OF THE WORK PROPOSED.
  
 3) SHEET A.05 SHOWS A CONFERENCE ROOM WITH GLASS WALL
 AND DOOR SYSTEM. THERE IS NO MENTION IN THE PLANS TO
 THE TYPE OF GLAZING IN EITHER THE DOOR OR GLASS WALL
 SYSTEM. PLEASE SHOW COMPLIANCE WITH THE 2017 FBC-B
 SECTIONS:
 2406.4 HAZARDOUS LOCATIONS. THE LOCATIONS SPECIFIED IN
 SECTIONS 2406.4.1 THROUGH 2406.4.7 SHALL BE CONSIDERED
 SPECIFIC HAZARDOUS LOCATIONS REQUIRING SAFETY GLAZING
 MATERIALS.
 2406.4.2 GLAZING ADJACENT TO DOORS. GLAZING IN AN
 INDIVIDUAL FIXED OR OPERABLE PANEL ADJACENT TO A DOOR
 WHERE THE NEAREST VERTICAL EDGE OF THE GLAZING IS
 WITHIN A 24-INCH (610 MM) ARC OF EITHER VERTICAL EDGE
 OF THE DOOR IN A CLOSED POSITION AND WHERE THE BOTTOM
 EXPOSED EDGE OF THE GLAZING IS LESS THAN 60 INCHES
 (1524 MM) ABOVE THE WALKING SURFACE SHALL BE CONSIDERED
 A HAZARDOUS LOCATION.
  
 4) PLEASE REVIEW THE PLUMBING PLAN REVIEW COMMENTS FOR
 SHEET A.08 FOR ACCESSIBILITY.
  
 5) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
