 PROVIDE RESPONSES IN WRITING.
  
 1) THIS IS NOT A DESIGNATED SIGN ZONE LOCATION IN THE
 CITYPLACE MASTER SIGN PLAN. CITYPLACE MAY APPROVE IN
 WRITING A VARIANCE TO RELOCATE A SIGN WITHIN THE
 HORIZONTAL LINE OF THE SIGN ZONE.
  
 2) THE CITYPLACE MASTER SIGN PLAN MEASURES SIGNAGE
 ALLOWANCE AS FOLLOWS - ONE SQUARE FOOT OF SIGNAGE FOR
 EACH ONE LINEAR FOOT OF STORE FRONTAGE. THE OUTDOOR BAR
 HAS 28 FEET OF FRONTAGE, SO THE SIGN MAY NOT EXCEED 28
 SQUARE FEET. THE PROPOSED SIGN IS 42.44 SQUARE FEET.
  
 3) CITYPLACE MAY APPROVE IN WRITING A VARIANCE TO
 INCREASE IN THE SIGN SQUARE FOOTAGE BY 25 PERCENT;
 HOWEVER, THIS WILL NOT PERMIT THE SQUARE FOOTAGE YOU
 ARE SEEKING. YOU WOULD NEED TO SUBMIT AND HAVE APPROVED
 A MINOR PLANNED DEVELOPMENT AMENDMENT, WHICH WOULD
 ALLOW THE SIGN TO INCREASE THE SIGN AREA BY 50 PERCENT.
 THIS WOULD PERMIT A 42 SQUARE FOOT SIGN, SO YOU WOULD
 NEED TO REDUCE THE HEIGHT OF THE SIGN TO TWO FEET.
  
 4) THE CITYPLACE MATER SIGN PLAN REQUIRES THAT ALL
 FASTENERS BE CONCEALED. THIS APPLIES TO THE ALUMINUM
 MOUNTING STRAPS AND ALL THE TREADED THRU BOLTS. IT
 APPEARS THAT THE PLAN IS TO REMOVE THE WOOD FRAME WHICH
 CURRENTLY COVERS THE COLUMNS. IT IS UNCLEAR FROM THE
 DRAWINGS IS THE WOOD FRAME WILL BE REPLACED AND THUS
 COVER THE SOME OF THE FASTENERS (ALUMINUM MOUNTING
 STRAPS). THERE WOULD STILL BE THRU BOLTS THAT NEED TO
 BE COVERED. IF THE WOOD COVERING IS NOT REPLACED THEN
 THE FASTENERS ARE NOT CONCEALED AND YOU MUST USE A
 DIFFERENT MOUNTING SYSTEM.
  
 ALLOWED SIGN AREA - 28 SF.
 PROPOSED SIGN AREA - 42.44 SF = TOO LARGE.
