 1) WITHIN THIS SUBMISSION THERE WAS NO SURVEY. THERE
 ARE 2 ISSUES AT HAND. THE CLOSENESS TO EXISTING
 BUILDINGS AND THE PROPOSED BUILDING IS LOCATED IN A AE
 FLOOD ZONE. THE LIFE SAFETY SHEETS NOR DOES THE SHEET
 A1 FLOOR PLAN PROVIDE AT WHAT MINIMUM HEIGHT THE FINISH
 FLOOR ELEVATION SHOULD BE. THE HEIGHT SHOULD READ IN
 NAV88 SINCE THE PROPOSED BUILDING IS IN A FLOOD ZONE.
  
 1A) THE ISSUE WITH THIS PROPOSED LOCATION THE CIVIL
 SHEET C2.2 DOES NOT PROVIDE THE DISTANCE OF THE
 BUILDING TO THE NORTH OR TO THE WEST. THE DESIGNER OF
 RECORD WILL NEED TO DESIGNATE AN ASSUMED PROPERTY LINE
 BETWEEN BUILDING THAT WILL WORK FOR THE CONSTRUCTION
 TYPE AND OPENINGS OF THESE BUILDINGS AND THE NEW
 PROPOSED BUILDING. SEE THE 2017 FBC-B SECTION 503.1.2
 BUILDINGS ON THE SAME LOT. TABLE 602 FIRE RESISTANCE
 RATING REQUIREMENTS FOR EXTERIOR WALLS BASED ON FIRE
 SEPARATION DISTANCE. TABLE 705.8. OPENINGS BASED ON
 FIRE SEPARATION.
  
 1B) FBC BUILDING 1612 AND CITY OF WPB CODE OF SECTION
 94-546. STRUCTURE IS LOCATED IN AN "AE? FLOOD ZONE WITH
 BFE @ 12.2 FEET. A FLOOD ELEVATION CERTIFICATE WILL BE
 REQUIRED. PLEASE REVIEW CITY ORDINANCE FOR THE CITY
 REQUIREMENTS AFTER OCT. 11/ 2017 AN ADDITIONAL ONE FOOT
 OF FREE BOARD WILL BE REQUIRED OR (2) FEET ABOVE BASE
 FLOOD.
 AFTER OCT. 11/ 2017 THE BUILDING DEPARTMENT WILL HAVE
 ADOPTED THE NEW FLOOD MAPS AND ALSO IN TOUGHS MAPS THE
 NAVD 88 ELEVATIONS. YOU CAN GO TO THE WEBSITE:

 DURING THE PERMITTING OF THIS STRUCTURE THERE WILL BE

 REQUIRED:
 1B) (1) A FLOOD ZONE CERTIFICATE IS REQUIRED AS PART OF
 THE PLAN REVIEW DOCUMENTS WITH THE PROPOSED FINISH
 FLOOR HEIGHT. W. P. B. ADMINISTRATIVE CODE 107.3.5.1.1
 BUILDING MINIMUM PLAN REVIEW CRITERIA FOR COMMERCIAL
 BUILDINGS. (8) FLOOD REQUIREMENTS ELEVATIONS,
 ENCLOSURES, FLOOD DAMAGE-RESISTANT MATERIALS.
  
 1B) (2) ONCE THE FIRST FLOOR SLAB IS POURED THE 2ND
 ELEVATION CERTIFICATE IS REQUIRED. W. P. B.
 ADMINISTRATIVE CODE 110.3 REQUIRED INSPECTIONS 1.2
 FLOOR/ SLAB INSPECTION. IN FLOOD HAZARD AREAS, UPON
 PLACEMENT OF THE LOWEST FLOOR, INCLUDING BASEMENT, AND
 PRIOR TO FURTHER VERTICAL CONSTRUCTION, THE ELEVATION
 CERTIFICATION, REQUIRED IN SECTION 1612.5, SHALL BE
 SUBMITTED TO THE BUILDING OFFICIAL.
  
 1B) (3) BEFORE THE ISSUANCE OF A CERTIFICATE OF
 OCCUPANCY OR A CERTIFICATE OF COMPLETION THE 3RD FLOOD
 ZONE CERTIFICATE IS REQUIRED WITH THE HEIGHT OF ALL
 EXTERIOR ATTENDANTS A/C PADS OR OTHER SLABS FOR
 GENERATORS.
 W. P. B. ADMINISTRATIVE CODE 110.3 REQUIRED INSPECTIONS
 (6) FINAL INSPECTION. TO BE MADE AFTER THE BUILDING IS
 COMPLETED AND READY FOR OCCUPANCY. 6.1. LOWEST FLOOR
 ELEVATION. IN FLOOD HAZARD AREAS, AS PART OF THE FINAL
 INSPECTION, A FINAL CERTIFICATION OF THE LOWEST FLOOR
 ELEVATION SHALL BE SUBMITTED TO THE AUTHORITY HAVING
 JURISDICTION.
  
 2) NO SOILS REPORT HAS BEEN SUBMITTED FOR THIS REVIEW.
 THE SHEET S-4 UNDER THE HEADING OF FOUNDATION STATES
 THAT SITE PREPARATION & EXCAVATION WORK IS TO BE
 PREPARED IN STRICT ACCORDANCE WITH THE RECOMMENDATIONS
 ON THE SOILS AND FOUNDATIONS INVESTIGATION PREPARED BY
 AN APPROVED TESTING LABORATORY PRIOR TO FOUNDATION
 WORK.
 2017 FBC-B SECTION 1803.5.2 QUESTIONABLE SOIL. WHERE
 THE CLASSIFICATION, STRENGTH OR COMPRESSIBILITY OF THE
 SOIL IS IN DOUBT OR WHERE A LOAD-BEARING VALUE SUPERIOR
 TO THAT SPECIFIED IN THIS CODE IS CLAIMED, THE BUILDING
 OFFICIAL SHALL BE PERMITTED TO REQUIRE THAT A
 GEOTECHNICAL INVESTIGATION BE CONDUCTED.
  
 3) THIS REVIEW NO ENERGY DOCUMENTS WERE SUBMITTED.
 PLEASE SHOW COMPLIANCE WITH:
 2017 ENERGY CODE SECTION C401.2 APPLICATION.
 COMMERCIAL BUILDINGS SHALL COMPLY WITH ONE OF THE
 FOLLOWING:
 3.1.THE REQUIREMENTS OF ANSI/ASHRAE/IESNA 90.1,
 EXCLUDING SECTION 9.4.1.1(G) OF THE STANDARD.
 3.2.THE REQUIREMENTS OF SECTIONS C402 THROUGH C405. IN
 ADDITION, COMMERCIAL BUILDINGS SHALL COMPLY WITH
 SECTION C406 AND TENANT SPACES SHALL COMPLY WITH
 SECTION C406.1.1.
 3.3.THE REQUIREMENTS OF SECTIONS C402.5, C403.2, C404,
 C405.2, C405.3, C405.5, C405.6 AND C407. THE BUILDING
 ENERGY COST SHALL BE EQUAL TO OR LESS THAN 85 PERCENT
 OF THE STANDARD REFERENCE DESIGN BUILDING.
  
 4) SHEET 003 SFSC STORAGE LIFE SAFETY SHEET SHOWS A 2
 STORY BUILDING CLASSIFIED AS CONSTRUCTION TYPE V-B
 CONSTRUCTION, STORAGE OCCUPANCY. THE ISSUE WE SEE THAT
 THE 2 STORY BUILDING IS CONSIDERED AN ATRIUM. SEE THE
 DEFINITION OF ATRIUM IN THE 2017 THE FBC-B CHAPTER 2:
 ATRIUM. AN OPENING CONNECTING TWO OR MORE STORIES OTHER
 THAN ENCLOSED STAIRWAYS, ELEVATORS, HOIST WAYS,
 ESCALATORS, PLUMBING, ELECTRICAL, AIR-CONDITIONING OR
 OTHER EQUIPMENT, WHICH IS CLOSED AT THE TOP AND NOT
 DEFINED AS A MALL. STORIES, AS USED IN THIS DEFINITION,
 DO NOT INCLUDE BALCONIES WITHIN ASSEMBLY GROUPS OR
 MEZZANINES THAT COMPLY WITH SECTION 505.
  
 4A) ATRIUMS REQUIRE AUTOMATIC SPRINKLER PROTECTION. SEE
 THE 2017 FBC-B SECTION 404.3 AUTOMATIC SPRINKLER
 PROTECTION. AN APPROVED AUTOMATIC SPRINKLER SYSTEM
 SHALL BE INSTALLED THROUGHOUT THE ENTIRE BUILDING.
 EXCEPTIONS:
 1.THAT AREA OF A BUILDING ADJACENT TO OR ABOVE THE
 ATRIUM NEED NOT BE SPRINKLERED PROVIDED THAT PORTION OF
 THE BUILDING IS SEPARATED FROM THE ATRIUM PORTION BY
 NOT LESS THAN 2-HOUR FIRE BARRIERS CONSTRUCTED IN
 ACCORDANCE WITH SECTION 707 OR HORIZONTAL ASSEMBLIES
 CONSTRUCTED IN ACCORDANCE WITH SECTION 711, OR BOTH.
  
 4B) COMPLIED WITH. THE QUESTION OF USING AN EXIT ACCESS
 STAIRWAY WITHIN THE 2 STORY ATRIUM WAS A QUESTION.
 FBC-B 1006.3 ALLOWS THE PATH OF TRAVEL TO AN EXIT SHALL
 NOT PASS THROUGH MORE THAN ONE ADJACENT STORY. TABLE
 1006.3.2(2) STORIES WITH ONE EXIT OR EXIT ACCESS TO ONE
 EXIT, MAX. OCC. LOAD OF 29 AND COMMON PATH OF TRAVEL 75
 FEET. SECTION 404.9.3. EXIT ACCESS TRAVEL DISTANCE AT
 OTHER THAN THE LEVEL OF EXIT DISCHARGE.
  
 4C) WHAT THE PLAN IS DEFICIENT IN IS STATING, NO
 STORAGE BENEATH THE OPEN STAIRWAY FROM THE 2ND STORY.
 WHILE THE CODE DOES NOT STATE THIS FOR AN OPEN STAIRWAY
 IT DOES FOR ENCLOSURES UNDER INTERIOR STAIRWAYS SECTION
 1011.7.3. AND ENCLOSURES UNDER EXTERIOR STAIRWAYS
 SECTION 1011.7.4. THIS IS THE ONLY MEANS OF EGRESS FROM
 THE SECOND FLOOR PLEASE SHOW HOW YOU WILL PROTECT THE
 STAIR FROM FIRE.
  
 5A) DISCREPANCY IN PLANS, ELEVATION DIFFERENCE AT THE
 EDGE OF THE STAGE/ PLATFORM. SHEET 023 SFSC STORAGE
 C2.1 VERSES 008-SFSC STORAGE A5 ONE SHEET INDICATES A
 ELEVATION OF 14 FEET AT THE EDGE OF PLATFORM THE OTHER
 13.7 FEET. PLEASE ALSO SEE SHEET S-1 EDGE OF SLAB -2 ?
 INCHES DIFFERENT ELEVATION THAN THE A SHEETS.
  
 5B) IF THE AREA IN QUESTION PLATFORM IS NOT A STAGE A
 GUARDRAIL MAYBE REQUIRED IF THE DIFFERENCE IN GRADE IS
 MORE THAN 30 INCHES MEASURED VERTICALLY, SECTION 1015.2

 7) 107.3.4.2 DEFERRED SUBMITTALS. FOR THE PURPOSES OF
 THIS SECTION, DEFERRED SUBMITTALS ARE DEFINED AS THOSE
 PORTIONS OF THE DESIGN THAT ARE NOT SUBMITTED AT THE
 TIME OF THE APPLICATION AND THAT ARE TO BE SUBMITTED TO
 THE BUILDING OFFICIAL WITHIN A SPECIFIED PERIOD.
 DEFERRAL OF ANY SUBMITTAL ITEMS SHALL HAVE THE PRIOR
 APPROVAL OF THE BUILDING OFFICIAL. THE REGISTERED
 DESIGN PROFESSIONAL IN RESPONSIBLE CHARGE SHALL LIST
 THE DEFERRED SUBMITTALS ON THE CONSTRUCTION DOCUMENTS
 FOR REVIEW BY THE BUILDING OFFICIAL.
  
 DOCUMENTS FOR DEFERRED SUBMITTAL ITEMS SHALL BE

 THEM TO THE BUILDING OFFICIAL WITH A NOTATION
 INDICATING THAT THE DEFERRED SUBMITTAL DOCUMENTS HAVE
 BEEN REVIEWED AND FOUND TO BE IN GENERAL CONFORMANCE TO
 THE DESIGN OF THE BUILDING. THE DEFERRED SUBMITTAL
 ITEMS SHALL NOT BE INSTALLED UNTIL THE DEFERRED
