 ADMINISTRATION
  
 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) SHEET A1:
 1A) UNDER THE CODE SUMMARY THERE ARE MULTIPLE TIMES THE
 2007/ 2009 REVISIONS FBC EXISTING BUILDING CODE IS
 MENTIONED. PLEASE NOTE SINCE THIS TIME THE 2010, 2014,
 AND 2017 FLORIDA BUILDING CODES HAVE BEEN IN EFFECT.
 CURRENTLY THE 2017 FBC FAMILY OF CODES HAVE BEEN
 ADOPTED STATEWIDE SINCE 12/31/2017.
 PLEASE UPDATE CODE LANGUAGE TO REPRESENT THE CURRENT
 CODES.
  
 1B) UNDER THE CODE SUMMARY THE PLANS LIST THIS
 RENOVATION AS A LEVEL II ALTERATION IN THE EXISTING
 BUILDING CODE, 2007AS DEFINED IN SECTION 304. IN THE
 2017 EXISTING BUILDING CODE THERE IS NO SECTION 304. IN
 THE 2017 FBC-EXISTING BUILDING CODE CLASSIFICATION OF
 WORK IS FOUND IN CHAPTER 5, SECTION 504 IS FOR LEVEL II
 ALTERATIONS. PLEASE UPDATE PLANS TO THE CURRENT CODE.
  
 1C) UNDER THE CODE SUMMARY THE PLANS LIST THIS
 CONSTRUCTION AS CONSTRUCTION TYPE V SPRINKLERED AND
 OCCUPANCY TYPE AS R-3. THIS BUILDING IS A 15 STORY
 (CONSTRUCTION TYPE: 1A, 351 UNIT CONDOMINIUM- R2
 OCCUPANCY, ONE CITY PLAZA PERMIT APPLICATION DATE
 04/05/2002 (02040459). UPDATE PLANS.
  
 2) THE 2017 EXISTING BUILDING CODE FOR LEVEL II
 ALTERATIONS SENDS YOU TO SECTION 806.1 EXISTING
 BUILDING CODE IF AN ELEMENT IS ALTERED THEN IT SHALL
 COMPLY WITH THE PROVISIONS OF THE FLORIDA BUILDING
 CODE, ACCESSIBILITY. YOU WILL NEED TO TURN TO THE REAR
 PORTION OF THE 2017 FBC-ACCESSIBILITY CODE TO THE FAIR
 HOUSING SECTION.
 PLEASE NOTE THE PERMIT APPLICATION DATE IS WELL AFTER
 THE MARCH 31ST/ 1991 WHEN THE DESIGN AND CONSTRUCTION
 REQUIREMENTS WENT INTO EFFECT FOR FAIR HOUSING FOR
 COVERED MULTIFAMILY DWELLINGS.
  
 2A) THE 1ST ISSUE IS TO PROVIDE COMPLIANCE FOR THE DOOR
 WIDTH FOR USABLE DOORS WITHIN THE DWELLING UNIT, BOTH
 BATHROOM DOORS.
 REQUIREMENT 3. USABLE DOORS. (2)WITHIN INDIVIDUAL
 DWELLING UNITS, DOORS INTENDED FOR USER PASSAGE THROUGH
 THE UNIT WHICH HAVE A CLEAR OPENING OF AT LEAST 32
 INCHES NOMINAL WIDTH WHEN THE DOOR IS OPEN 90DEGREES,
 MEASURED BETWEEN THE FACE OF THE DOOR AND THE STOP,
 WOULD MEET THIS REQUIREMENT. (SEE FIG. 1(A), (B), AND
 (C).) OPENINGS MORE THAN 24 INCHES IN DEPTH ARE NOT
 CONSIDERED DOORWAYS. (SEE FIG. 1 (D).)
  
  
 NOTE: A 34-INCH DOOR, HUNG IN THE STANDARD MANNER,
 PROVIDES AN ACCEPTABLE NOMINAL 32-INCH CLEAR OPENING.
 THIS DOOR CAN BE ADAPTED TO PROVIDE A WIDER OPENING BY
 USING OFFSET HINGES, OR BY REMOVING LOWER PORTION OF A
 DOOR STOP, OR BOTH.
  
 2B) THE SUBMITTED PLAN SHOWS 3 BATHROOMS AND ONLY 2 ARE
 BEING REMODELED. DWELLING UNITS WITH MULTIPLE
 BATHROOMS, BUT THE PLANS DO NOT STATE IF THEY ARE
 DESIGNED AS AN A-SPECIFICATION OR B-SPECIFICATION. IN
 DWELLING UNITS HAVING MULTIPLE BATHROOMS, ALL BATHROOMS
 MUST AT LEAST COMPLY WITH SPECIFICATION A.
  
 OR
  
 ONE BATHROOM MAY BE DESIGNED TO COMPLY WITH
 SPECIFICATION B AND THE OTHER BATHROOMS ARE NOT
 REQUIRED TO MEET THE MANEUVERING AND CLEAR FLOOR SPACE
 REQUIREMENTS AT FIXTURES (REQUIREMENT 7).
 PLEASE SHOW HOW THESE REQUIREMENTS WILL BE COMPLIED
 WITH? IN THE FAIR HOUSING REQUIREMENT 7 PLEASE VIEW (2)
 USABLE BATHROOMS AND ALL ASSOCIATED REQUIREMENTS FOR
 CODE COMPLIANCE.
  
 3) THE SHEET A-1 UNDER THE DEMOLITION NOTES ALL FLOOR
 FINISHES ARE TO BE REMOVED. FOR TILE, STONE, MARBLE,
 VINYL (LVT) OR (LVP) AND WOOD FLOORING ALL NEED TO HAVE
 HAD THE SOUND UNDERLAYMENT TESTED FLOOR ASSEMBLIES TO
 THE FOLLOWING STANDARDS AND MEET THE QUALIFICATIONS
 LISTED UNDER EACH OF THE STANDARDS FOR A 6 INCH
 CONCRETE FLOOR ASSEMBLY/ NO DROPPED CEILING:
 PLEASE PROVIDE TEST REPORTS SHOWING COMPLIANCE WITH:
  
 3A) FBC-B 2017 1207.3 STRUCTURE-BORNE SOUND.
 FLOOR/CEILING ASSEMBLIES BETWEEN DWELLING UNITS OR
 BETWEEN A DWELLING UNIT AND A PUBLIC OR SERVICE AREA
 WITHIN THE STRUCTURE SHALL HAVE AN IMPACT INSULATION
 CLASS (IIC) RATING OF NOT LESS THAN 50 (45 IF FIELD
 TESTED) WHEN TESTED IN ACCORDANCE WITH ASTM E 492.
  
 3B) FBC-B 2017 1207.2 AIR-BORNE SOUND.
 WALLS, PARTITIONS AND FLOOR/CEILING ASSEMBLIES
 SEPARATING DWELLING UNITS FROM EACH OTHER OR FROM
 PUBLIC OR SERVICE AREAS SHALL HAVE A SOUND TRANSMISSION
 CLASS (STC) OF NOT LESS THAN 50 (45 IF FIELD TESTED)
 FOR AIR-BORNE NOISE WHEN TESTED IN ACCORDANCE WITH ASTM
 E 90.
  
 3C) FLAME SPREAD- FBC-B 2017 603.1. EXCEPTION 2.
 INSULATION INSTALLED BETWEEN A FINISHED FLOOR AND SOLID
 DECKING WITHOUT INTERVENING AIRSPACE SHALL BE ALLOWED
 TO HAVE A FLAME SPREAD INDEX OF NOT MORE THAN 200.
  
 FLAME SPREAD INDEX. A COMPARATIVE MEASURE, EXPRESSED AS
 A DIMENSIONLESS NUMBER, DERIVED FROM VISUAL
 MEASUREMENTS OF THE SPREAD OF FLAME VERSUS TIME FOR A
 MATERIAL TESTED IN ACCORDANCE WITH ASTM E 84 OR UL 723.
  
 4) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
 COOPERATION.
  
 A THOROUGH REVIEW OF THE PLANS COULD NOT HAPPEN SINCE
 THERE WAS A GREAT DEFICIENCY IN PLANS AND REQUIRED
 DOCUMENTATION. WITH THE NEXT PLAN REVIEW CYCLE THERE
 MAYBE ADDITIONAL REVIEW COMMENTS BECAUSE OF NEW PLANS
 AND INFORMATION LACKING UNDER THE PRIOR REVIEW.
