 1) SHEET AD1.1 INDICATES WITH NOTE 2 THE REMOVAL OF ALL
 WALLS, DOORS AND CEILING AND FIXTURES AND ALL
 ELECTRICAL, MECHANICAL & PLUMBING. SHEET ALS1.1 SHOWS 5
 NEW TENANT SPACES WITH A NEW 1 HOUR FIRE RATED COMMON
 LOBBY. PLEASE SHOW COMPLIANCE WITH:
  
 2017 FBC-EXISTING BUILDING 803.2.2 SUPPLEMENTAL SHAFT
 AND FLOOR OPENING ENCLOSURE REQUIREMENTS.
 WHERE THE WORK AREA ON ANY FLOOR EXCEEDS 50 PERCENT OF
 THAT FLOOR AREA, THE ENCLOSURE REQUIREMENTS OF SECTION
 803.2 SHALL APPLY TO VERTICAL OPENINGS OTHER THAN
 STAIRWAYS THROUGHOUT THE FLOOR.
  
 IT WOULD APPEAR THE DESIGNER IS TRYING TO COMPLY WITH
 THE ELEVATOR LOBBY REQUIREMENT BY STATING THE COMMON
 CORRIDOR IS A NEW 1 HOUR RATED LOBBY. WHERE THE PLANS
 LACK COMPLIANCE IS WITH THE 2017 FBC-B:
 FBC-B 1016.2 EGRESS THROUGH INTERVENING SPACES. EGRESS
 THROUGH INTERVENING SPACES SHALL COMPLY WITH THIS
 SECTION.
 1. EXIT ACCESS THROUGH AN ENCLOSED ELEVATOR LOBBY IS
 PERMITTED. ACCESS TO NOT LESS THAN ONE OF THE
 REQUIRED EXITS SHALL BE PROVIDED WITHOUT TRAVEL THROUGH
 THE ENCLOSED ELEVATOR LOBBIES REQUIRED BY
 SECTION 3006.
 EACH OF THE TENANT SPACES WILL NEED TO HAVE AT LEAST
 (1) EXIT TO THE EXTERIOR BALCONY TO ONE OF THE EXTERIOR
 ENCLOSED VERTICAL EXITS. IT WOULD HAVE TO BE THROUGH
 ONE OF THE OFFICES AND OR CONFERENCE ROOMS THE DOOR
 INTO THIS ROOM WOULD HAVE TO HAVE A PASSAGE LATCH, AND
 EXIT DIRECTIONAL LIGHT (FBC-B 1013.1 EXIT LIGHTS WHERE
 REQUIRED) LEADING TO THE EXTERIOR EXIT ACCESS DOOR ONTO
 THE BALCONY.
 ADDITIONAL:)
 I THINK THE CHANGES WILL ADDRESS THIS COMMENT SINCE
 DOORS DIRECTLY TO BALCONY. PLEASE CHECK THAT SHEET
 ASL1.1 SHOWS ALL EXIT DOORS BECAUSE IT LOOKS LIKE IT
 REFLECTS ORIGINAL LAYOUT. THERE ARE ACTUALLY THREE SETS
 OF PLANS HERE AND NONE OF THEM ARE IDENTICAL. THIS IS
 CAUSING SOME CONFUSION ABOUT WHICH ONE MAY BE VOID SET
 AND SOME SAY NOT FOR CONSTRUCTION. PLEASE SEE
 ADDITIONAL COMMENTS AT THE BOTTOM FOR ADDITIONAL
 COMMENT ABOUT MATCHING SETS.
 ALSO, ADD OCCUPANT LOADS FOR EACH UNIT ON THE LIFE
 SAFETY PLANS.
  
 2) SHEET AD1.1 THE DEMOLITION SHEET, NOTE # 12
 INDICATES THE ONE EXTERIOR EGRESS DOOR TO THE BALCONY
 IS TO REMAIN. SEE SHEET ALS1.1 UNDER THE HEADING
 DEFERRED SUBMITTALS NOA/ FLORIDA PRODUCT APPROVAL FOR
 NEW EXTERIOR DOOR. THERE IS A DISCREPANCY IN THE PLANS.
 2017 FLORIDA BUILDING CODE W 2017 WEST PALM BEACH
 AMENDMENTS TO THE FLORIDA BUILDING CODE, CHAPTER 1,
 ADMINISTRATION 107.2.1.2. ADDITIONAL INFORMATION IS
 REQUIRED.
  
 2A) IF THERE IS TO BE A NEW EXTERIOR DOOR, PLEASE
 PROVIDE THE WIND DESIGN CRITERIA.
 2017 FBC-B 1603.1.4 WIND DESIGN DATA.
 THE FOLLOWING INFORMATION RELATED TO WIND LOADS SHALL
 BE SHOWN, REGARDLESS OF WHETHER WIND LOADS GOVERN THE
 DESIGN OF THE LATERAL FORCE-RESISTING SYSTEM OF THE
 STRUCTURE:
  
 2.1. ULTIMATE DESIGN WIND SPEED, VULT, (3-SECOND GUST),
 MILES PER HOUR AND NOMINAL DESIGN WIND SPEED, VASD, AS
 DETERMINED IN ACCORDANCE WITH SECTION 1609.3.1.
  
 2.2. RISK CATEGORY.
  
 2.3. WIND EXPOSURE. APPLICABLE WIND DIRECTION IF MORE
 THAN ONE WIND EXPOSURE IS UTILIZED. TABLE 1609.7.2.
 HEIGHT AND EXPOSURE. ASCE 7-10 TABLE 30.3.1.
  
 2.4. APPLICABLE INTERNAL PRESSURE COEFFICIENT.
  
 2.5. DESIGN WIND PRESSURES TO BE USED FOR EXTERIOR
 COMPONENTS AND CLADDING MATERIALS NOT SPECIFICALLY
 DESIGNED BY THE REGISTERED DESIGN PROFESSIONAL
 RESPONSIBLE FOR THE DESIGN OF THE STRUCTURE, PSF.
  
 TABLE 1609.7(2) ADJUSTMENT FACTORS FOR HEIGHT &
 EXPOSURE. PROVIDE THE MEAN ROOF HEIGHT FOR THE
 BUILDING. 1609.3.1 WIND SPEED CONVERSION VULT TO VASD
 PRODUCT APPROVALS PSF ARE GIVEN IN VASD.
 ADDITIONAL:)
 ON SHEET AD1.1 THERE IS A NOTE #12 THAT STATES EXISTING
 DOOR TO REMAIN AND THAT DESIGNATION IS ON THE EXIT DOOR
 TO WEST BALCONY. THAT DESIGNATION COULD BE ADDED TO THE
 OTHER DOOR TO SHOW THAT NO NEW DOOR IS BEING INSTALLED,
 OR JUST INDICATE IN COMMENT RESPONSE THAT NO EXTERIOR
 OPENINGS ARE BEING REPLACED.
 IF A DOOR IS BEING REPLACED PLEASE ADD WIND DESIGN
 CRITERIA AND ADD TO THE DOOR SCHEDULE.
  
 3) PROVISO: DEFERRED SUBMITTALS WILL NEED TO SATISFY
 THE 2017 WEST PALM BEACH AMENDMENTS TO THE FLORIDA
 BUILDING CODE, CHAPTER 1, ADMINISTRATION SECTION
 107.3.4.2 DOCUMENTS FOR DEFERRED SUBMITTAL ITEMS SHALL
 BE SUBMITTED TO THE REGISTERED DESIGN PROFESSIONAL IN
 RESPONSIBLE CHARGE WHO SHALL REVIEW THEM AND FORWARD
 THEM TO THE BUILDING OFFICIAL WITH A NOTATION
 INDICATING THAT THE DEFERRED SUBMITTAL DOCUMENTS HAVE
 BEEN REVIEWED AND FOUND TO BE IN GENERAL CONFORMANCE TO
 THE DESIGN OF THE BUILDING. THE DEFERRED SUBMITTAL
 ITEMS SHALL NOT BE INSTALLED UNTIL THE DEFERRED
 SUBMITTAL DOCUMENTS HAVE BEEN APPROVED BY THE BUILDING
 OFFICIAL.
 ADDITIONAL:)
 I SEE DEFERRED SUBMITTALS ON SHEET ALS1.1. THIS STATES
 FIRE ALARM AND FIRE SPRINKLERS AS DEFERRED. THESE WOULD
 BE SEPARATE PERMITS AND NOT DEFERRED SUBMITTALS.
 PLEASE PROVIDE WIND DESIGN CRITERIA AND ADD DOOR
 DESIGNATIONS TO SCHEDULE FOR NEW EXTERIOR EGRESS DOORS.
 PROVIDE PRODUCT APPROVAL OR INDICATE THAT THIS WILL BE
 DEFERRED SUBMITTAL ON COMMENT RESPONSE.
  
  
 4) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED

 5) 107.5.3 FBC[AMENDED]THE SETS PROVIDED DO NOT MATCH
 EACH OTHER. ONE SET THE FIRST THREE SHEETS SAY NOT FOR
 CONSTRUCTION AND THE OTHER SET ALL THE SHEETS SAY NOT
 FOR CONSTRUCTION. NO SHEETS SHOULD STATE NOT FOR
 CONSTRUCTION SINCE THESE ARE CONSTRUCTION DOCUMENTS FOR
 PERMITTING OF CONSTRUCTION.
 ALSO, ONE SET HAS TWO ADDITIONAL SHEETS A3.1.2 AND
 SHEET A4.1.1.
 PLEASE PROVIDE TWO MATCHING SETS FOR REVIEW. WHEN
 SHEETS ARE REPLACED AND ONE SET OF VOIDS ARE LEFT FOR
 REFERENCE THEY SHOULD BE MARKED VOID.
  
 WHEN RESUBMITTING, PROVIDE TWO IDENTICAL COLLATED SETS
 OF DOCUMENTS FOR ISSUANCE. OLD SHEETS (BOTH SETS)
 SHOULD BE RETAINED IN THE PACKAGE; PLEASE DO NOT
 DISCARD ANY DOCUMENTS. THEY SHOULD BE BOUND TOGETHER
 SEPARATELY FROM THE TWO ISSUANCE SETS AND MARKED "VOID"
 OR "OLD SHEETS". PLEASE DO NOT STAMP THE PLANS VOID AS
 APPLICANTS ARE INADVERTENTLY STAMPING SHEETS THAT WE
 NEED "VOID", RENDERING THEM NOT USABLE.
