 ADMINISTRATION
  
 2017 EXISTING BUILDING CODE. 801.3 COMPLIANCE. ALL NEW
 CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND SPACES
 SHALL COMPLY WITH THE REQUIREMENTS OF THE FLORIDA
 BUILDING CODE, BUILDING.

 1) SHEET AD1.1 INDICATES WITH NOTE 2 THE REMOVAL OF ALL
 WALLS, DOORS AND CEILING AND FIXTURES AND ALL
 ELECTRICAL, MECHANICAL & PLUMBING. SHEET ALS1.1 SHOWS 5
 NEW TENANT SPACES WITH A NEW 1 HOUR FIRE RATED COMMON
 LOBBY. PLEASE SHOW COMPLIANCE WITH:
  
 2017 FBC-EXISTING BUILDING 803.2.2 SUPPLEMENTAL SHAFT
 AND FLOOR OPENING ENCLOSURE REQUIREMENTS.
 WHERE THE WORK AREA ON ANY FLOOR EXCEEDS 50 PERCENT OF
 THAT FLOOR AREA, THE ENCLOSURE REQUIREMENTS OF SECTION
 803.2 SHALL APPLY TO VERTICAL OPENINGS OTHER THAN
 STAIRWAYS THROUGHOUT THE FLOOR.
  
 IT WOULD APPEAR THE DESIGNER IS TRYING TO COMPLY WITH
 THE ELEVATOR LOBBY REQUIREMENT BY STATING THE COMMON
 CORRIDOR IS A NEW 1 HOUR RATED LOBBY. WHERE THE PLANS
 LACK COMPLIANCE IS WITH THE 2017 FBC-B:
 FBC-B 1016.2 EGRESS THROUGH INTERVENING SPACES. EGRESS
 THROUGH INTERVENING SPACES SHALL COMPLY WITH THIS
 SECTION.
 1. EXIT ACCESS THROUGH AN ENCLOSED ELEVATOR LOBBY IS
 PERMITTED. ACCESS TO NOT LESS THAN ONE OF THE
 REQUIRED EXITS SHALL BE PROVIDED WITHOUT TRAVEL THROUGH
 THE ENCLOSED ELEVATOR LOBBIES REQUIRED BY
 SECTION 3006.
 EACH OF THE TENANT SPACES WILL NEED TO HAVE AT LEAST
 (1) EXIT TO THE EXTERIOR BALCONY TO ONE OF THE EXTERIOR
 ENCLOSED VERTICAL EXITS. IT WOULD HAVE TO BE THROUGH
 ONE OF THE OFFICES AND OR CONFERENCE ROOMS THE DOOR
 INTO THIS ROOM WOULD HAVE TO HAVE A PASSAGE LATCH, AND
 EXIT DIRECTIONAL LIGHT (FBC-B 1013.1 EXIT LIGHTS)
 LEADING TO THE EXTERIOR EXIT ACCESS DOOR ONTO THE
 BALCONY.
  
 SHEET AD1.1 NOTE # 13 INDICATES THERE ARE (2) EXIT
 ACCESS DOORS TO THE EXTERIOR THAT ARE TO REMAIN. SHEET
 ALS1.1 THESE EXIT ACCESS DOORS TO THE EXTERIOR DO NOT
 SHOW AS SWING DOORS. THE EXTERIOR DOOR IN SUITE 100
 SHOWS MORE AS A WINDOW WALL NOT A SWING DOOR. THE
 EXTERIOR DOOR IN SUITE # 500 HAS A WALL RUNNING THROUGH
 THE DOOR MAKING IT NON-OPERABLE FOR EXITING,
 OBSTRUCTIONS.
 THE OTHER ISSUE THAT I DID NOT COMMENT ON FOR THE 3RD
 STORY IMPROVEMENTS BUT NEEDS TO SHOW COMPLIANCE AS WELL
 IS SHEET E2.1 NONE OF THE SHOWN EXTERIOR EXIT ACCESS
 DOORS HAVE EXIT SIGNAGE AS REQUIRED BY FBC-B 1013, NOR
 IS THERE DIRECTIONAL SIGNAGE INTO THE OFFICE OR
 CONFERENCE ROOM THAT THIS IS THE WAY TO THE EXTERIOR
 EXIT REQUIRED BY FBC-B 1016.2.
  
 2) SHEET AD1.1 NOTE # 14 INDICATES THERE IS TO BE A NEW
 EXTERIOR DOOR, PLEASE PROVIDE THE WIND DESIGN CRITERIA.
 2017 FBC-B 1603.1.4 WIND DESIGN DATA.
 THE FOLLOWING INFORMATION RELATED TO WIND LOADS SHALL
 BE SHOWN, REGARDLESS OF WHETHER WIND LOADS GOVERN THE
 DESIGN OF THE LATERAL FORCE-RESISTING SYSTEM OF THE
 STRUCTURE:
  
 2.1. ULTIMATE DESIGN WIND SPEED, VULT, (3-SECOND GUST),
 MILES PER HOUR AND NOMINAL DESIGN WIND SPEED, VASD, AS
 DETERMINED IN ACCORDANCE WITH SECTION 1609.3.1.
  
 2.2. RISK CATEGORY.
  
 2.3. WIND EXPOSURE. APPLICABLE WIND DIRECTION IF MORE
 THAN ONE WIND EXPOSURE IS UTILIZED. TABLE 1609.7.2.
 HEIGHT AND EXPOSURE. ASCE 7-10 TABLE 30.3.1.
  
 2.4. APPLICABLE INTERNAL PRESSURE COEFFICIENT.
  
 2.5. DESIGN WIND PRESSURES TO BE USED FOR EXTERIOR
 COMPONENTS AND CLADDING MATERIALS NOT SPECIFICALLY
 DESIGNED BY THE REGISTERED DESIGN PROFESSIONAL
 RESPONSIBLE FOR THE DESIGN OF THE STRUCTURE, PSF.
  
 TABLE 1609.7(2) ADJUSTMENT FACTORS FOR HEIGHT &
 EXPOSURE. PROVIDE THE MEAN ROOF HEIGHT FOR THE
 BUILDING. 1609.3.1 WIND SPEED CONVERSION VULT TO VASD
 PRODUCT APPROVALS PSF ARE GIVEN IN VASD.
  
 3) PROVISO: DEFERRED SUBMITTALS WILL NEED TO SATISFY
 THE 2017 WEST PALM BEACH AMENDMENTS TO THE FLORIDA
 BUILDING CODE, CHAPTER 1, ADMINISTRATION SECTION
 107.3.4.2 DOCUMENTS FOR DEFERRED SUBMITTAL ITEMS SHALL
 BE SUBMITTED TO THE REGISTERED DESIGN PROFESSIONAL IN
 RESPONSIBLE CHARGE WHO SHALL REVIEW THEM AND FORWARD
 THEM TO THE BUILDING OFFICIAL WITH A NOTATION
 INDICATING THAT THE DEFERRED SUBMITTAL DOCUMENTS HAVE
 BEEN REVIEWED AND FOUND TO BE IN GENERAL CONFORMANCE TO
 THE DESIGN OF THE BUILDING. THE DEFERRED SUBMITTAL
 ITEMS SHALL NOT BE INSTALLED UNTIL THE DEFERRED
 SUBMITTAL DOCUMENTS HAVE BEEN APPROVED BY THE BUILDING
 OFFICIAL.
  
 4) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
