 CODE: FBC 6TH EDITION (2017) AND CITY AMENDMENTS.
  
 1- PROVIDE DRAINAGE PLAN SHOWING COMPLIANCE WITH THE
 FOLLOWING:
 FBC R 401.3 (DRAINAGE)
 FBC 107.2.5 (SITE PLAN)
 FBC 110.9 (IMPACT OF CONSTRUCTION)
  
 2- THE PROPOSED STRUCTURE IS LOCATED IN FLOOD ZONE AE
 WITH BASE FLOOD ELEVATIONS 7. ACCORDING TO CITY
 ORDINANCE 4729-17 SEC. 18-34 THE FINISH FLOOR ELEVATION
 NEEDS TO BE TWO FEET ABOVE THE BASE FLOOD ELEVATION.
 THE FINISH FLOOR OF THE PROPOSED ADDITION NEEDS TO
 COMPLY AND THE EXISTING HOUSE FINISHED FLOOR AND ALL
 EQUIPMENT NEEDS TO BE RAISED IF THERE IS NOT A 2 FEET
 FREEBOARD. PROVIDE SURVEY SHOWING THE EXISTING HOUSE
 FINISHED FLOOR.
  
 3- PROVIDE ENERGY CALCULATIONS (2 COPIES) AS REQUIRED
 BY SEC. 1106 FBC-EXISTING BUILDING.
  
 4- DETAIL SECTION 11/6.2 KEYED ON SECOND FLOOR FRAMING
 PLAN ON SHEET 4.1 IS NOT SHOWN ON SHEET 6.2.
 CONSTRUCTION IN THIS AREA IS NOT CLEAR. IT'S NOT CLEAR
 IF THE SECOND FLOOR WALL IN THIS AREA IS CONCRETE BLOCK
 OR WOOD FRAMED. SECOND FLOOR FRAMING PLANS INDICATES
 CONCRETE BLOCK, WHILE SECOND FLOOR PLAN ON SHEET 3.2
 INDICATES WOOD FRAMED WALL. REVISE FLOORS PLANS TO
 MATCH PROPOSED CONSTRUCTION. PROVIDE COMPLETE 11/6.2
 WALL SECTION. SPECIFY ALL FRAMING MEMBERS AND
 CONNECTORS. IF WOOD FRAMED WALL, THEN ALSO SPECIFY
 CONNECTIONS AT THE SUPPORTING ENDS OF THE FLOOR GIRDER
 SPECIFIED ON SHEET 4.1 SEC. R301.1 FBC-RESIDENTIAL.

 BUILDING IS LOCATED IN EXPOSURE "D" NOT EXPOSURE "C".
 REVISE THE DESIGN PARAMETER INFORMATION ON SHEET 3.1
 AND ALL THE DESIGN PRESSURES SHOWN ON SHEET 5.1.
 NOTE: ALL PRODUCT APPROVALS WILL BE REVIEWED ONCE
 DESIGN PRESSURES ARE REVISED.
  
 6- ENGINEER TO CLEARLY SPECIFY ALL LIVE AND DEAD LOADS
 ON THE SECOND FLOOR. SEE TABLE R301.5 FBC-RESIDENTIAL
 FOR MINIMUM DESIGN LOADS.
  
 7- ENGINEER TO CLEARLY SPECIFY ALL THE LIVE AND DEAD
 LOADS ON THE ROOF TRUSSES. CLEARLY SPECIFY THE TOP AND
 BOTTOM CHORDS LIVE AND DEAD LOADS (INCLUDING ATTIC LIVE
 LOAD). SEE NOTES "B" AND "G" OF TABLE R301.5
 FBC-RESIDENTIAL.
  
 8- NEED TO SPECIFY THE 7/8" MIN. STUCCO THICKNESS AS
 REQUIRED BY TABLE R702.1(1).
  
 9- NEED TO SPECIFY TWO WATER RESISTIVE BARRIERS WHEN
 STUCCO IS APPLIED TO WOOD AS REQUIRED BY SEC. R703.7.3
 FBC-RESIDENTIAL.
  
 10- SURVEY, SITE PLAN AND PROJECT LOCATION MAP ON SHEET
 C.1 SHOW A ROOF STRUCTURE ON THE REAR OF THE HOUSE
 WHICH EXTENDS UP TO THE REAR PROPERTY LINE. THERE ARE
 NO CITY RECORDS FOR THE CONSTRUCTION OF THIS STRUCTURE.
 NEED TO OBTAIN PERMIT OR REMOVE STRUCTURE. SEC. 105.1
 CITY AMENDMENTS.
  
 11- SHEET 3.1:
 A) DESIGN PARAMETERS SPECIFIES CONSTRUCTION TYPE IIIB
 FOR THIS BUILDING. THIS BUILDING DOESN'T SEEM TO COMPLY
 WITH ALL THE REQUIREMENTS OF TYPE IIIB CONSTRUCTION AS
 REQUIRED BY SEC. 602.3 FBC. IT LOOKS MORE LIKE
 CONSTRUCTION TYPE VB. REVISE AS REQUIRED OR PROVIDE
 FULL COMPLIANCE WITH SPECIFIED TYPE OF CONSTRUCTION.
  
 B)WINDOWS ON EXISTING BEDROOM #4 DON'T COMPLY WITH THE
 EGRESS REQUIREMENTS OF SEC. 702.5 FBC-EXISTING
 BUILDING. NOTE: THIS BEDROOM HAD FRENCH DOOR LEADING TO
 THE OUTSIDE BUT THEY WERE REMOVED TO ALLOW FOR THE
 ADDITION. THEREFORE NEED TO PROVIDE WINDOWS THAT
 PROVIDE THE MINIMUM OPENINGS REQUIRED BY SEC. R310.2
 FBC-RESIDENTIAL. REVISE WINDOW SCHEDULE ACCORDINGLY.
  
 C) WINDOW SCHEDULE INDICATES THAT WINDOW "B" IS AN
 EGRESS WINDOW. 52 1/8" X 37 5/8" SINGLE HUNG WINDOW
 DOESN'T COMPLY AS AN EGRESS WINDOW. REVISE AS REQUIRED.
 CLEARLY SPECIFY ROUGH OPENING SIZE OF EXISTING WINDOWS
 ON BEDROOM #1 AND BEDROOM #2. AND, EXISTING TYPE AND
 SIZE OF THESE WINDOWS TO VERIFY COMPLIANCE WITH THE
 REQUIREMENTS OF SEC. 702.5 FBC-EXISTING BUILDING.
  
 D) SPECIFY WHAT IS THE USE OF THE ROOM ADJACENT TO THE
 EXISTING FAMILY ROOM AREA. SEC. 107.2.1 CITY
 AMENDMENTS.
  
 E) TYPE AND SIZE OF EXTERIOR DOOR SHOWN ON THE FAMILY
 ROOM DOESN'T MATCH DOOR SHOWN ON THE NORTH ELEVATION ON

 SCHEDULE ALSO. SEC. 107.2.1 CITY AMENDMENTS. NOTE: SAME
 THING APPLIES TO WINDOW SHOWN ON THE ROOM ADJACENT TO

 A) PROVIDE COMPLETE DETAILS AND SPECIFICATIONS FOR ROOF
 DRAINAGE AT NEW TERRACE SHOWING COMPLIANCE WITH SEC.
 R903.4 FBC-RESIDENTIAL. SPECIFY ROOF DRAINS AND
 OVERFLOW SCUPPERS. ALSO, REVISE THE ROOF SLOPE. MIN
 SLOPE IS 1/4" PER FOOT NOT 1/8 PER FOOT.
  
 B) PROVIDE COMPLETE DETAILS AND SPECIFICATIONS FOR
 TERRACE WATERPROOFING AND FINISH FLOORING. SEC. R903.1

 SCHEDULE DON'T MATCH SPECIFICATIONS SHOWN ON ROOF
 SHEATHING DETAIL ON SHEET 5.2. REVISE AS REQUIRED TO
 MATCH. NOTE: SEC. R803.2.3.1 FBC-RESIDENTIAL REQUIRES
 8D RING SHANK NAILS MIN.
  
 B) REVISE ROOF ZONES SHOWN ON THE GABLE PLAN. ACCORDING
 TO FIGURE R803.2.3.1 FBC-RESIDENTIAL WHOLE GABLE END IS
 CONSIDERED ROOF ZONE 3. ALSO, THE MINIMUM DIMENSION "A"
 FOR GABLE ENDS IS 5'-0" NOT 3'-0". REVISE AS REQUIRED.
  
 C) PROVIDE COMPLETE DETAILS AND SPECIFICATIONS FOR THE
 CONSTRUCTION OF THE HAND FRAMED OVERHANG SPECIFIED AT
 THE GABLE ENDS ON THE ROOF FRAMING PLAN. SPECIFY

 15- SOIL TEST REPORT SUBMITTED NEEDS TO HAVE THE
 ENGINEER'S ORIGINAL SEAL AND SIGNATURE AS REQUIRED BY
 CHAPTER 471 F.S. WHEN SUBMITTING DOCUMENTS FOR PUBLIC
 RECORDS.
  
 16- ICYNENE FOAM INSULATION INFORMATION WAS SUBMITTED.
 PLANS DON'T SPECIFY ICYNENE FOAM INSULATION OR ANY
 OTHER FOAM INSULATION. ACTUALLY PLANS CALL FOR
 VENTILATED ATTIC AND R-30 BATT INSULATION. NEED TO
 EITHER REVISE PLANS SHOWING A DESIGN FOR UNVENTED ATTIC
 AND SPECIFYING THE FOAM INSULATION OR OMIT THE ICYNENE
 INSULATION. NOTE: COORDINATE WITH REQUIRED ENERGY
 CALCULATIONS TO AVOID CONFLICTS/DELAYS. SEC. R103.2

 17- SPECIFY CARBON MONOXIDE ALARM WITHIN ALL SLEEPING

 18- NEED TO PROVIDE MECHANICAL VENTILATION TO EXISTING
 BATHROOM AT BEDROOM #4, AND EXISTING BATHROOM #1
 BECAUSE THE WINDOWS WERE REMOVED. SEC. R303.3

 19- PLEASE NOTE THAT SUBMITTAL OF ADDITIONAL AND/OR
 REVISED MATERIALS MAY RESULT IN NEW PLAN REVIEW
 COMMENTS.
