 PLEASE ADDRESS THE FOLLOWING COMMENTS. RESPOND TO THE
 COMMENTS IN WRITING AND/OR ON THE PLANS WHERE
 APPLICABLE:
  
 1.) THE EMAIL RESPONSE DOCUMENT FROM THE PBC TAX
 COLLECTOR'S OFFICE DOES NOT VERIFY THAT THAT THE UNITY
 OF TITLE WAS BROKEN. PROVIDE FORMAL DOCUMENTATION THAT
 THE LOTS HAVE BEEN SEPARATED (129 SEVILLE ROAD AND 114
 SUMMA STREET).
  
 2.) A SIGNED AND SEALED SURVEY OF THE PROPERTY IS
 REQUIRED. SURVEY MUST ILLUSTRATE ALL EASEMENTS RUNNING
 THROUGH THE PROPERTY (IF APPLICABLE). PLEASE PROVIDE.
  
 3.) ALTHOUGH A CONDITIONAL APPROVAL HAS BEEN APPLIED
 FOR THE LANDSCAPE PERMIT, CALCULATIONS TO ENSURE THAT
 THERE WILL BE AT LEAST 1,000 SQ. FT. OF LANDSCAPED AREA
 WITHIN THE REQUIRED FRONT YARD (THE AREA WITHIN THE
 FIRST 25 FT. OF THE FRONT PROPERTY LINE) SHALL BE
 PROVIDED IN THE SITE PLAN.
  
 4.) STEPS LEADING TO THE FRONT ENTRANCE OF THE
 RESIDENCE EXCEED 3 FT. IN HEIGHT ABOVE GRADE.
 THEREFORE, THESE STEPS CANNOT ENCROACH INTO THE
 REQUIRED FRONT SETBACK. [ZLDR S.94-305(B)(7)]
  
 5.) THE MAXIMUM BUILDING HEIGHT CANNOT EXCEED 30 FT.
 BASED ON CALCULATIONS OF THE MEAN GRADE OF THE LOT, THE
 HEIGHT OF THE PROPOSED RESIDENCE SEEMS TO EXCEED THE
 MAXIMUM ALLOWABLE HEIGHT. [ZLDR S.94-72(A)(3)]
  
  
 NOTES:
  
 * CONDITIONAL PERMIT FOR LANDSCAPING WILL BE SIGNED
 PRIOR TO PERMIT APPROVAL BY ZONING STAFF.
  
 * SEPARATE PERMIT FOR LANDSCAPING REQUIRED PRIOR TO THE
 ISSUANCE OF A CERTIFICATE OF OCCUPANCY (C.O.). A HOLD
 ON THE C.O. HAS BEEN PLACED IN THE SYSTEM.
  
 * ADDITIONAL SEPARATE PERMITS REQUIRED FOR: SWIMMING
 POOL, GENERATOR.
  
 * A RIGHT-OF-WAY PERMIT FROM THE ENGINEERING SERVICES
 DEPARTMENT FOR THE PORTION OF THE FRONT YARD PEDESTRIAN
 WALKWAY OUTSIDE OF PROPERTY LINE, IS REQUIRED PRIOR TO
 ANY IMPROVEMENT IN THE RIGHT-OF-WAY.
