2019-08-19 10:50:53THE FOLLOWING ITEMS SHALL BE ADDRESSED WITHIN 30 DAYS
 AND NEW PLANS SHALL BE UPLOADED:
 1. PLEASE SUBMIT A PHOTOMETRIC PLAN FOR THE SITE
 INCLUDING INTERIOR AND ROW LIGHTING AND PROVIDE LIGHT
 POLE DETAIL. ANY FEES ASSOCIATED WITH THE REMOVAL OF
 EXISTING STREET LIGHTS SHALL BE A COST TO THE OWNER.
 2. THE APPLICANT SHALL MOVE THE DUMPSTER ENCLOSURE OUT
 OF THE SIGHT TRIANGLE LINE AND SHALL BUILD THE
 ENCLOSURE TO MEET CITY REQUIREMENTS.
 3. THE PROJECT IS REQUIRED TO COMPLY WITH THE ART IN
 PUBLIC PLACES ORDINANCE.
  
 THE FOLLOWING ITEMS SHALL BE ADDRESSED PRIOR TO
 ISSUANCE OF FINAL CO:
 1. PROPERTIES SHALL BE REPLATTED AND UNIFIED PRIOR TO
 ISSUANCE OF FINAL CO. A SIDEWALK EASEMENT IS REQUIRED
 ALONG ROSEMARY AVENUE.
 2. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 3. THE APPLICANT SHALL COORDINATE WITH THE ZONING
 DEPARTMENT ON THE PLACEMENT OF ABOVE GROUND UTILITIES
 INCLUDING BACKFLOW PREVENTERS, TRANSFORMERS, AND FIRE
 DEPARTMENT CONNECTIONS OUTSIDE OF THE MINIMUM SETBACK
 AREA AND SHALL LANDSCAPE THE UTILITIES FROM THE ROW.
 4. PAVEMENT SHALL BE RESURFACED IN ACCORDANCE WITH CITY
 STANDARDS TO ANY AREA WHERE PAVEMENT MARKINGS ARE
 REMOVED.
 5. THE APPLICANT SHALL COORDINATE WITH THE CITY ON THE
 FINAL CROSS SECTION OF ROSEMARY AVENUE AND CONSIDER
 ELIMINATION OF THE ROSEMARY AVENUE ON-STREET PARKING.
  
 PROVISOS:
 1. ALL CURB CUTS AND STREET CORNERS WITHIN THE PROJECT
 SITE SHALL BE DESIGNED TO MEET ADA COMPLIANT CROSSINGS.
 2. THE APPLICANT SHALL CONTINUE TO COORDINATE WITH THE
 CRA AND CITY ON 8TH STREET AND THE HEART AND SOUL PARK
 FOR A COHESIVE DESIGN.
 3. THE PROJECT IS REQUIRED TO COMPLY WITH THE ART IN
 PUBLIC PLACES ORDINANCE.
 4. THE LANDSCAPE AND IRRIGATION WERE NOT APPROVED
 THROUGH THIS PERMIT. A SEPARATE LANDSCAPE AND
 IRRIGATION PERMIT IS REQUIRED.
 5. THE WALL AND ALL SIGNAGE WERE NOT APPROVED THROUGH
 THIS PERMIT. SEPARATE PERMITS ARE REQUIRED.
 6. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION ADJACENT TO THE
 DEVELOPMENT. THIS WILL BE THROUGH A SEPARATE
 MAINTENANCE AGREEMENT WITH THE CITY
 7. IRRIGATION FOR STREET TREES AND LANDSCAPING IN THE
 RIGHT OF WAYS SHALL BE PROVIDED BY THE APPLICANT,
 SUCCESSORS AND ASSIGNS FROM THE SUBJECT DEVELOPMENT.
 ALL EXISTING CITY IRRIGATION LINES RUNNING TO
 INDIVIDUAL AREAS OR TREES SHALL BE REMOVED AND CAPPED
 IN SUCH A WAY TO ENSURE CITY IRRIGATION SUPPLY LINES
 SHALL REMAIN INTACT AND CONTINUOUS FOR OTHER AREAS
 SERVED BY THE LINES
 8. ALL ROOF-MOUNTED EQUIPMENT SHALL BE SCREENED FROM
 THE ROW AT THE HEIGHT OF THE EQUIPMENT.
 9. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION
