 WHEREBY, THE LESSER OF 1,000 SQUARE FEET OR 75 PERCENT
 OF THE FRONT YARD AREA SHALL BE LANDSCAPED WITH LIVING
 PLANT MATERIAL (SUCH AS GRASS, GROUND COVER, SHRUBS,
 HEDGES, VINES OR TREES).
